West Sonoma County is hard on wood siding. Sebastopol gets roughly 36 inches of rain a year, mostly between December and March. Fog comes in off the coast, and many houses sit under redwoods or old orchard trees where walls stay shaded and dry out slowly. Siding made of cement, sand, and cellulose fiber can't rot, won't feed insects, and doesn't swell the way plywood and hardboard do. That is why fiber cement comes up in most Sebastopol re-siding conversations.

This page covers fiber cement as a category: what it is, how the main manufacturers differ, and what separates a good install from a poor one in a damp climate. Bay Area Siding Company is a Larkspur-based siding and window contractor, and we install fiber cement across Sonoma County and the wider Bay Area.

Considering fiber cement? Request a bid or call (415) 619-5167. We'll look at your walls, your exposure, and the look you want.

Why the material suits west county

Most siding failures we see around Sebastopol trace back to one issue: organic cladding that stayed wet too long. That includes:

  • T1-11 panels delaminating at the bottom edge
  • Hardboard lap swelling where the drip line hits it
  • Painted wood gone soft on the north side of a house under the trees

Fiber cement takes that failure mode out of the cladding itself:

  • Rot, fungus, and insects. The board has little organic material for decay to work on, and termites and carpenter ants have no reason to bother with it.
  • Dimensional stability. It doesn't cup or swell with seasonal moisture swings the way wood-based panels can, so joints and paint lines stay tight longer.
  • Paint life. A stable, non-absorbent substrate generally holds paint much longer than wood. That matters on a shaded wall that stays damp through winter.
  • Noncombustibility. Fiber cement doesn't burn. That becomes relevant on the wooded and hillside parcels outside town, covered further down.

The trade-offs are real. Fiber cement is heavy, brittle until it's fastened, and less forgiving to cut and handle than vinyl or engineered wood. It usually costs more than vinyl. It also needs periodic repainting unless you choose a factory-finished product, and even those eventually need attention.

Choosing among fiber cement brands

"Fiber cement" covers several manufacturers. They share a basic recipe but differ in product lines, finishes, and availability:

  • James Hardie is the most widely recognized name. Its HZ10 line is formulated for California's climate zones. Hardie offers a transferable 30-year non-prorated limited substrate warranty and a 15-year warranty on its factory-applied ColorPlus finish, both contingent on installation to spec. Our Sebastopol James Hardie page covers that brand in depth.
  • Allura makes lap, panel, and shingle-style fiber cement. It is often considered where a homeowner wants the category's benefits and is comparing price and profile options.
  • Nichiha is known especially for architectural panel systems alongside lap siding. It suits homeowners after a more contemporary, panelized look.

We'll help you compare the brands on the things that matter for your house:

  • Which profiles and textures fit the architecture
  • Whether you want factory finish or field paint
  • Warranty terms as each manufacturer currently publishes them
  • What's available when your project starts

Matching Sebastopol's older architecture

Sebastopol's housing mixes early farmhouses, in-town Craftsman bungalows, and Victorians with newer homes. Fiber cement comes in enough profiles to work on most of them:

  • Lap siding in narrower or wider exposures, smooth or with a wood-grain texture, suits most farmhouses and bungalows.
  • Shingle and shake profiles work for Craftsman gables or accent areas.
  • Vertical panel with battens gives a board-and-batten look. It is a natural choice for rural and barn-style homes and a common replacement for tired T1-11.
  • Matching fiber cement trim boards handle corners, windows, and fascia transitions.

An honest caveat: fiber cement reproduces the pattern of old-growth wood well, but not every hand-milled Victorian detail. On a period house where exact authenticity matters, the better approach may be a mix, or real wood siding on the street face. We'll tell you plainly which we'd recommend.

Installation is where a wet climate is won or lost

Fiber cement resists moisture, but the wall behind it still has to shed water. A careful install in Sebastopol looks like this:

  1. Tear-off to the substrate. We remove the old cladding down to the sheathing so we can inspect and renew the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations. Framing is only exposed if the sheathing itself has deteriorated enough to replace. That's a larger scope, and we'd review it with you before going further.
  2. A continuous WRB and correct flashing. These are layered so water that gets behind the siding drains out instead of sitting against the sheathing.
  3. Manufacturer-specified clearances. We keep the boards off grade, roof lines, decks, and hardscape. Wicking at the base of the wall is a common trouble spot on damp, shaded lots.
  4. Proper fastening, joint treatment, and edge handling. Field-cut edges get treated per the manufacturer's instructions. Warranty coverage for any brand depends on installing to spec.
  5. Dust control. Cutting fiber cement releases respirable crystalline silica, so we use dust-controlled cutting methods on site.

The weight of the product also calls for a crew that handles it regularly. Long boards snap when carried flat, and bad fastening shows up years later as cracked or loose pieces.

Permits and fire-zone parcels

Siding replacement inside city limits goes through the City of Sebastopol Building & Safety Division and its online permit portal. Rural parcels outside the city, common toward the western hills and the coast, are permitted through Sonoma County (Permit Sonoma). We confirm which one applies to your address.

Most of the town itself sits low in open country. Some wooded and hillside parcels farther west carry designations under the 2025 Cal Fire Fire Hazard Severity Zone maps, which Sonoma County adopted for its unincorporated areas. Where a parcel is designated, California Building Code Chapter 7A can govern exterior wall coverings, and noncombustible fiber cement is often a straightforward fit.

Chapter 7A requirements, however, depend on your parcel's designation, the scope of the work, and the full wall assembly. Vents, eaves, and other openings are treated separately. We confirm specifics with the authority having jurisdiction rather than assume.

Is fiber cement the right fit for you?

It's a strong default here, but not the only good answer:

  • LP SmartSide gives a warmer wood texture in a lighter, more impact-resistant board. It's treated engineered wood, and it needs regular paint.
  • Vinyl is the budget-friendly, no-repaint route where the home's style suits it.
  • Wood makes sense where authenticity outweighs upkeep.

If you're still deciding whether to re-side at all, the Sebastopol siding replacement page walks through repair versus replacement. If windows are due too, replacing them during the same project lets the new window flashing tie cleanly into the new WRB. See Sebastopol window replacement.

What drives the cost

We price after seeing the house, not from a chart. The main variables are:

  • The home's size and number of stories
  • How much sheathing or trim repair turns up after tear-off
  • The brand, profile, and finish (factory finish vs. field paint)
  • Trim complexity
  • Access on sloped or tree-covered lots
  • Window integration
  • Any fire-zone assembly requirements on a rural parcel

FAQ

Will fiber cement hold up on the shaded, north side of my house under the redwoods? The board itself won't rot. That is the main reason people choose it for damp, shady walls. Long-term performance still depends on what's behind it: a sound WRB, correct flashing, and proper clearance at the base of the wall. We treat those as part of the job, not extras.

My property is outside Sebastopol city limits in the western hills. Do I have to use fiber cement? Not automatically. If your parcel carries a Fire Hazard Severity Zone designation, Chapter 7A may limit you to noncombustible or ignition-resistant wall coverings, and fiber cement meets that intent well. Permitting for unincorporated parcels runs through Permit Sonoma. We check your parcel's designation and confirm requirements before recommending materials.

Is James Hardie the only fiber cement worth considering? No. Hardie is the best-known brand, with published warranty terms and the HZ10 line for California. Allura and Nichiha are legitimate alternatives with their own profiles and strengths. We'll compare them for your house and budget.

Can fiber cement replace my failing T1-11 and still look rustic? Yes. Vertical fiber cement panels with battens give a board-and-batten appearance that suits Sebastopol's farmhouse and rural homes. Unlike plywood panel siding, they won't delaminate when wet.
