If you're pricing a re-side in Sunnyvale and someone has mentioned CertainTeed, you're probably weighing two things. You want to stop repainting tired 1950s–70s cladding, and you want to know whether a vinyl-based system can look right on your house. CertainTeed is one of the larger siding manufacturers in North America. Its catalog runs from everyday vinyl lap to insulated panels and polymer shakes, so "CertainTeed" isn't one product. The useful question is which line, in which profile, fits your house and budget.

Bay Area Siding Company is a Larkspur-based (Marin) siding and window contractor that works throughout the South Bay. We install CertainTeed siding and help you decide whether it's the right call or whether another material suits your home better.

Talk to us about your house: request a bid or call (415) 619-5167.

What's actually in the CertainTeed lineup

CertainTeed organizes its siding into families that differ in thickness, texture, and price. The lines Sunnyvale homeowners most often ask about:

  • Mainstreet. A practical, value-oriented vinyl lap siding. It's a good fit when the goal is a clean, low-maintenance exterior on a straightforward ranch without paying for premium thickness.
  • Monogram. A step up in panel thickness and rigidity, with a more refined look. Walls read flatter and straighter, which matters on long single-story elevations.
  • Cedar Impressions. Vinyl shakes and shingles that give a cedar-shingle look without staining or rot. People often use them on gables and accent areas rather than whole walls.
  • CedarBoards insulated siding. Vinyl panels with a contoured foam backing. The foam stiffens the panel and adds a modest insulating layer at the wall surface. CertainTeed's former Craneboard insulated line has been folded into this category.
  • Polymer shakes. Molded shake and shingle products for homeowners who want deeper texture than standard vinyl can give.
  • WeatherBoards fiber cement. CertainTeed has also marketed a fiber-cement line. If you're leaning toward fiber cement, we'll confirm current availability and compare it directly against other options.

Manufacturers revise product names and colors from time to time. We confirm the current lineup and color availability when we spec your job.

CertainTeed backs its siding with manufacturer limited warranties. The terms vary by product line and depend on correct installation. We'll give you the actual warranty documentation for the product you pick rather than paraphrase it.

Why a Sunnyvale homeowner might choose CertainTeed

Much of Sunnyvale was built as single-story tract housing: ranch homes plus a large stock of mid-century-modern and Eichler neighborhoods. A lot of that original wood, hardboard, and T1-11 has been painted so many times it no longer holds a coat. CertainTeed vinyl is attractive to these owners for three plain reasons:

  1. Painting goes away. Vinyl color runs through the panel, so there's no scraping, priming, or repainting schedule.
  2. Budget control. Vinyl generally lands below fiber cement and engineered wood on material and labor. That can free money for windows or substrate repair.
  3. Choice within one brand. You can pick an economical lap for the main walls and shakes for a gable, all from a single manufacturer's system of trims and accessories.

The honest trade-offs

We'd rather you choose CertainTeed for the right reasons than regret it later.

  • Heat. Sunnyvale's valley summers are warm and sunny rather than extreme. Even so, any vinyl can distort under unusually high surface heat. Examples include a wall that takes concentrated reflected sunlight from a neighbor's window or a surface right next to a heat source. We look at exposure during the walkthrough.
  • Dark colors. Because color is through-body, the darkest shades are limited on some lines. If you have a deep charcoal or near-black exterior in mind, raise it early.
  • The Eichler question. Eichlers are defined by flat, vertical, clean-lined walls. Standard horizontal vinyl lap can look out of place on them. For a strict Eichler look, a smooth vertical panel in fiber cement or LP SmartSide is often truer to the architecture. We'll tell you that directly. On the city's conventional ranch homes, CertainTeed lap siding usually looks right at home.
  • Look and feel. Vinyl doesn't have the heft or crisp shadow line of fiber cement or real wood. Thicker lines like Monogram narrow that gap, but they don't close it.

Fire code in Sunnyvale: a durability choice, not a mandate

Vinyl is a combustible cladding. In the county's mapped Very High Fire Hazard Severity Zones, that can steer material selection under the California Building Code's Chapter 7A wildland-urban-interface rules. Sunnyvale's neighborhoods sit on the flat Santa Clara Valley floor, away from those mapped hillside zones. For most homes here, choosing vinyl is a question of preference, budget, and durability, not code.

We still confirm each parcel's designation before we spec anything. If you own property up in the foothills as well, the answer there may be different.

How a CertainTeed re-side goes

We start by removing the old cladding down to the sheathing/substrate. That lets us inspect the sheathing, the water-resistive barrier (WRB), and the flashing, which is where decades of water damage tend to hide on homes of this era. A normal re-side does not open the framing. If the sheathing itself turns out to be damaged, we stop, show you, and price that repair separately before continuing.

With the substrate sound, we:

  • install or renew the WRB,
  • flash windows, doors, and penetrations, and
  • hang the siding to CertainTeed's instructions.

Vinyl is fastened so the panels can expand and contract with temperature rather than being nailed tight. That detail separates a flat, quiet wall from one that ripples. Trim, J-channel, and soffit details are finished to match the rest of the system.

Permitting runs through the City of Sunnyvale's One-Stop Permit Center, part of the Building Division at City Hall on W. Olive Ave. The exact requirement depends on your scope, so we confirm it with the City and handle the submittal.

What moves the price

We don't publish prices. The main drivers are:

  • wall area and number of stories,
  • which CertainTeed line you choose (economy lap vs. premium thickness vs. insulated),
  • how much accent work (shakes, trim) the design includes,
  • how much substrate repair turns up at tear-off, and
  • access around the lot.

We measure and see the walls before giving you a number.

Comparing before you decide

If you're still weighing the broad re-side decision, start with our Sunnyvale siding replacement page. If fiber cement is in the running, see the Sunnyvale James Hardie page. Completed work is in our projects gallery, and nearby communities we serve are listed on the South Bay service area page.

FAQ

Will CertainTeed vinyl look right on my Sunnyvale Eichler? Sometimes, but it's the case where we're most cautious. Eichlers rely on flat vertical walls, and horizontal vinyl lap can change the character of the house. For a true Eichler look we often recommend a smooth vertical fiber cement or engineered-wood panel. On conventional ranch homes, CertainTeed lap is a natural fit.

Is insulated siding like CedarBoards worth it? The foam backing makes panels stiffer and straighter and adds a modest insulating layer at the wall surface. It won't replace wall insulation, and in Sunnyvale's mild climate the rigidity and appearance are often the bigger benefits. We'll help you decide whether the upgrade is worth it for your walls.

Do I need a permit for CertainTeed siding in Sunnyvale? Exterior re-siding is handled through the City of Sunnyvale's One-Stop Permit Center. Whether your job is over-the-counter or needs review depends on the scope, which we confirm with the Building Division. We handle the paperwork.

Can you install over my old siding instead of removing it? We recommend tear-off. Removing the old cladding is the only way to inspect the sheathing, WRB, and flashing on a home that's 50 or more years old. Covering over it can seal in damage that keeps getting worse.
