Windsor grew fast in the 1980s, '90s, and 2000s. Alongside the single-family tracts came townhome associations, condominium communities, and apartment properties built with the economical cladding and windows of that era. Many of those exteriors are now reaching end of life at the same time, across dozens of walls and hundreds of openings. For a board or an owner, the question is no longer whether to act. It is how to fund, phase, and manage the work without disrupting residents.
Bay Area Siding Company is a Larkspur-based siding and window contractor working across Sonoma County. For multifamily and HOA clients, we plan and carry out exterior re-siding and window replacement on occupied properties, one building or phase at a time.

If you own a single home, the Windsor siding replacement page and the Windsor window replacement page are the better starting points.
Most multifamily exterior projects in Windsor begin as a line item in a reserve study. California's Davis-Stirling Act requires common-interest developments to review their reserves periodically, and that review often flags siding, trim, and windows as components nearing replacement. The hard part is converting that line item into a scope the board can vote on and the membership can understand.
We start with a walkthrough of representative buildings. We look at every elevation type, the worst-exposed walls, and the details that repeat across the property, such as window heads, deck ledgers, and roof-to-wall transitions. From that we can outline:
We do not perform reserve studies. What we provide is contractor-side information about scope, sequence, and cost drivers that helps your reserve specialist and board make the decision.
The biggest difference between a multifamily job and a single-family one is that people are home the whole time. Our approach on an occupied property:
Weather matters too. Windsor's winters are wet, so we plan tear-off sequences to limit how long any wall is open during the rainy months. Summer is hot and dry in the Russian River valley, and that is often when the heaviest exterior phases run.
Every re-side is an opportunity to fix what was built into the original wall. A standard tear-off removes the cladding down to the sheathing and substrate. That exposes the water-resistive barrier (WRB) and the flashing at windows, doors, decks, and penetrations. On buildings from Windsor's growth era, those layers are where installation shortcuts tend to show up. Correcting them across a whole community is where much of the long-term value of the project comes from.
Where sheathing is sound, it stays. Where we find damage, we document it with photos and a location. Boards and owners can then approve repairs as a defined change rather than a surprise.
If your property is going through California's required inspections of exterior elevated elements (balconies, decks, and walkways on qualifying buildings), the findings often touch the adjacent siding and flashing. We can coordinate our scope with the inspector's report and any waterproofing trade. We do not perform those inspections ourselves.
At scale, material choice becomes a long-term maintenance decision as much as an appearance decision.
James Hardie and other fiber cement. Noncombustible and dimensionally stable in heat. Factory-finished options such as ColorPlus can stretch repaint cycles. It is heavier and needs skilled installation.
LP SmartSide. Engineered wood with a wood look. It is lighter and impact-resistant, and it needs periodic painting.
Vinyl and CertainTeed lines. Budget-friendly with no repainting. Suitability depends on exposure and on your architectural standards.
Windows. We install Milgard, Anlin, Andersen, Pella, and Marvin. For multifamily work, the main questions are:
The window replacement hub covers the trade-offs.
For HOAs, architectural consistency is often the deciding factor. We can match an approved color and profile palette, or help the board document a new standard before the first phase begins.
Exterior siding and window work in Windsor is permitted and inspected through the Town of Windsor Building Division under the California Building Standards Code (Title 24). On multifamily and commercial properties, submittal needs can be greater than on a single house. Window replacement typically includes Title 24 energy compliance documentation. We confirm the required submittal with the Division during scoping.
Wildfire exposure is real here. The 2019 Kincade Fire brought evacuation orders across much of the town. Whether California Building Code Chapter 7A applies depends on each parcel's fire-hazard designation and on the scope of the work. It can affect specific assemblies, such as exterior wall coverings and the glazing in altered window openings. It is not a blanket rule for every property, so we verify it with the Town for your parcels rather than assume. For boards that want noncombustible cladding regardless of designation, fiber cement is the usual starting point. The Windsor James Hardie page goes deeper.
We do not publish prices for multifamily work because two properties with the same unit count can differ widely in cost. The main drivers are:
A site walk plus access to your reserve study or prior reports lets us bid accurately. You can see examples of our exterior work on the projects page. Nearby communities are listed under Wine Country service areas.
Can you phase a Windsor HOA re-side over multiple budget years? Often, yes. When a walkthrough shows some elevations are more deteriorated than others, we can propose a sequence that matches your reserve funding. Each phase is fully closed out, so no building is left partially clad between phases.
Do residents have to leave during the work? Generally, no. Siding work happens outside, and window replacement needs only scheduled interior access. We coordinate with your manager so the required entry notices go out and residents know when to expect crews.
Do Windsor multifamily projects need a permit, and who handles it? Plan on permits through the Town of Windsor Building Division, including Title 24 energy documentation for window replacement. We prepare and manage the permit process as part of the project.
Will fire-zone rules affect our community's material choice? It depends on each parcel's designation and on the scope. Where Chapter 7A applies, it shapes specific wall and glazing assemblies. We confirm the requirements with the Town before specifying materials.
