Fiber cement is often the answer when a San Carlos homeowner wants cladding that won't rot, won't feed a fire, and can hold a crisp paint line for many years. The question is which fiber cement to choose, in which profile and finish, installed how. Bay Area Siding Company is a siding and window contractor based in Larkspur. We install fiber cement across the Peninsula, and this page covers the material category as a whole: what it is, how the main manufacturers differ, and where it fits the housing in San Carlos.

Want to see what fiber cement would look like on your house? Request a bid or call (415) 619-5167.

What fiber cement actually is

Fiber cement siding is a manufactured board made mostly of cement, sand, and cellulose fiber. It is pressed into planks, shingles, or panels, and many products carry a wood-grain or smooth face. That composition explains most of its reputation:

  • Noncombustible. The board itself will not ignite the way wood or engineered wood can.
  • Resistant to rot, insects, and moisture. It gives termites and fungal decay nothing to feed on.
  • Holds paint well. It is dimensionally stable, so it doesn't shrink and swell the way solid wood does, and finishes tend to last longer between repaints.
  • Long service life when it is detailed and installed to the manufacturer's instructions.

It also has real drawbacks, which we cover below. First, though, it helps to know how the options differ.

Choosing among fiber cement options

"Fiber cement" is a category, not a single product. Several manufacturers make it, and each one has its own lines, textures, and installation requirements.

James Hardie is the best-known name. Its HZ10 product line is engineered for California's climate. Hardie offers a transferable 30-year non-prorated substrate limited warranty and a 15-year warranty on its ColorPlus factory finish, both conditional on installation to spec. If you already lean toward Hardie, our San Carlos James Hardie siding page goes deeper on that brand specifically.

Allura is another fiber cement manufacturer, with lap siding, shingle-style, and panel products. Homeowners sometimes compare it with Hardie on look and budget.

Nichiha is widely associated with larger-format architectural wall panels. It also makes lap-style products, so it tends to come up on contemporary designs or when someone wants a paneled look instead of traditional lap.

Beyond the brand, three choices shape the final result:

  1. Profile. Options include lap (smooth or wood-grain), shingle and shake-look, vertical board-and-batten, and flat panels. Matching trim boards are usually made in the same material.
  2. Finish. You can choose factory-applied color, which is baked on and more consistent, or primed board that is field-painted after installation, which gives you unlimited color choice. Each approach has different upkeep expectations and a different warranty structure. Read each manufacturer's terms rather than assuming they're equivalent.
  3. Exposure and detailing. Reveal width, corner treatment (trim versus mitered), and how the siding meets windows and the roofline affect how "period" or "modern" the house reads.

We'll lay out samples side by side at your home so you can see them in San Carlos light instead of on a screen. For the broader picture across manufacturers, see our fiber cement siding hub.

Fitting fiber cement to San Carlos architecture

San Carlos housing covers a wide range of eras, and fiber cement adapts to most of it. It works best when the profile is chosen to suit the house.

  • Craftsman bungalows in Howard Park and White Oaks (El Sereno). A wood-grain or smooth lap board with a period-appropriate reveal, often combined with shingle-look siding in the gables, can keep the original character while removing the rot-prone wood.
  • 1920s–30s Mediterranean and Spanish Revival stucco. Many of these homes should stay stucco. Some owners convert an addition, a rear elevation, or a failing section to fiber cement. When stucco is cut and partly retained, the City of San Carlos calls for a lath inspection before the scratch coat goes back on, so the laps and flashing at the transition can be checked. We plan that inspection into the schedule.
  • Post-war homes in Clearfield Park and similar mid-century streets. Owners often replace tired T1-11, hardboard, or aluminum with fiber cement lap or board-and-batten, which updates the exterior without looking out of place on the block.

The fire question on the west side

San Carlos is not mapped as a Very High Fire Hazard Severity Zone. The 2025 state maps place the local terrain in the moderate and high categories. The city itself, however, treats properties west of Alameda de las Pulgas as high risk, and it has adopted fire-code provisions calling for fire-resistive materials in its high fire danger area. That is one reason fiber cement comes up so often for homes toward Crestview, Devonshire, and the Alder Manor slopes.

Some limits apply. A noncombustible board is one part of a wall's fire performance. The underlying assembly, vents, eaves, and details at openings also matter, and which requirements apply depends on your parcel and the scope of the work. We confirm the specifics with the City of San Carlos Building Division and the San Carlos and Redwood City Fire Department for your address. We don't promise that one product will "make the house compliant."

Honest trade-offs

Fiber cement isn't the right fit for every house or budget:

  • It's heavy. Boards are much heavier than vinyl or engineered wood, and handling them on a two-story or tight hillside lot takes more labor and care.
  • Installation is exacting. Manufacturers specify fastening, joint treatment, and clearances from roofs, decks, and grade. Skipping those details can void the warranty and invite moisture problems.
  • Cutting creates silica dust. Responsible installers use dust-controlled cutting methods. We keep cutting stations managed and the site cleaned up.
  • It still needs paint eventually. It needs repainting far less often than wood, but it is not maintenance-free.
  • Cost posture. It generally costs more than vinyl, and it sits in a similar range to engineered wood depending on the product.

If a warm wood texture and lighter weight matter more to you, compare LP SmartSide. If budget and low upkeep lead the list, look at vinyl siding. If you want real wood and accept the upkeep and fire trade-offs, see wood siding.

How a fiber cement job goes

The City of San Carlos Building Division, at 600 Elm Street, requires a building permit for siding work, and we file it. The job itself follows these steps:

  1. We remove the old cladding down to the sheathing so we can inspect the substrate, the water-resistive barrier, and the flashing.
  2. We repair any damaged sheathing.
  3. We install or correct the WRB and flash every opening and transition.
  4. We hang the fiber cement and trim to the manufacturer's instructions.
  5. We finish with caulking, paint or touch-up, cleanup, and a walkthrough with you.

The broader tear-off decision is covered on our San Carlos siding replacement page.

What drives the price

We don't post numbers, because the variables are specific to each house:

  • The manufacturer, profile, and finish you choose (factory color versus field paint)
  • The square footage and number of stories
  • Access on sloped lots
  • How much sheathing repair turns up once the old siding is off
  • Trim complexity around windows and gables
  • Stucco transitions that add an inspection hold point

Replacing windows at the same time can also change the sequencing. See San Carlos window replacement.

FAQs

Is fiber cement required for homes west of Alameda de las Pulgas? Not automatically. San Carlos has adopted fire-code provisions calling for fire-resistive materials in its high fire danger area, but whether they apply depends on your parcel and the type of work. We verify that with the City and the fire department before recommending a material.

Is James Hardie the only fiber cement worth considering? No. Hardie is the best-known brand, but Allura and Nichiha also make fiber cement, with different textures, formats, and pricing. We'll compare them for your house.

Can fiber cement look right on a Craftsman in Howard Park or White Oaks? Yes, if the reveal, corner treatment, and gable shingles are chosen with the original design in mind. The detailing matters more than the material.

Factory finish or paint after install? Factory finish gives a more consistent coating backed by a manufacturer finish warranty. Field painting allows any color. We'll walk through the upkeep and warranty differences.
