CertainTeed is one of the larger siding manufacturers in North America. For a South San Francisco homeowner, its main appeal is range: one manufacturer offers traditional lap vinyl, insulated vinyl, shingle and shake looks, and polymer shakes, with matching trim and accessories. Bay Area Siding Company installs CertainTeed siding on homes across South City, from the postwar tracts in Buri Buri, Winston Manor, and Westborough to the older houses in Old Town. We handle the full re-side: tear-off, substrate and weather-barrier inspection, flashing, and installation to CertainTeed's published instructions.

What CertainTeed actually offers

People often say "CertainTeed" as if it were one product. It's really a lineup, and the line you choose shapes the look, the budget, and how the wall performs. The main families we discuss with South City homeowners are below.

Traditional vinyl lap siding. Lines such as Monogram and Mainstreet cover the classic horizontal-board look in several profiles and a wide color range. This is where most budget-conscious re-sides start. The color runs through the material, so a scratch doesn't expose a different color underneath and there's no repainting cycle.

Insulated vinyl. CertainTeed's CedarBoards insulated siding has a contoured foam backing bonded to the panel. The former Craneboard insulated line is now part of this family. The foam makes the panel stiffer against the wall, which helps it lie flatter and resist the "wavy" look thin vinyl can develop. It also adds some continuous insulation over the sheathing. We don't quote a specific energy number, because the real-world effect depends on your existing wall and the product selected.

Shingle and shake looks. Cedar Impressions reproduces the look of cedar shingles and shakes in vinyl. It's often used on gables, dormers, or a full façade where a homeowner wants a cottage or Craftsman feel without staining real cedar. CertainTeed also makes polymer shakes for a heavier, more dimensional shake appearance.

Fiber cement. CertainTeed has marketed fiber cement under the WeatherBoards name. Availability of specific fiber-cement products changes over time, so we confirm what's currently offered before we spec it. If fiber cement is the direction you're leaning, it's worth comparing across manufacturers on our fiber cement siding page and our James Hardie siding page.

How CertainTeed fits South City's conditions

South San Francisco is a windy, marine-influenced part of the northern Peninsula. Summer afternoons bring steady wind, and salt travels on the air off the bay. Those conditions don't make any siding "wrong" by themselves. They do shift what matters in the product choice and, even more, in the installation.

Wind is an installation question as much as a product question. Vinyl siding is hung, not face-nailed tight. Fasteners go through the nailing hem with room for the panel to expand and contract, and the panel locks into the course below. On a South City wall that sees a lot of moving air, correct fastener spacing, proper lock engagement, and careful detailing at corners and openings do most of the work. CertainTeed publishes installation requirements for its lines, and we follow them rather than improvising. On exposed walls, the added rigidity of an insulated panel can also be a real advantage.

Salt air and maintenance. Vinyl doesn't rust, rot, or need paint, which appeals to homeowners tired of repainting wood or hardboard every few years. The metal components still matter in a marine setting, including fasteners and any metal flashing, so we pay attention to those choices.

Vinyl isn't a waterproof wall. Any vinyl siding is a cladding, not a water barrier. Wind-driven rain can get behind it by design, and a properly lapped water-resistive barrier (WRB) and flashing handle that water. CertainTeed's instructions assume the WRB is there. That's one reason we tear off rather than install over old siding.

Why the tear-off matters on South City homes

A lot of South San Francisco's single-family stock went up in the postwar subdivision years, before drainage-plane detailing was routine. When we remove the old cladding on these homes, we take the wall back to the sheathing so we can:

  • inspect the sheathing and weather barrier, especially below windows and at inside corners where water tends to find its way in
  • replace damaged sheathing sections where we find them
  • install a new WRB and proper flashing at openings, penetrations, and transitions

Framing only becomes part of the job if the sheathing itself has failed and has to come off. That's a larger scope, and we'd discuss it with you before proceeding. Installing CertainTeed over an old layer would hide exactly the problems these older walls are prone to.

The fire-zone question: when CertainTeed vinyl may not be the right call

CAL FIRE issued updated Fire Hazard Severity Zone maps for South San Francisco in 2025, and the City is incorporating them into its building process. Parcels near San Bruno Mountain and the Sign Hill open space are the ones most likely to carry a designation. That designation can bring California Building Code Chapter 7A requirements into play for exterior walls.

Vinyl is combustible. Where Chapter 7A exterior-wall provisions apply to your parcel and scope, vinyl siding may not be an acceptable choice. In that case, a noncombustible option such as fiber cement becomes the more practical path. Most South City homes in the flats won't face this question. Whether yours does depends on the specific parcel and the work, so we check your address with the City's Building Division before we recommend a product rather than assuming either way.

Is CertainTeed the right brand for you?

CertainTeed tends to fit well when you:

  • want low-maintenance siding with no repainting cycle, at a lower cost than fiber cement
  • like the idea of mixing lap siding with shake or shingle accents from one manufacturer
  • have wind-exposed walls where an insulated, stiffer panel makes sense
  • are re-siding a postwar tract home where a clean, traditional profile suits the architecture

You might look elsewhere if your parcel falls under Chapter 7A requirements, if you want very dark colors (vinyl color options can be more limited there), or if you're after the heft of a painted board. For comparison, see our pages on vinyl siding generally, LP SmartSide engineered wood, and wood siding.

What drives the cost

We don't publish prices because every South City wall is different. The main factors are:

  • the CertainTeed line: standard lap, insulated, shake-look, or polymer shake
  • total wall area and the number of stories
  • how much trim and how many corners, gables, and openings need detailing
  • sheathing repairs uncovered at tear-off
  • access issues on hillside lots

We put all of this in a written scope after measuring.

Permits and what to expect

Re-siding in South San Francisco is permitted through the City's Building Division, part of Economic and Community Development. The City lists siding among its over-the-counter permit types. We pull the permit and coordinate the inspection.

A typical CertainTeed job follows this sequence:

  1. Consultation and measuring.
  2. Line and color selection.
  3. Permitting.
  4. Tear-off and inspection of the sheathing and weather barrier.
  5. New WRB and flashing.
  6. Installation to CertainTeed's instructions.
  7. Final walkthrough.

FAQs

Can CertainTeed vinyl hold up to South San Francisco's wind? Vinyl siding performs in windy locations when it's installed to the manufacturer's requirements, including correct fastening, full lock engagement, and careful detailing at edges and openings. Insulated panels add stiffness. We follow CertainTeed's published instructions for the specific line you choose.

My house is near San Bruno Mountain. Can I still use CertainTeed vinyl? Possibly not. If your parcel carries a fire hazard designation that triggers Chapter 7A exterior-wall requirements, combustible vinyl may not be permitted. We confirm your parcel's status with the City before recommending a product. If vinyl is out, we'll walk you through noncombustible alternatives.

What's the difference between Monogram and CedarBoards? Monogram is a traditional (non-insulated) vinyl lap siding. CedarBoards has a bonded foam backing that makes the panel more rigid and adds a layer of insulation over the sheathing. We'll show you samples of both.

Do you install CertainTeed over my existing siding? We recommend tear-off. Removing the old cladding lets us inspect the sheathing, renew the weather barrier and flashing, and fix damage before the new siding goes on.
