A tired exterior on an apartment building or condo complex costs you money every year. The paint has to be redone again, trim boards rot at the corners, failed window seals fog up across a whole elevation, and residents keep sending in comfort complaints. Bay Area Siding Company is a Marin-based siding and window contractor. We re-side and re-window multifamily and commercial properties across Walnut Creek and the East Bay. We work for property managers, HOA boards, and owners who need the job planned, permitted, and phased while people keep living in the building.

Request a bid or schedule a walk-through: (415) 619-5167. You can also start from our siding replacement overview.

What drives multifamily exterior work in Walnut Creek

Walnut Creek sits in a hot inland valley. The main stress on a building envelope here is long summer sun and heat, not coastal salt or fog. On multifamily buildings, the south- and west-facing elevations usually show it first:

  • Paint that chalks and fades early
  • Wood trim and siding that check, cup, or split
  • Older vinyl that has gone brittle
  • Window units that let heat pour into upper-floor units

On a single house, that means one repaint. On a complex with many buildings, it becomes a maintenance line item that keeps repeating in the operating budget and the reserve study.

A planned re-side and window replacement is how boards and owners break that cycle. The goal is to put a durable, low-maintenance cladding and an efficient window package on the whole property at once. After that, the property is maintained on a predictable schedule instead of by emergency.

What we handle for property managers and boards

We keep our scope to what we do: exterior cladding and windows, done at building scale.

  • Full and phased re-siding. Complete tear-off and replacement on one building or across a whole complex. Where damage is localized, we can do partial replacement and match the existing profile.
  • Window replacement across many units. Retrofit (insert) installs where the existing frames are sound. New-construction (full-frame) installs where frames are damaged or the flashing has to be rebuilt. We confirm which applies opening by opening; one assumption doesn't cover a whole elevation.
  • Combined siding-and-window projects. Doing both together lets the window flashing tie correctly into the new water-resistive barrier (WRB). It also means residents live through one disruption instead of two.
  • Material and color standardization. One specified cladding, trim package, and window line for the property. This supports architectural consistency and simplifies future repairs.

Keeping residents in place: phasing and scheduling

Most Walnut Creek multifamily work happens with tenants or owners at home, so the schedule matters as much as the spec. We plan the job in phases, usually by building or by elevation, so only part of the property is under active work at any time. In practice, that means:

  • Advance notice you can send to residents before work reaches their unit
  • Defined work hours and staging areas agreed with management up front
  • Window swaps sequenced unit by unit, so an opening isn't left unsecured overnight
  • Daily cleanup of walkways, parking, and common areas
  • One point of contact for the manager or board liaison

The inland summer heat also affects scheduling. We talk through timing with you, including which elevations to tackle when, so the work is practical for our crews and tolerable for residents.

How the work goes on an occupied building

We start with a site walk and review how the building is actually built. After that, we give you a written scope and bid by building or phase. Once we tear off the old cladding, the sheathing, WRB, and flashing are exposed and inspected. This is where hidden water damage turns up, usually around windows, decks, and penetrations. We document what we find and repair damaged sheathing before any new cladding goes on. Framing is only exposed if the sheathing itself has failed, which is a larger scope we would flag and price with you before proceeding.

The new WRB and flashing details at windows, doors, and penetrations are what make a re-side last. On a multifamily building with dozens of openings, getting those details right on every opening is the job.

Permits, jurisdiction, and fire-zone nuance

The City of Walnut Creek requires a building permit to remove existing siding and install new siding. It also requires one to replace windows. On a multi-building project, we coordinate permits and inspections as part of the phasing plan.

Be aware that some properties with a Walnut Creek mailing address sit in unincorporated areas. Those parcels fall under Contra Costa County rather than the City. We confirm the correct permitting authority for your parcel before we schedule anything.

Fire exposure depends on location. Complexes toward the Diablo foothills and other eastern hillside edges may sit in a mapped Fire Hazard Severity Zone or wildland-urban interface area. There, California Building Code Chapter 7A can set ignition-resistance requirements for specific exterior assemblies, such as wall coverings and certain glazing. Whether those provisions apply depends on the mapped zone, the product, and the scope of work. We confirm with the authority having jurisdiction before we spec materials. Most valley-floor properties are driven by heat and UV durability rather than fire code.

Energy compliance works the same way. California's Title 24 energy standards govern replacement windows, and the performance requirements vary by climate zone and code cycle. We confirm the current numbers at permit time instead of quoting them from memory.

Choosing materials for a portfolio, not just a building

For multifamily owners, the right cladding balances first cost, durability in the valley's sun, fire considerations where they apply, and long-term maintenance.

  • Fiber cement, including James Hardie (the HZ10 line is designed for California), is noncombustible and holds a finish well under strong sun. Hardie carries a transferable 30-year non-prorated substrate limited warranty and a 15-year ColorPlus finish warranty when installed to spec. It's a strong choice for hillside properties and for boards trying to stretch repaint intervals.
  • LP SmartSide engineered wood gives a warm wood look. It's lighter and more impact-tolerant than fiber cement, but it needs periodic painting.
  • Vinyl, including CertainTeed lines, has the lowest first cost and needs no repainting. It's best where fire exposure isn't a factor. Keep in mind that some products and darker colors handle intense heat less well.

For windows, we install Milgard, Anlin, Andersen, Pella, Marvin, and aluminum lines. On multifamily projects, the usual goal is one line and glass package that meets energy requirements, handles solar heat gain, and stays consistent across every unit.

What moves a multifamily bid

We price each property individually. The main cost drivers are:

  • Number of buildings, stories, and units
  • Access, including lifts, scaffolding, and tight parking or landscaping
  • How much sheathing repair turns up once walls are opened
  • Material and finish choice
  • Window count and the split between retrofit and full-frame installs
  • Trim and detail complexity
  • How finely the job has to be phased around residents

We break the bid out so a board can compare phases against reserve funding.

Frequently asked questions

Can residents stay in their units during a re-side or window replacement? In most cases, yes. We phase by building or elevation and sequence window swaps unit by unit. Residents deal with noise and access notices, not relocation.

Do we need a permit for exterior work on our Walnut Creek complex? For siding replacement and window replacement within city limits, yes. The City of Walnut Creek requires building permits for both. If your property is in an unincorporated pocket, Contra Costa County is the authority instead. We confirm which one applies and handle the applications.

Our complex is near the foothills. Does fire code change what we can install? It may. If the parcel is in a mapped fire hazard zone or WUI area, Chapter 7A can apply to specific wall and glazing assemblies depending on scope. We check the parcel's mapping and confirm with the authority having jurisdiction before specifying materials.

Can you help our board plan the work over several budget years? Yes. We can scope the whole property and then break the bid into logical phases, so the board can fund the work over time while keeping materials and colors consistent.
