Much of Marin City's housing is not single-family — it is the apartment and townhome-style buildings down in the flats, along with the associations and rental portfolios that go with them. Re-siding or re-glazing those buildings is a different job from a house on the hill, and it is a job Bay Area Siding Company is set up for: large-scale exterior renovation planned around occupied units, phased to keep disruption down, and bid at the portfolio level. If you manage property, sit on an HOA board, or own apartments here, this page is for you.

The materials are the same ones we install on any home — fiber cement, James Hardie, vinyl, CertainTeed lines, LP SmartSide, and the window brands on our window replacement page. What changes is everything around the install:
Permitting runs through the county. Marin City is unincorporated, so there is no city building department. Permits for exterior wall and window work are issued by the Marin County Community Development Agency, Building & Safety Division (415-473-6550), and for windows a Title 24 energy compliance form is part of the submittal. On a multi-building project the permitting is more involved than on a single house, and we manage it.
The marine climate is the maintenance driver. These buildings sit in the fog and salt off Richardson Bay, which is exactly the exposure that breaks down paint-dependent cladding and blows the seals on aging windows. For an owner weighing lifecycle cost, that argues for low-maintenance materials — vinyl and insulated vinyl for straightforward rentals, fiber cement where a tougher, noncombustible board is wanted — and for properly flashed, air-sealed replacement windows that hold up in a damp, breezy setting.
Fire exposure depends on where the building sits. Marin City's uphill parcels back onto open space, and the southern-Marin slopes fall within Cal Fire's Fire Hazard Severity Zone mapping (the state's Local Responsibility Area maps were updated in 2025). Whether a fire-hazard designation applies to a given building depends on that parcel and the scope of work — and where it does, Chapter 7A's exterior-wall provisions favor noncombustible cladding and can affect glazing. Flatland buildings and hillside buildings can land differently, so we confirm each parcel with the county rather than assume one rule for the whole property.
We start with a walk of the property and a written scope per building, then build a phasing plan around your occupancy and a permitting path through the county. Re-sides are done as a real tear-off — old cladding off, sheathing and water-resistive barrier inspected, concealed rot repaired, flashing renewed, new material installed to spec — because covering over just defers the water problem across every unit. Window work is scheduled unit by unit to limit the time any home is opened up. Throughout, we keep the manager or board updated on progress and any substrate surprises found once walls are open.
On a multifamily project the cost drivers are unit and building count; the material and window brand chosen (and its lifecycle economics); the amount of substrate repair that surfaces at tear-off across the portfolio; the phasing complexity that occupancy demands; access and staging (hillside buildings cost more to reach); marine-grade detailing; and whether fire-zone assemblies apply to particular buildings. We provide a portfolio-level bid after walking the property.
See finished work in our project gallery, explore the wider Marin service area, and review the material and window options for the specs.
Can you work on occupied buildings without moving tenants out? Yes. We phase the work so residents keep access and notice, units are not left exposed overnight, and disruption is contained to one area at a time. Occupied-building sequencing is standard for this kind of project.
Who issues the permits for a Marin City apartment project? The Marin County Community Development Agency's Building & Safety Division, because Marin City is unincorporated — there is no city hall. Window work also involves a Title 24 energy form. We manage the permitting across all the buildings.
Which materials make the most sense for a rental portfolio here? It depends on the goal. For lowest maintenance and cost, vinyl or insulated vinyl; for a tougher, noncombustible wall — especially on hillside buildings that may carry fire exposure — fiber cement. We frame it as a cost-of-ownership decision and confirm any fire requirements per building.
Do all the buildings follow the same fire rules? Not necessarily. Fire-hazard designation is parcel-specific, so a hillside building and a flatland building on the same portfolio can be treated differently. We confirm each with Marin County before speccing.
