This page is for the people responsible for buildings, not for a single home: property managers, HOA and road-association boards, small apartment owners, and the owners of lodging and rental cabins in the Apple Hill area of El Dorado County. The foothills around Camino and Pollock Pines are not a high-density rental market, and we will not pretend otherwise — but there are apartment buildings, HOA-governed communities, and a real base of agritourism lodging, seasonal rentals, and cabin portfolios up here that face the same exterior wall and window decisions a homeowner does, only multiplied across units and complicated by occupancy.

Bay Area Siding Company handles multifamily and commercial-scale exterior renovation — re-siding and window replacement — across Northern California and up into the El Dorado County foothills.

What we take on

For owners and managers of multi-unit and lodging property, the work is the same trades at a different scale:

  • Whole-building and portfolio re-siding — tear-off and re-clad across a building or a cluster of cabins, with consistent material and color.
  • Window replacement at scale — repeatable units across many openings, spec'd once and installed building by building.
  • Mixed exterior scopes — siding and windows sequenced together where the flashing has to be coordinated between them.

The multifamily difference: people are living there

The thing that separates a multi-unit job from a house is that the building is occupied and generating income the whole time. That reality drives how we plan:

  • Phasing around occupancy. We stage the work by building, wing, or unit block so tenants and guests are disrupted as little as possible and the property keeps functioning. For lodging, that can mean sequencing around the season and around bookings.
  • Predictable, communicated scheduling. Managers need to tell residents and guests what is happening and when. We give you a schedule you can pass along and hold to.
  • Site control on rural lots. Foothill properties often have tight access, shared roads, and septic and well infrastructure to work around. We plan staging, material delivery, and debris so the site stays safe and usable.
  • Consistency across units. One material, one color program, one detailing standard across the whole property — which matters for both appearance and for HOA architectural continuity.

Why exterior renewal pencils out

For an owner, this is a capital decision, so the case has to be financial as much as aesthetic:

  • Lower long-term maintenance. Moving an aging, high-upkeep wall to a durable, low-maintenance cladding cuts the recurring cost of paint and repair across every unit — the savings compound over a portfolio.
  • Energy performance. Replacing failed single-pane windows with dual-pane, Low-E units improves comfort and reduces the heating and cooling load through the foothills' hot summers and cold, sometimes snowy winters — a genuine draw for tenants and guests.
  • Curb appeal and rate support. For lodging and rentals especially, a renewed exterior supports occupancy and rate. For an HOA, it protects property values across the community.
  • Getting ahead of concealed damage. Catching failed water barriers and hidden rot across a building before it spreads is far cheaper than reacting unit by unit.

Code and fire compliance across many units

Compliance is more consequential at scale, because one requirement can repeat across dozens of openings or an entire elevation. Two realities shape foothill multifamily work:

  • Wildfire / WUI exposure. Much of the Apple Hill area sits in the State Responsibility Area, with Cal Fire hazard designations up to very high depending on the parcel. On designated parcels, California Building Code Chapter 7A governs the wall covering and exterior openings and favors noncombustible or ignition-resistant assemblies — which often points multifamily re-siding toward fiber cement and shapes the glazing spec on windows. Applicability depends on the parcel and the scope.
  • Permitting through the County. Apple Hill is unincorporated, so the work runs through El Dorado County Building Services, not a city. A full re-side generally requires a building permit; window scope may or may not, depending on whether openings and framing change. We confirm the path for the specific property before work starts, and coordinate the permitting across the buildings in scope.

We verify designations and requirements with the County parcel by parcel rather than assuming one rule covers a whole property.

How an engagement runs

For a multi-unit or portfolio job we typically walk the property with you, assess the exterior condition and the fire designation across the parcels, agree a material and window spec, and build a phased scope and schedule that respects occupancy and budget. You get a bid you can take to a board or an owner, and a plan you can communicate to residents and guests.

Plan the trades together

Most multifamily exteriors involve both walls and glazing. Our material choices are laid out on the siding replacement hub, fiber cement, and vinyl pages; window options across Anlin, Milgard, and the other lines on the window replacement hub. See how these play out for individual buildings on the Apple Hill siding and window replacement pages. We serve the Sierra region, and completed work is in the project gallery.

FAQ

Can you work on an occupied apartment building or lodging property? Yes. We phase the work by building, wing, or unit block and coordinate the schedule around tenancy and, for lodging, around the season and bookings, so the property keeps operating and residents and guests are disrupted as little as possible.

What material makes sense for multifamily in a foothill fire zone? On parcels where Chapter 7A applies, noncombustible fiber cement is often the practical choice for the walls, with the glazing spec adjusted to the fire requirements. We confirm each parcel's designation with El Dorado County before specifying across a property.

Do you provide a bid a board or owner can review? Yes. We walk the property, scope the work in phases, and provide a written bid and schedule suitable for an HOA board, an owner, or an asset manager to review.

Who permits multifamily exterior work in the Apple Hill area? El Dorado County Building Services, since the area is unincorporated. A full re-side generally requires a permit; window scope depends on whether openings or framing change. We handle and coordinate the permitting for the buildings in scope.
