Replacing the siding or windows on a multi-unit building is a different job from re-siding a single house. You have tenants or owners living behind every wall. There are parking lots and walkways to keep open, a board or ownership group to answer to, and a permit review that looks at the whole building.

Bay Area Siding Company is a Marin-based siding and window contractor. We work with San Jose property managers, apartment owners, and HOA boards on exterior renovation across the South Bay. That includes full re-siding, window replacement, and combined envelope projects on occupied buildings.

Request a bid or schedule a site walk: call (415) 619-5167, or start on our siding replacement hub.

Where San Jose multifamily projects usually start

Most owners call us for one of these reasons:

  • The cladding is past maintenance. Much of San Jose was built during the postwar boom. Many buildings from that era and later still carry wood-based panel siding such as hardboard or T1-11. Those products absorb water at seams and cut edges, then swell and delaminate. Once that has spread across several elevations, spot repairs become an annual expense.
  • Tenant comfort and energy complaints. Original single-pane aluminum windows are still common in older South Bay buildings. They do little to hold back heat during the Santa Clara Valley's hot, high-sun summers.
  • The reserve study says it's time. HOA boards often plan exterior replacement years in advance. They want a contractor who can scope the work in phases that match the budget.
  • Paint cycles are no longer worth it. Repainting failing substrate keeps costing money without fixing the underlying problem.

If more than one of these applies, a single coordinated envelope project is usually more practical than a series of patch jobs.

Running the work around occupied units

Most of the planning effort on these projects goes into keeping people housed and comfortable while the building is open. We plan the job in phases, not as one large tear-off:

  • Phase by building or elevation. Each section is opened, repaired, weather-protected, and closed before crews move on. This limits how long any unit's wall is exposed.
  • A schedule you can give to residents. We provide a phase calendar early. That way you can send the entry and access notices California law requires you to give tenants. Window days are grouped so each unit sees as few disruptive days as possible.
  • Protect circulation and parking. Staging, debris handling, and scaffold or lift locations are planned around entries, stairways, carports, and mail areas.
  • Daily close-up. Open wall areas are protected at the end of each workday, and walkways are cleared.

On an ordinary re-side, tear-off removes the cladding down to the sheathing (the substrate beneath it). This exposes the water-resistive barrier (WRB) and flashing, so both can be inspected. Framing is only exposed if damaged sheathing has to come off. When tear-off reveals rot or failed barrier, we document it. You then decide on the added scope with photos in hand, not a surprise invoice.

Some buildings have balconies or other exterior elevated elements covered by California's periodic inspection law (SB 721), which reaches many buildings with three or more units. It makes sense to line up that inspection and any resulting repairs with your re-side schedule. We coordinate with your inspector. We don't perform those inspections ourselves.

Permitting through the City of San José

San José runs its own permit process through Development Services. The rules that matter for a multi-unit scope:

  • Siding. The City requires a building permit to replace exterior siding or stucco. Repairs under 10 square feet of wall area are exempt. The quicker over-the-counter path generally applies to qualifying like-for-like work on single-family homes and duplexes. Larger multi-unit buildings and more complex scopes should expect plan review, so we build that into the schedule.
  • Windows. A permit is generally triggered when a window frame or its flashing is altered or exterior wall finish is removed. It is also required on properties listed on the Historic Resources Inventory. When frames change, sleeping rooms still need to meet emergency-egress opening requirements.
  • Energy code. San José is in California Energy Commission Climate Zone 4. Replacement windows have to meet the Title 24 requirements for that zone under the code cycle in effect when you pull the permit. We confirm the current targets at permit time, not from memory.
  • Fire hazard areas. Some properties in the eastern and western foothills fall within designated Fire Hazard Severity Zones or wildland-urban interface areas. There, Chapter 7A of the California Building Code can set ignition-resistant standards for exterior walls, vents, and glazing. Whether and how it applies depends on the parcel and the scope. We confirm with the City before we spec materials, which matters most when one standard has to cover every building on a site.

Choosing materials for many units at once

On a portfolio or complex, the material choice is really a long-term maintenance decision. It gets multiplied across every elevation you own. Our general guidance for San Jose's hot, dry, high-UV summers:

  • Fiber cement, including James Hardie, is noncombustible and dimensionally stable. It resists rot and pests and holds paint well. Owners with foothill parcels or long hold periods often start here. Hardie's ColorPlus factory finish can stretch repaint cycles, and its substrate and finish warranties apply when the product is installed to spec.
  • LP SmartSide is engineered wood. It is lighter and more impact-tolerant than fiber cement, which suits ground-level areas that take bumps from carts, bikes, and landscaping crews. It does need periodic paint.
  • Vinyl has the lowest up-front cost and never needs repainting. The trade-off in strong inland sun is a more limited choice of dark colors on some lines and a less premium look.

For windows, we install Anlin, Milgard, Andersen, Marvin, and Pella. For multifamily work we usually lean toward durable, readily available vinyl or fiberglass lines, so replacement sashes and parts are easy to source later. Details are on our San Jose window replacement page. Windows are also where most envelope leaks start, at the joint between window flashing and the WRB. Replacing siding and windows in the same phase lets one crew own that detail.

For HOA boards

Condo and townhome associations have concerns an apartment owner doesn't. Many owners will review the design, the change has to fit the association's architectural standards, and the budget has to fit reserves. We help boards by:

  • providing scope and phasing options sized to a reserve schedule
  • mocking up profiles and colors on-site so the board decides on real samples
  • keeping trim, reveals, and window styles consistent across buildings so the complex reads as one design
  • supplying clear documentation of what was found and corrected at tear-off, for your records

What shapes a multifamily budget

We don't quote from a price list, because these buildings vary too much. The main cost drivers are:

  • total wall area and building height, including scaffold or lift needs
  • site access and staging space
  • the material and trim package
  • the number and type of window openings
  • how much sheathing or WRB repair turns up at tear-off
  • how many phases occupancy requires
  • the permit and plan-review path

A site walk with drawings, if you have them, lets us give you a scoped bid instead of a guess.

Frequently asked questions

Can tenants stay in their units during a re-side? In most cases, yes. We phase the work by building or elevation and close each area before moving on. We also give you a schedule so you can send tenants the notices they're entitled to. Window replacement days are the most disruptive, so we group them tightly.

Will a San José permit for an apartment building take longer than for a house? Often, yes. The over-the-counter route for like-for-like siding generally applies to qualifying single-family homes and duplexes. Multi-unit buildings and more complex scopes typically go through plan review. We plan the schedule around the path your project actually requires.

Does our foothill complex need fire-resistant siding? It depends on whether the parcel falls within a designated fire hazard zone or WUI area, and on the scope of work. Where Chapter 7A applies, noncombustible fiber cement is one commonly used compliant option. We confirm the requirements with the City before specifying.

Can we split the project across budget years? Yes. We can define phases that each stand alone: fully weather-sealed, permitted, and finished. That way an HOA or owner can fund the work over time without leaving the building half-done.
