Sausalito homeowners ask a lot of their siding. It has to handle salt air coming off Richardson Bay and marine moisture that rarely lets up. On many hillside parcels, it also has to fit the fire-hardening rules that come with a mapped wildland-urban interface area.

Fiber cement is often the material that fits all three. It is made from cement, sand, and cellulose fibers, and pressed into boards, panels, and shingles. Bay Area Siding Company is based in Larkspur, a short drive up the 101. We install fiber cement from several manufacturers, and this page covers the category as a whole: what it does well, where it asks more of you, and how to choose among the options.

Considering fiber cement for your Sausalito home? Request a bid or call (415) 619-5167. We'll walk your elevations and give you a straight read on whether it's the right fit.

Why fiber cement makes sense this close to the water

Much of what wears siding out in Sausalito is moisture. That includes fog that settles in and dries slowly, wind-driven rain on exposed elevations, and walls in shade on the uphill side of a lot. Fiber cement suits those conditions for a few practical reasons:

  • It doesn't rot and isn't food for insects. The board itself won't turn spongy the way untreated wood or older hardboard can when moisture keeps returning.
  • It stays dimensionally stable. Fiber cement moves far less than wood or vinyl through wet and dry cycles, so paint and caulk joints hold up better over time.
  • It holds paint well. Factory-finished boards and field-painted boards both give a coastal home a longer stretch between repaints than bare wood typically does.
  • It doesn't corrode. The board has no metal to rust. The fasteners and metal accessories that hold it on are another matter, covered below.

There is one honest caveat. No cladding makes a wall waterproof by itself. Fiber cement performs as well as the water-resistive barrier and flashing behind it. That is why a re-side here starts with removing the old cladding down to the sheathing, so we can inspect it and rebuild the weather barrier properly.

The fire question on Sausalito's hillsides

Fire protection in Sausalito comes from the Southern Marin Fire Protection District. The district adopted Wildland-Urban Interface code that covers parts of Sausalito.

On a parcel inside a mapped WUI or Fire Hazard Severity Zone, California Building Code Chapter 7A can govern exterior wall coverings. Its general aim is noncombustible or ignition-resistant assemblies. Fiber cement is noncombustible, which is a large part of why it comes up so often in these conversations.

Chapter 7A still needs a careful reading:

  • It applies to specific assemblies and components, not to "the whole house" as a blanket rule.
  • Whether it applies to your project depends on your parcel's designation and on your scope of work.
  • A noncombustible board is one piece of a compliant wall. The assembly and its details matter too.

You can look up your parcel's status through the fire district and MarinMap. We confirm the requirements with the authority having jurisdiction before we specify materials.

The city already leans toward exterior fire-hardening elsewhere, including a Class A fire-rated roofing requirement. For that reason, many hillside owners pick fiber cement even when their parcel doesn't strictly trigger 7A siding rules. For comparison, wood siding delivers a natural look but is combustible. On fire-zone lots, that trade-off deserves a real conversation.

Choosing among fiber cement options

Fiber cement is a category, not one product. The main decisions are the following.

Manufacturer

  • James Hardie is the most widely recognized name. Its HZ10 line is formulated for California's climate. Hardie offers a transferable 30-year non-prorated substrate limited warranty and a 15-year warranty on its ColorPlus factory finish, both conditional on installation to specification. For brand-specific detail, see our James Hardie siding hub and the Sausalito James Hardie page.
  • Allura and Nichiha are other fiber cement manufacturers worth comparing on profile selection, texture, and availability. Nichiha is known for architectural panel products.
  • CertainTeed has also offered fiber cement under its WeatherBoards name. Its broader lineup is on our CertainTeed page.

We install fiber cement from several manufacturers and will help you compare them on your home's needs rather than steer you toward a single brand.

Profile

Sausalito's housing stock is varied. It ranges from Craftsman and early-century homes near the waterfront downtown to mid-century and contemporary houses stepping up the hill. Fiber cement comes in enough profiles to suit most of them:

  • Lap siding in smooth or wood-grain textures, a natural match for traditional homes.
  • Shingle and shake-style products for cottage and shingle-style character.
  • Vertical and board-and-batten looks.
  • Large-format panels for clean, modern elevations on contemporary hillside houses.

Because exterior changes visible from the street or the water commonly go through design review in Sausalito, picking a profile that respects the house can make approval go more smoothly.

Finish

You can choose factory-finished boards or primed boards painted on site.

  • Factory finish gives a consistent, cured coating and usually a finish-specific warranty. Color choice is limited to the manufacturer's palette.
  • Field painting gives you any color you want. It depends on the paint system and how well it's applied.

Where fiber cement asks more of you

Fiber cement is not the right answer for every house or budget. The trade-offs are:

  • Weight. Boards are much heavier than vinyl or engineered wood. On Sausalito's steep lots, with narrow streets and homes reached by stairs or shared drives, getting material to the wall can take extra planning, labor, and staging time. That is a real cost driver.
  • Skilled installation. Clearances, joint treatment, and fastening all follow manufacturer instructions, and warranties depend on following them. Cutting produces silica dust, so crews need proper tools and dust control.
  • Fasteners and accessories near salt water. The board won't corrode, but nails, flashing, and trim fasteners can. We follow the manufacturer's guidance on fastener type and corrosion resistance for coastal installations.
  • Upfront cost. Fiber cement generally costs more than vinyl. If a warmer wood look and lighter handling matter more to you, LP SmartSide is worth comparing.

What drives cost on a Sausalito fiber cement job

We don't publish prices because two Sausalito homes are rarely comparable. The main variables are:

  • The square footage and number of elevations.
  • Site access and staging on a hillside.
  • Whether sheathing repairs turn up once the old cladding is off.
  • The profile, and factory-finish versus field-paint.
  • Trim and corner details.
  • Permit and design-review requirements.
  • Any fire-code-driven assembly details.

A walkthrough and a written, elevation-by-elevation scope is the only honest way to arrive at a number.

How a fiber cement re-side runs here

The job follows a clear sequence:

  1. Permits. The City of Sausalito requires a building permit for exterior siding work. We confirm the design-review path with the Community Development Department early.
  2. Tear-off. The old cladding comes off to expose the sheathing, water-resistive barrier, and flashing so we can inspect them and repair anything damaged.
  3. Weather barrier and flashing. We install a new WRB and flash every opening and transition.
  4. Installation. The fiber cement goes on per the manufacturer's specifications.
  5. Finish. We complete trim, caulking, and cleanup, then do a final walkthrough with you.

If you're replacing windows too, doing both at once lets the flashing be integrated cleanly. See our Sausalito window replacement page. For the broader tear-off-versus-repair decision, see Sausalito siding replacement.

FAQs

Is fiber cement required for my Sausalito home if I'm in a fire zone? Not necessarily fiber cement specifically. If your parcel is in a mapped WUI or Fire Hazard Severity Zone, Chapter 7A can require noncombustible or ignition-resistant exterior wall assemblies. Fiber cement is one common way to meet that. Whether the rule applies depends on your parcel and scope, and we confirm it with the Southern Marin Fire Protection District and the city before we specify materials.

Does fiber cement hold up in salt air? The board itself doesn't rot or rust, which is why it suits coastal homes. What needs attention near salt water are the fasteners, flashing, and metal accessories. We select those following the manufacturer's coastal guidance.

Is James Hardie the only fiber cement option? No. Hardie is the best-known brand, but Allura, Nichiha, and others make fiber cement products. We'll compare profile, finish, and availability for your home.

Will I need design review to switch to fiber cement? Often, yes, if the change is visible from the street or the water. Some projects are handled administratively, depending on scope and visibility. We sort out the path with Community Development before work begins.
