A multifamily exterior project involves more than a large wall area. You have residents living behind every elevation, a board or owner who needs a defensible budget, and a building that has to look consistent when the work is finished. Bay Area Siding Company handles siding replacement and window replacement on apartment buildings, condominium and townhome associations, and small commercial properties in San Leandro. We are a Larkspur-based contractor that works across the East Bay. We plan the work around occupancy, permit it with the City, and install to manufacturer specification so the envelope performs for years.

Planning a building-wide project? Request a bid or call (415) 619-5167 to schedule a site walk with your property manager or board.

Who this page is for

  • Apartment owners and asset managers weighing a full re-side against continued patch-and-paint on an aging building
  • HOA boards and community managers planning a reserve-funded exterior project that must stay uniform across buildings
  • Property managers who need a contractor who can coordinate access, notices, and schedules with residents

If you own a single-family home in San Leandro, our siding replacement and window replacement pages are the better starting point.

Working around occupied units

On an occupied building, the scheduling decides whether the project succeeds. It matters as much as the product choice. Before work starts, we build a phasing plan with you so residents know what to expect.

Elevation-by-elevation or building-by-building sequencing. We break the property into work zones. Each zone moves from tear-off through weather barrier, flashing, and new cladding before we open the next one. Residents deal with a limited stretch of scaffolding and noise, not a whole property under construction at once.

Window days by unit. Where the scope includes windows, we group installs by unit or stack. Management can then give residents specific dates rather than open-ended windows of disruption. The opening is weathered in the same day the old unit comes out.

Notices and access. Your team controls resident communication and entry notice under your leases, governing documents, and California law. We provide the schedule, the unit list, and the lead time you need to send those notices.

Site logistics. We agree on staging areas, parking impacts, debris handling, and quiet hours up front. Walkways, entries, and required exits stay usable during each phase.

What a building-wide re-side actually includes

A multifamily re-side is the same work as a single-family one, repeated across more wall area and more transitions. We remove the existing cladding down to the sheathing, or substrate, so the water-resistive barrier and the flashing at windows, doors, decks, and penetrations can be inspected.

On older buildings, that is often where the real condition of the envelope shows up: missing or degraded barrier, unflashed openings, or damaged sheathing at the base of walls. We document what we find and price repairs openly before replacing anything. We only go into the framing if the sheathing itself has failed. The new assembly includes:

  • A new water-resistive barrier
  • Correct flashing at every opening and transition
  • Siding installed to the manufacturer's fastening, clearance, and joint requirements

For boards comparing options, this matters for reserve planning. Siding over the old cladding can look cheaper on a bid. It also hides the conditions that cause repeat leak calls and unit-interior repairs. Tearing off costs more at the start and gives you a known wall assembly across the whole property.

Choosing materials for a portfolio, not just a wall

Material decisions on multifamily work come down to lifecycle cost, maintenance cycles, and appearance across many elevations. We install several systems and will walk your board or ownership through the trade-offs:

  • Fiber cement, including James Hardie. It is noncombustible, resistant to rot and pests, and holds paint well. Factory-finished options can lengthen repaint cycles, and it is heavier and needs a skilled install.
  • LP SmartSide engineered wood. It gives a wood-textured look, is lighter and more impact-resistant than fiber cement, and needs periodic painting.
  • Vinyl, including CertainTeed lines. It is often the most budget-conscious option, with no repainting, though it has a less premium look and some limits on color.
  • Wood where an association's architectural standards call for it. It suits that look but carries the heaviest maintenance load.

San Leandro sits on the bay plain, and exteriors here spend long stretches in damp, marine-influenced air and fog rather than hard inland heat. For a property that has to be maintained as a whole, that makes moisture resistance and finish durability practical selection criteria. They sit alongside first cost.

For windows, we install Anlin, Milgard, Andersen, Marvin, Pella, and aluminum units. Our window replacement hub compares them.

HOA uniformity and architectural consistency

Associations usually need the finished property to read as one community. That means one profile, one reveal, one trim detail, and one color scheme, even if the project is funded and built in phases over several years. We help boards lock these in early:

  • Specifying the product line, profile, and trim package in writing
  • Documenting colors
  • Providing samples or a mock-up for architectural committee review

Later phases can then match earlier ones. If your CC&Rs or design guidelines restrict materials or colors, share them with us at the start and we will build the scope around them.

Permits, codes, and the City of San Leandro

Exterior siding work in San Leandro is permitted through the City's Building & Safety Division, within the Community Development Department. Multifamily scopes vary widely in size and complexity, so we confirm submittal requirements with the division for your specific property rather than assuming. We handle the submittal as part of the project.

Windows. San Leandro publishes window and door guidelines that we install to. The main requirements are:

  • Title 24-compliant energy labeling on replacement units. The exact limits depend on climate zone and code cycle, so we confirm current numbers at permit time.
  • Tempered safety glazing in hazardous locations, such as near doors, walking surfaces, and stairs.
  • Emergency escape-and-rescue openings in sleeping rooms.

Across many units, egress is the item to check before ordering. A replacement that shrinks a bedroom opening below the minimum becomes a unit-by-unit problem.

Fire hazard zones. Most of San Leandro is flat and outside the high-fire terrain of the East Bay hills. The State Fire Marshal's 2025 maps added Moderate and High Fire Hazard Severity areas, concentrated toward the eastern edge and the slopes above Bay-O-Vista. If your property is there, California Building Code Chapter 7A can affect specific exterior wall and glazing assemblies. We check the parcel designation early and confirm requirements with the City before specifying.

Balcony and elevated-element inspections. California requires periodic inspections of exterior elevated elements on many apartment and condominium buildings. We don't perform those inspections. If your inspector's findings overlap with a re-side, such as deck and balcony flashing at the wall, we can coordinate the siding scope so the two efforts aren't working against each other.

What drives the bid

We don't publish multifamily prices, because every building differs. The numbers move with:

  • Size and access: total wall area, number of stories, and scaffolding or lift requirements
  • Material and finish: the siding system chosen and whether it is factory- or field-finished
  • Hidden damage: the extent of sheathing and flashing repair found after tear-off
  • Openings: window and door count, and retrofit versus new-construction installs
  • Phasing: the plan's effect on crew mobilization
  • Compliance: permit and code items specific to your parcel

A site walk and a written scope let us give ownership or the board a bid you can compare line by line.

FAQ

Can residents stay in their units during a re-side or window replacement? In most cases, yes. We phase the work by elevation, building, or unit stack, and openings are weathered in the same day windows are removed. Management handles resident notice using the schedule we provide.

Our San Leandro property is near Bay-O-Vista. Does that change the materials we can use? It might. The 2025 State Fire Marshal maps added Moderate and High Fire Hazard Severity areas toward the eastern slopes. In a mapped zone, Chapter 7A can apply to specific wall and glazing assemblies. We confirm your parcel's designation and requirements with the City before finalizing the spec.

Can an HOA split the project across multiple budget years? Yes. We document the product, profile, trim, and colors up front so each phase matches the last, and we sequence the phases to fit your reserve schedule.

Do you pull the permits? Yes. We submit through the City of San Leandro Building & Safety Division and confirm the requirements for your property's scope.
