If you manage an apartment building, own a small rental portfolio, or sit on a condominium board in Vallejo, an exterior project is a building-wide decision. You're weighing a capital budget against years of patch repairs. You're scheduling around people who live there. You're answering to owners or investors. And you're pulling permits for work that has to hold up for the next several decades.

Bay Area Siding Company is a Larkspur-based siding and window contractor that works across Solano County. For multifamily and HOA properties, we handle full re-siding, window replacement, and combined exterior renovations. We plan each project in phases so residents can keep living their lives while the building gets fixed.

Planning a capital project or reserve-funded replacement? Request a bid or call (415) 619-5167 to schedule a consultation and site walk.

What property managers and boards usually need from us

Single-family homeowners mostly want to know what the house will look like. Multifamily clients need answers that fit into a budget cycle and a board packet. On a Vallejo property, the early conversation usually covers these questions:

  • Scope clarity. Is this a full re-side, targeted elevation replacement, window-only, or a combined envelope project? What is the realistic range of concealed repair once walls are opened?
  • Phasing. How will the building be divided into work zones, and how long will each stack, wing, or elevation be under active work?
  • Resident impact. When is interior access needed (windows almost always require it), and when is the work exterior-only?
  • Consistency. How will materials, colors, and trim details match across every building so the property still reads as one project?
  • Documentation. What will the board or ownership group receive to support a vote, a reserve draw, or a lender conversation?

We aim to give you a proposal that can be taken to a board or ownership group as written, with a scope that stays stable after work begins.

Phasing work around occupied units

Most multifamily exteriors in Vallejo get renovated with tenants or owners in place, so the project plan starts with the residents.

We typically break a property into sections: an elevation, a building, or a vertical stack of units. Each section is taken through tear-off, inspection, repair, and installation before the crew moves on. Keeping each section short means no single household lives with scaffolding outside its windows longer than necessary. It also means open walls are closed back up quickly.

Window replacement adds an interior step. Crews need to enter each unit to remove the old unit and set the new one. We work with your management team on scheduling blocks and resident notices. California has written-notice requirements for landlord entry into rental units, and your team knows its own lease terms and notice process. We build our schedule to fit that process rather than around it.

Day to day, we coordinate the practical details: parking, dumpster placement, which entrances and walkways stay open, and daily cleanup so common areas stay usable.

What a tear-off reveals, and why it matters for your reserves

On a multi-unit building, the value of a full replacement is what it lets you see and fix across the whole envelope. Removing the old cladding takes each wall down to the sheathing and substrate. That shows whether the water-resistive barrier is intact and whether the flashing at windows, doors, deck and balcony connections, and roof-wall transitions is actually doing its job.

On older multifamily buildings, those transitions are where concealed damage tends to hide. That kind of damage turns into recurring unit leaks and tenant complaints. Framing only comes into play if the sheathing itself has failed in an area, and when it does, we document it and discuss it with you before proceeding.

That documentation is also useful beyond the siding project. If your property is subject to California's periodic inspection requirements for exterior elevated elements, the envelope work often ties in. SB 721 covers many apartment buildings, and SB 326 covers condominium associations, for balconies, decks, and similar elements. We don't perform those statutory inspections; they're done by qualified inspectors as the law specifies. But where findings point to envelope or flashing work, we can coordinate the siding and window scope with them so walls aren't opened twice.

Vallejo-specific considerations

Permitting through the City of Vallejo. Re-siding and window replacement on multifamily buildings are permitted through the city's Building Division at the Central Permit Center. Window replacement includes Title 24 energy compliance documentation as part of the submittal. The applicable energy values depend on climate zone and code cycle, so we confirm current requirements at permit time rather than quoting a number up front. We handle the permit submittals as part of the job.

Historic districts and design review. Vallejo has designated historic districts, including the Architectural Heritage District and St. Vincent's Hill, along with individually listed landmarks. Some multi-unit buildings sit within those districts or are landmarks themselves. In those cases, exterior changes can require a Certificate of Appropriateness through the Planning Division before a building permit is issued (Vallejo Municipal Code 16.614.09). Siding profile, trim, window appearance, and sometimes color may be part of the review. We scope those properties with the review in mind from the start, so owners aren't budgeting for a spec that can't be approved.

Bay-edge exposure. Vallejo sits where San Pablo Bay meets the Carquinez Strait. Buildings near the waterfront or on exposed ground take steady marine wind and salt air. On a large building, that puts extra weight on fastener selection, flashing detail, and sealant and finish choices, all of which keep wind-driven rain out of many units at once. We factor each building's actual exposure into the spec.

Fire-zone parcels. Most of Vallejo's developed neighborhoods are not in a high fire hazard severity zone. Some parcels along the northern and eastern hill edges can be, and Cal Fire's zone maps were recently updated. If a property is on that fringe, we confirm its designation by address. Where Chapter 7A requirements apply to particular assemblies, we work through what they mean for the project with the city. Whether they apply depends on the parcel and the scope.

Materials for buildings you'll own for decades

For multifamily owners, maintenance cycles matter as much as first cost. Every repaint across a multi-building complex is its own capital event. We install several systems and will lay out the trade-offs for your specific buildings:

  • James Hardie fiber cement is noncombustible and low-maintenance, and its ColorPlus factory finish carries a 15-year finish warranty when installed to spec.
  • Fiber cement across manufacturers is the broader category, useful when comparing options for a large project.
  • LP SmartSide is engineered wood with a wood-grain look. It is lighter and impact-resistant, and it needs periodic painting.
  • Vinyl is the budget-conscious, no-repaint option where it suits the building and any district rules.
  • Wood is sometimes the right answer on historic-district buildings where authenticity is part of the approval.

On windows, we install Anlin, Milgard, Andersen, Marvin, Pella, and aluminum lines. For HOAs especially, standardizing on one product and one set of options across every unit simplifies future replacements and keeps elevations uniform. Start with the window replacement hub.

What drives cost on a multifamily project

We don't publish prices, because the numbers depend on the property. The main drivers are:

  • Total wall area and building height, which affects scaffolding and lifts
  • The number and size of window openings
  • The amount of concealed substrate or flashing repair uncovered at tear-off
  • Material and finish selection
  • The number of phases residents' schedules require
  • Site access and staging
  • Whether historic-district review or fire-zone requirements apply

Combining siding and windows into one mobilization often avoids paying for staging and disruption twice. We can price the two as a combined scope or as separate lines so a board can compare.

Frequently asked questions

Can residents stay in their units during a Vallejo re-siding project? In most cases, yes. We phase the work by elevation or building and keep entrances and walkways usable. Siding work is largely exterior. Window replacement requires scheduled interior access, which we coordinate with your management team's notice process.

Our building is in Vallejo's Architectural Heritage District. What changes? Exterior changes may need a Certificate of Appropriateness through the Planning Division before the building permit (VMC 16.614.09). We scope materials, profiles, and window appearance with that review in mind and build the time into the schedule.

Can you provide documentation for our HOA board or reserve study? Yes. Proposals break out scope, phasing, and material options. During the job, we document conditions found at tear-off so the board has a record of what was repaired and why.

Do you perform SB 721 or SB 326 balcony inspections? No. Those inspections are performed by qualified inspectors as the statutes specify. Where their findings call for envelope, flashing, or siding work, we can coordinate that scope with them.
