Re-cladding or re-glazing an occupied building is a different project than a single-family re-side, and it needs a contractor who plans for that from day one. Bay Area Siding Company works with property managers, HOA boards, and apartment owners across Castro Valley and the East Bay on exterior renovation at building and portfolio scale — siding replacement, window replacement, and the sequencing, budgeting, and code coordination that keep a tenant-occupied job on track. This page is for the people responsible for the asset, not for a single homeowner.

What changes at multifamily scale

A duplex, a garden-apartment complex, and an HOA-governed townhome row all share the problems that a single house doesn't have: people live there while you work, budgets answer to owners or a board, and consistency across many units is part of the deliverable. Our multifamily work is built around those realities:

  • Tenant-occupied phasing. We plan the work building-by-building and elevation-by-elevation so residents keep access, parking, and quiet hours as much as possible, with notice cycles coordinated through management. Staging is scheduled to minimize the number of units disrupted at any one time.
  • Portfolio and large-scale re-siding and window replacement. Whether it's one building or a run of them, we spec for repeatability — consistent materials, profiles, and details across units — so the result reads as one cohesive property, not a patchwork.
  • Budget and long-term maintenance planning. Owners and boards are weighing capital cost against years of upkeep. We help frame that trade-off honestly: a noncombustible, low-maintenance cladding may cost more up front and less over a hold period than repeated repairs to failing wood or hardboard.
  • HOA architectural consistency. For association work, matching approved colors, profiles, and details across the community — and documenting them for the board and any architectural review — is part of the job, not an afterthought.
  • Code and fire compliance across many units. Multiplied across a building, a code detail is multiplied cost and multiplied risk. We coordinate compliance for the whole project, not unit by unit.

The Castro Valley specifics that shape a multifamily job

Two local facts drive planning here.

Permitting runs through the county. Castro Valley is unincorporated, so there is no city building department — multifamily siding and window work is permitted and inspected through the Alameda County Community Development Agency, Building Inspection Division. Larger projects and parcels in the county's Castro Valley hillside overlay (Title 17, Chapter 17.51) can carry additional review, which we build into the schedule rather than discover mid-project. We manage the submittals for the whole scope.

Fire exposure is parcel-specific — and matters more across many units. Castro Valley's eastern canyons and ridgelines fall within Alameda County Fire's adopted Fire Hazard Severity Zones, updated in 2025. For a property in one of those zones, California Building Code Chapter 7A governs exterior wall coverings and, for altered openings, exterior glazing — generally steering toward noncombustible or ignition-resistant assemblies and, for windows, multi-paned glazing with at least one tempered pane. Whether and how 7A applies depends on the parcel's zone, the products, and the scope of work, so we confirm it with the county at the outset. For a building near open space, that assessment can change both the material spec and the budget, which is exactly why it belongs at the front of planning. Valley-floor properties are frequently outside those requirements.

Inland climate informs the spec. Castro Valley runs warmer and drier than the coastal Bay, so on the window side, solar-control glazing tuned to each elevation's exposure pays back in tenant comfort and cooling load — worth specifying deliberately across a portfolio rather than defaulting to one package for every unit.

Materials and windows for multifamily

On cladding, the multifamily calculus usually favors durability and low maintenance over the hold period: fiber cement for a noncombustible, long-lived board (essential on fire-zone parcels), LP SmartSide engineered wood where a warmer look is wanted on non-fire-zone lots, and vinyl or CertainTeed insulated lines where budget and upkeep lead. On windows, we install Anlin, Milgard, Andersen, Marvin, and Pella, and we'll match spec to the building's needs and the ownership's budget. How we run the project

We start with a walk of the property to assess the existing assemblies, confirm the fire-zone and permitting picture with the county, and understand your constraints — occupancy, board approvals, budget cycle. From there we build a scope and a phasing plan. Re-sides are taken down to the sheathing and substrate so the water-resistive barrier and flashing can be inspected and renewed across units — not to the framing, which stays unless the sheathing has failed. Window work is specified as retrofit (insert) or new-construction (full-frame) based on the condition of each opening. Throughout, we coordinate access and notices with management so residents are looked after.

What affects the cost

Multifamily pricing turns on unit count and building geometry, the materials and window brands specified, retrofit versus new-construction on windows, phasing and access constraints on an occupied site, how much substrate repair surfaces at tear-off, and any fire-zone detailing where it applies. County review scope factors in as well. We don't publish prices — a property walk and a defined scope are how a board or owner gets a number worth budgeting against.

Frequently asked questions

Can you work on our building while it's occupied? Yes — that's the norm for multifamily. We phase the work by building and elevation to keep units accessible and disruption contained, and we coordinate resident notices and access through your management team.

Who pulls the permits for a multifamily project in Castro Valley? We do. Because Castro Valley is unincorporated, the permits and inspections go through the Alameda County Community Development Agency, and larger or hillside-overlay projects can carry additional review. We manage the submittals for the whole scope.

Our property backs to open space in the eastern hills — does fire code change the project? It can. Properties in Alameda County Fire's designated fire-hazard zones fall under Chapter 7A, which affects wall coverings and, for altered openings, glazing. Because that can change both spec and budget across many units, we confirm your parcel's designation with the county at the start rather than mid-project.

Can you keep the look consistent for our HOA? Yes. For association work we match approved colors, profiles, and details across the community and document them for the board and any architectural review, so the finished property reads as one cohesive whole.
