If you're re-siding a Tracy house and want the low upkeep of vinyl without settling for the thin, flat-looking panels many builders used, CertainTeed is worth a close look. It is one of the largest siding manufacturers in North America. Its lineup runs from everyday vinyl lap siding to insulated panels, shake and shingle profiles, and polymer shakes, so you can choose a tier that matches your budget and your HOA's design rules from a single brand. Bay Area Siding Company is a Marin-based siding and window contractor that works across the Central Valley. We install CertainTeed siding and will help you work out which line fits your walls.

CertainTeed is a family of products rather than a single one. For a Tracy homeowner, the choice usually comes down to these groups:
Standard vinyl lap siding: Mainstreet and Monogram. These are the core horizontal lap profiles. Mainstreet is the practical workhorse for a clean, low-maintenance re-side. Monogram is positioned a step up, with a thicker, more substantial panel and a more refined look. If you're replacing tired hardboard or early vinyl on a 1990s or 2000s tract home and want it to look like a real upgrade, Monogram is often where the conversation starts.
Insulated vinyl: CedarBoards. CedarBoards panels carry a contoured foam backing. The foam makes the panel more rigid, so it lies flatter on the wall and resists the wavy look that thin vinyl can develop. It also adds a modest layer of insulation to the wall. CertainTeed's former Craneboard insulated line has been folded into this category, so if a neighbor mentions Craneboard, this is the modern equivalent.
Shakes and shingles: Cedar Impressions. These vinyl panels mimic cedar shake and shingle. They are commonly used in gables, bump-outs, and accent walls to break up a large two-story elevation. Many newer Tracy subdivisions mix lap siding with a shake accent, and Cedar Impressions lets you keep that design with no staining or resealing.
Polymer shakes. These are a heavier, more dimensional shake option for homeowners who want a closer imitation of natural cedar texture.
Fiber cement: WeatherBoards. CertainTeed has also marketed fiber cement siding under the WeatherBoards name. Availability of specific fiber cement lines can change, so we confirm what's currently offered before building it into a proposal. If fiber cement is your priority, compare it against James Hardie and the broader fiber cement category.
Tracy puts two kinds of stress on a wall: long, hot summers with strong valley sun on the south and west elevations, and persistent wind funneling off the Altamont Pass. Neither makes CertainTeed right or wrong for your house, but each shapes how we'd specify and install it.
Heat and thermal movement. Every vinyl siding expands and contracts with temperature, and Tracy's summer highs mean a lot of daily movement on sun-facing walls. The manufacturer's instructions call for fastening with the nails centered in the slots and not driven tight, so panels can slide as they expand and contract. Panels nailed down hard are a common cause of buckling in hot climates, whatever the brand. Foam-backed panels like CedarBoards also help the wall look flatter under raking afternoon light, which is when waviness is most visible.
Color and fade. Vinyl color runs through the panel, so there's no paint to peel. That is a genuine advantage over the paint-and-caulk cycle that wears out hardboard and wood on Tracy's hot elevations. The trade-off is that very dark colors are more limited on some vinyl lines, and prolonged intense sun can still cause gradual fading. When you pick a color, we'll show you what's offered in the specific CertainTeed line you're considering rather than promising a shade the line doesn't carry.
Wind-driven rain. Vinyl siding is a rain screen, not a waterproof skin. Some water will get behind it in a sideways winter storm, and the water-resistive barrier and flashing behind the panels have to handle that. That's why the install matters as much as the brand: on the windward sides of a Tracy home, the layers under the siding decide whether water drains out or gets trapped.
Reflected heat. Vinyl can distort where concentrated reflected sunlight hits it, sometimes from a neighbor's windows. If a wall has had that problem before, tell us, so we can factor it into the product and color choice.
A CertainTeed re-side here follows the same full-scope approach we use on any Tracy re-side. See the Tracy siding replacement page for the general decision. The old cladding comes off, which exposes the sheathing or substrate along with the water-resistive barrier and flashing. We then inspect and repair that layer, renew the WRB where it's damaged or aged out, and re-flash windows, doors, and penetrations. Only after that do the new panels, starter strips, J-channel, and trim go on to CertainTeed's installation instructions. Exposing the framing is a larger scope that only comes up if the sheathing itself has failed. We'd flag that at tear-off rather than assume it.
Permits: re-siding is generally a permitted alteration through the City of Tracy Building Safety Division, part of the Community and Economic Development Department, which accepts submittals through its eTRAKiT portal. We confirm the requirement for your specific scope and pull the permit. Many Tracy subdivisions also require HOA architectural approval for profile and color, so it helps to bring your HOA's guidelines to the walkthrough. If you're replacing windows at the same time, coordinating the two jobs lets the new window flashing tie cleanly into the new WRB. See window replacement in Tracy.
CertainTeed tends to suit Tracy homeowners who:
It may not be the best fit if you want the painted look and noncombustible character of fiber cement, or the real-wood texture of LP SmartSide. Browse the CertainTeed siding hub and the vinyl siding overview to compare, or look through our projects.
We don't quote prices without seeing the house. The main variables are the CertainTeed line (standard vinyl, premium lap, insulated, or shake), the size and height of the home, how much sheathing repair turns up at tear-off, the number of corners, openings, and accent areas that need trim, and whether windows are being replaced in the same project. Insulated and premium panels cost more than standard vinyl, and part of our job is showing where that upgrade earns its keep on your walls.
Will CertainTeed vinyl hold up to Tracy's summer heat? Vinyl is designed to expand and contract, and it handles heat well when it's installed correctly: nailed loosely in the slots, with room to move at the trim. Buckling on hot walls is usually an installation problem. Foam-backed CedarBoards also help panels stay flat on sun-exposed elevations.
My HOA controls exterior colors. Can I still use CertainTeed? Often, yes. CertainTeed offers a wide range of colors and profiles across its lines. We'll help you match the color and profile to your HOA's approved palette and plan for architectural approval alongside the City of Tracy permit.
What's the difference between CedarBoards and regular vinyl? CedarBoards is CertainTeed's insulated vinyl. The panel has a contoured foam backing that makes it more rigid and adds some insulation value. Standard lines like Mainstreet are hollow-backed and cost less.
Can new siding go over my old siding? We don't recommend it. Covering failing hardboard or panels hides the sheathing, WRB, and flashing, which are the parts that decide whether wind-driven rain stays out. Tear-off lets us fix those before the new siding goes on.
