Most of San Ramon's attached housing was built from the 1980s through the 2000s. That includes townhome and condominium associations across Dougherty Valley and Windemere, and the apartment communities that grew up alongside the city's single-family tracts. Those buildings are now in the middle of their service life. The original builder-grade siding, sealants, and dual-pane windows are aging on a shared schedule, which means the same problems show up across dozens of doors at once.

Bay Area Siding Company is a Larkspur-based siding and window contractor. We plan and carry out exterior renovation for the people who answer for those buildings: HOA boards, community managers, and apartment owners.

Who this page is for

This page is written for decision-makers, not individual homeowners. That includes:

  • A board weighing a full re-side against another round of paint and patching.
  • A property manager who needs a contractor able to work around occupied units.
  • An owner comparing bids for window replacement across a whole building.

If you own a single-family home in San Ramon, our San Ramon siding replacement page and San Ramon window replacement page are the better starting points.

The San Ramon reality: an aging, same-era building stock

When an association's buildings all went up within a few years of each other, they tend to wear out together. On the multifamily properties we assess in the San Ramon Valley, the recurring issues are consistent:

  • Original panel, hardboard, or T1-11-type siding swelling, delaminating, or chalking, often worst at the bottom courses and around landscape irrigation.
  • Sun-side deterioration. South- and west-facing elevations fade and lose paint years before shaded walls in the valley's long, dry summers. The result is patchwork maintenance that makes a community look uneven.
  • Failed dual-pane seals. These show as fogged glass that can't be cleaned. The bigger issue is lost insulating value in units that already run their air conditioning hard through the summer.
  • Sealant and trim failure at windows, doors, and building corners. Left alone, this turns a cosmetic issue into a water-intrusion issue.

The practical question for a board or owner is rarely whether the exterior will need work. It is when to stop spending on maintenance cycles and fund a durable replacement.

Phasing work around residents

Occupied buildings are the defining constraint of multifamily work. We scope the project so residents keep living their lives while it happens:

  • Building-by-building or elevation-by-elevation phasing. Scaffolding, tear-off, and install then move through the property in a planned sequence rather than all at once.
  • Advance resident notice drafted with management. It covers which units are affected, on which days, and what residents need to do. For window work, that usually means clearing sills and allowing interior access.
  • Daily cleanup and secured work zones. Walkways, parking, and common areas stay usable, and debris doesn't sit overnight.
  • Weather sequencing. Walls opened during a work day are protected before crews leave. This matters most during the wet winter months.
  • A single point of contact for the manager or board liaison. Questions then route through one channel instead of dozens of residents calling crews directly.

What we renovate

Siding replacement

On a re-side, we remove the old cladding to the sheathing and substrate. That lets us inspect and correct the water-resistive barrier (WRB) and flashing at windows, doors, balconies, and penetrations. This is the layer that actually keeps water out of the wall. Framing only becomes part of the scope where the sheathing itself has failed and has to be opened up. When we find that, we document it and price it separately, so the board isn't surprised by a change order it never saw coming.

Material options we install include:

For a community whose governing documents fix a color palette, a factory-finished product can help keep elevations consistent over time.

Window replacement

We install Anlin, Milgard, Andersen, Marvin, Pella, and aluminum windows. Brand comparisons live on our window replacement hub.

Many San Ramon properties have sound existing frames. For those, a retrofit (insert) installation replaces the unit with less disruption inside each home. Where openings show rot or past leaks, a new-construction (full-frame) install is the more appropriate scope. It lets the flashing around the opening be fully renewed. We assess the openings and recommend which approach suits which units rather than applying one method to the whole property.

Permits, energy code, and fire review

Exterior renovation in San Ramon runs through the City of San Ramon Building and Safety Services division (Community Development).

Windows. The city requires a building permit for window installation and replacement, including a window schedule and Title 24 energy documentation for the units specified. San Ramon sits in California Energy Climate Zone 12. Required performance values depend on the climate zone, the building type, and the code cycle in effect, so we confirm the current numbers at permit time rather than quoting a figure.

Siding. We confirm the permit scope for re-siding with the city before work begins.

Fire hazard zones. Most of San Ramon's valley floor does not carry a high fire hazard designation. Parcels along the eastern Tassajara hill edges can fall into higher fire hazard severity zones under maps maintained by the San Ramon Valley Fire Protection District. Where a designation applies, California Building Code Chapter 7A can govern exterior wall coverings and certain openings. Whether it applies depends on the specific parcel and scope, so we check it with the AHJ before specifying materials.

Balcony and elevated-element inspections. California requires periodic inspection of wood-framed exterior elevated elements: SB 326 for condominium associations and SB 721 for many apartment buildings. We are not the inspector. When an inspection report flags issues where balconies meet the wall, though, siding, WRB, and flashing work often needs to be coordinated with the structural repair. We can help sequence the two.

Working with your board or ownership

HOA projects in San Ramon usually involve an architectural review step and a board approval, sometimes tied to reserve planning. We help by supplying what those decisions need:

  • Written scope by building and elevation.
  • Material and color submittals that match your governing documents.
  • A phasing plan management can share with residents.
  • Clear line items separating base scope from contingent substrate repair.

For apartment owners, the same documentation supports capital planning and comparison between bids.

What drives the cost

We don't publish multifamily pricing, because no two properties scope alike. The main drivers are:

  • Number of buildings, stories, and access conditions, including scaffolding and lift needs.
  • Siding material and finish, plus window brand and frame type.
  • Retrofit versus full-frame window installs.
  • The extent of substrate or flashing repair uncovered at tear-off.
  • Balcony, stair, and trim integration.
  • The phasing schedule required to keep units occupied.
  • Any architectural-review requirements on profile or color.

We bid after walking the property.

FAQ

Can residents stay in their units during the work? Yes. That is the normal approach. We phase by building or elevation, coordinate notices through management, and schedule any interior access needed for window installs in advance.

Our San Ramon HOA has an approved color palette. Can you work within it? Yes. We specify siding and window frame colors to match the association's guidelines, and we prepare the submittals the architectural committee needs to review before work starts.

Does Chapter 7A apply to our property? It depends on the parcel. Most of the San Ramon valley floor is not in a higher fire hazard severity zone. Some eastern hillside parcels near Tassajara can be. We confirm the designation and its effect on your scope with the AHJ before specifying materials.

How do you handle damage found behind the old siding? We document it with photos and scope it as a separate, priced item. Boards and owners can then approve contingent repairs knowingly, rather than absorbing unplanned costs.

Ready to scope your property? Call (415) 619-5167 or request a bid. We'll walk the buildings with your manager or board and put the plan in writing.
