A Sausalito condo complex or apartment building sits in constant contact with the bay. Salt air works on fasteners and finishes, marine fog keeps walls damp, and many buildings stand on steep lots reached by narrow streets. Once the exterior starts failing, the problem runs across the whole building rather than one unit.

Bay Area Siding Company is based in Larkspur, just up the 101 corridor. We handle building-wide re-siding and window replacement for property managers, HOA boards, and apartment owners. That means scoping the work, building a phasing plan residents can live with, managing the City permit and design-review path, and installing to manufacturer spec.

What boards and owners are usually weighing

The decision is rarely "do we need new siding?" By the time a building reaches us, someone has already seen the stained stucco transitions, the peeling paint on the bay-facing wall, or the leak reports from a top-floor unit. The real questions are practical:

  • How much of the building actually needs work now, and what can wait? Coastal exposure is uneven. Windward and water-facing elevations typically wear faster than sheltered ones, so a phased scope can make sense if it's planned honestly.
  • Siding, windows, or both at once? Doing them together lets openings be flashed and integrated with the new water-resistive barrier in one pass. Splitting them can suit a reserve schedule, but it often means disturbing the same openings twice.
  • What will residents go through? That covers noise, scaffolding, window access, parking, and how long each stack or elevation stays open.
  • Will the City and the fire district accept what we choose? In Sausalito, visible exterior changes and fire-zone rules both shape the answer.

We build the proposal around those questions, so the board or ownership group can compare options instead of a single number.

Getting through the approval path in Sausalito

City permit and design review. The City of Sausalito requires a building permit for exterior siding work and for window replacement. Its planning rules also treat exterior changes visible from the street or the water as work that often needs design review. That can include new cladding profiles, a different window material, or a change in grid pattern. Whether a project is handled administratively or goes before the board depends on scope and visibility. We confirm the path with the Community Development Department during scoping, and we can prepare the material and elevation information the review requires.

HOA architectural consistency. For associations, the City is only one approval. Your CC&Rs or architectural guidelines may dictate color, profile, and window style so the complex reads as one property. We spec to those guidelines from the start. That way the owners' vote, the City submittal, and the final install all describe the same building.

Fire protection is a district, not a city department. Sausalito is served by the Southern Marin Fire Protection District, which has adopted Wildland-Urban Interface code covering parts of the city. Where a parcel is mapped WUI or in a Fire Hazard Severity Zone, California Building Code Chapter 7A can govern specific exterior assemblies. These include exterior wall coverings and glazing in altered openings, pushing them toward ignition-resistant or noncombustible materials and tempered multi-pane glass. Chapter 7A doesn't blanket every building in town. Whether it applies depends on the parcel's designation and on what your scope counts as. Parcel status can be checked through the district and MarinMap, and we confirm requirements with the authority having jurisdiction before anything is ordered.

Phasing work in an occupied building

Most Sausalito multifamily projects happen with residents at home. On a hillside site, logistics are often the hardest part of the job. Here is how we typically approach it:

  • Elevation-by-elevation or stack-by-stack sequencing. Only a defined section of the building is open at a time. Each section is weather-tight before the next one starts, which matters in a wet, foggy climate where an exposed wall can't be left for long.
  • Advance notice to residents. We give managers and boards a schedule they can pass along. It covers which units are affected, when window crews need interior access, and when balconies or patios will be off-limits.
  • Site logistics planned up front. Narrow streets, stairs, shared drives, and limited staging space affect scaffolding, material delivery, and debris removal. We look at these during the site walk rather than discovering them on day one.
  • A single point of contact. One person handles communication with the manager or board, so resident questions and change decisions don't get lost.

What the work involves

Re-siding. Ordinary tear-off removes the existing cladding down to the sheathing, so the water-resistive barrier and the flashing at windows, doors, decks, and roof-to-wall transitions can be inspected. On older buildings there may be no modern WRB at all, or flashing that has let water in for years. Framing is only exposed if damaged sheathing has to come off, which is a larger scope we'd identify and price separately rather than assume. New WRB and correctly sequenced flashing go on before the new siding.

Window replacement. A retrofit (insert) install keeps the existing frame where it's sound and minimizes disruption inside units. A new-construction (full-frame) install removes the old frame so the rough opening can be inspected and fully re-flashed. It is often the better choice when leak history or rot points to hidden damage. For energy performance, California's Title 24 sets requirements that vary by climate zone and code cycle, so we confirm the values in effect at permit time and spec to them.

Materials that make sense at building scale

Across many units, the choice comes down to durability in a marine setting, repaint cycles your reserve study can plan for, and fire-code fit where it applies. The main options:

  • Fiber cement, including James Hardie. It is noncombustible, rot-resistant, and holds paint well, which makes it a common fit where Chapter 7A is in play. James Hardie's HZ10 line is made for California. When installed to spec, its siding carries a transferable 30-year non-prorated substrate limited warranty, and ColorPlus factory finish carries a 15-year finish warranty.
  • LP SmartSide engineered wood. It gives a wood look with less upkeep than solid wood, though it still needs periodic painting.
  • Vinyl and CertainTeed lines. These are lower-maintenance, budget-conscious options where the building and its fire-zone status allow them.
  • Windows from Anlin, Milgard, Andersen, Marvin, Pella, and aluminum lines. Compare them at our window replacement hub.

What drives the cost

We don't publish prices, because multifamily bids depend on specifics. The main cost drivers are:

  • Building height and how many elevations are included
  • Access and staging on sloped or tight sites
  • How much sheathing or flashing repair turns up after tear-off
  • The number and type of window openings, and retrofit versus full-frame installs
  • Material and finish selection
  • Fire-zone requirements where they apply
  • Design-review conditions
  • How tightly work has to be phased around residents

A clear scope with separately priced repair allowances makes bids easier for a board to compare.

FAQs

Does our Sausalito building need design review for new siding or windows? It depends on scope and visibility. The City requires permits for both types of work, and exterior changes visible from the street or water commonly route through design review. Changing materials, profiles, or window grids makes review more likely. We confirm the path with Community Development before finalizing the scope.

Is our complex subject to Chapter 7A fire rules? Only if the parcel is mapped WUI or in a Fire Hazard Severity Zone. The Southern Marin Fire Protection District's WUI code covers parts of Sausalito, not all of it. Even where it applies, requirements attach to specific assemblies and depend on scope. We verify parcel status and requirements with the district before speccing materials.

Can residents stay in their units during the project? In most cases, yes. We sequence the work by elevation or stack and keep each open section weather-tight before moving on. Residents get advance notice of window access days and any balcony or patio closures.

Can we split siding and windows across two budget years? Yes, and we can plan the siding scope so openings are prepared for future windows. Doing both together usually gives the cleanest flashing integration, so we'll lay out the trade-offs for your board.
