For a property manager or HOA board in Santa Clara, the siding and windows on a building are a line item that keeps growing: repainting that doesn't hold, a water-intrusion call, then a unit that runs hot every summer. Much of the city's multifamily stock went up in the same postwar and later growth periods as its single-family neighborhoods. Many of those buildings are still on their original or first-replacement cladding and glass. Bay Area Siding Company is a Larkspur-based exterior contractor working across the South Bay. We re-side and re-window apartment buildings, condo and townhome associations, and small commercial properties while residents stay in place.

Built around occupied buildings

The main difference between a multifamily re-side and a single-family one is that people are living on the other side of the wall. That shapes the whole plan, so we plan around it from the first walkthrough:

  • Phasing by building, stack, or elevation. We don't open the whole property at once. We work a defined section, close it up, and move on. That limits how many households are affected at any time and keeps the exposed wall area manageable.
  • Resident notice and access. We coordinate schedules with management so you can send notices in advance. Window work especially needs interior access, so we group those visits to reduce the number of times any one unit is entered.
  • Protected circulation. Walkways, parking, entries, and shared amenities stay usable and separated from active work zones.
  • Daily close-up. Open wall areas are protected at the end of each workday rather than left exposed overnight.
  • One point of contact. Your manager or board liaison hears from one person about sequence, changes, and anything found behind the siding.

We work out the specific phasing for your site at the walkthrough. A garden-style complex with several two-story buildings and a single mid-size building with interior corridors get sequenced very differently.

What the building envelope is telling you

Deferred exterior maintenance on a multi-unit building tends to show up first as tenant complaints and repair tickets. Common signals worth a closer look:

  • Repaint cycles getting shorter, with peeling returning on the same elevations
  • Swollen or delaminating panel siding, including T1-11 and hardboard, which are common on older valley-floor buildings
  • Staining or soft drywall inside units along exterior walls, especially below windows
  • Failed dual-pane seals (fogged glass) or original single-pane units still in service
  • Units on west- and south-facing elevations that run hot in summer and drive AC complaints

Santa Clara's long, dry, sunny summers make that last point a real operating issue. Replacing single-pane or failed glass with dual-pane Low-E units is aimed at cutting solar heat gain, which residents feel directly. See our Santa Clara window replacement page for more on glass selection.

Why a full re-side, not another paint cycle

When the cladding itself is failing, paint only postpones the problem. A proper re-side removes the old siding to the sheathing/substrate so the crew can inspect the water-resistive barrier (WRB) and the flashing at windows, doors, balconies, and penetrations. On older buildings this is where the real findings are: missing or deteriorated WRB, flashing details that predate current practice, and localized sheathing damage. We repair what's found, install a continuous drainage layer and correct flashing sequence, then install the new siding to the manufacturer's specifications. Framing is only exposed if damaged sheathing itself has to come off. When that happens, we document and flag it as a change in scope before proceeding.

For boards and owners, this matters because it turns an unknown into a documented condition. You come out of the project knowing what's behind the walls.

Material choices for a portfolio

We install several systems and will price alternates so you can compare first cost against long-term maintenance:

  • James Hardie fiber cement. Noncombustible, dimensionally stable, and paint-friendly. The HZ10 line is formulated for California, and ColorPlus factory finish is an option for longer repaint intervals.
  • Fiber cement across manufacturers. A good fit where rated or noncombustible assemblies are part of the conversation.
  • LP SmartSide engineered wood. Lighter and quicker to handle, with a wood texture. Needs periodic paint.
  • Vinyl and CertainTeed lines. Low-maintenance options where the building type and code path allow them.

On windows, we install Anlin, Milgard, Andersen, Marvin, Pella, and aluminum units, and can standardize a single line and color across a property so replacements stay consistent for years.

Code, permits, and compliance across many units

Multifamily exterior work in this city is permitted through the City of Santa Clara Building Division. We handle the permit and confirm the review path with the Division. A multi-building project is more likely to involve fuller plan review than a single-family re-side.

A few compliance points we address early rather than discover mid-project:

  • Wall assembly requirements. Depending on the building's construction type, occupancy, and distance to property lines or neighboring buildings, some exterior walls may need to maintain a fire-resistance rating. Whether that applies depends on the specific building. We confirm with the Building Division before specifying materials.
  • Fire hazard zones. The developed valley floor where Santa Clara sits is not within a mapped fire hazard severity zone. Wildfire-driven cladding rules therefore generally don't drive material choice here the way they do on foothill parcels. We still confirm for your parcel.
  • Energy code on windows. Window replacement is an alteration under California's Title 24 energy code. We confirm the current performance requirements at permit time and specify glass that meets them.
  • Exterior elevated elements. California has inspection requirements for balconies, decks, and similar elevated elements on many apartment buildings (SB 721) and condominium associations (SB 326). A re-siding project is a practical time to coordinate with that process, since flashing at balcony-to-wall connections is part of our scope. The inspection itself must be performed by a qualified licensed professional. We coordinate with your inspector rather than replace them.

HOA boards: consistency and documentation

Associations need a result that matches across every building and holds up to owner scrutiny. We work from your architectural standards on profile, reveal, trim, and color. We can provide scope documents written to support board votes and reserve planning. If some owners have already replaced windows on their own, we can help the board settle on a standard product and color going forward.

What drives multifamily pricing

We price per property, not per square foot off a chart. The main drivers are total wall area and building height, including access equipment for upper floors; material and finish; the number of windows and whether they're retrofit or full-frame installs; how much substrate, WRB, and flashing repair turns up once walls are open; balcony and penetration density; phasing constraints set by occupancy; and any rated-assembly requirements. We can break bids out by building or phase so you can fund the work across budget cycles.

FAQ

Can residents stay in their units during a Santa Clara re-siding project? Yes, in typical projects. We phase the work by building or elevation, coordinate notice schedules with management, and group any interior-access visits for windows so disruption to each unit is limited.

Does our Santa Clara property fall under wildfire siding rules? The developed valley floor where Santa Clara sits is not within a mapped fire hazard severity zone, so wildfire cladding rules generally don't apply. Separate fire-resistance requirements can still apply to some multifamily walls based on construction type and separation. We confirm both with the City of Santa Clara Building Division before specifying materials.

Can you bid siding and windows together? Yes. Doing both in one mobilization lets us flash new windows into the new WRB correctly and avoids opening the same walls twice. We can also bid them separately, or as alternates.

Can the work be spread across multiple budget years? Yes. We can structure the scope and bid by building or phase so the board or owner can fund and schedule it over time.
