What wood gives you

• A natural look nothing else equals — real grain, real depth, and a material that can be stained or painted to almost any character, from crisp coastal white to a weathered cedar tone.
• Repairability — a damaged board or shingle can be swapped individually, and the wall refinished, rather than replaced wholesale.
• A renewable, time-honored material — and, in the right profiles, a look that suits Pacifica's cottage and wooded-neighborhood stock better than anything manufactured.

The honest coastal trade-offs

Wood is the highest-maintenance cladding we install, and on the San Mateo coast that statement carries extra weight:

• Finish is everything, and the coast is hard on finish. Salt air, persistent fog, and wind-driven rain lift and chalk paint and stain faster here than inland, so a wood wall means a real, recurring refinishing commitment — expect it sooner on the most weather-exposed elevations.
• Moisture and rot. Left unsealed, wood absorbs coastal damp, and once water gets behind a poorly flashed board, rot follows. Every cut end and edge has to be sealed, and the flashing has to be right.
• Pests. Damp wood invites insects; sound detailing and finish keep that at bay, but it's a live concern.
• Combustibility. This is the big one on the ridge. Wood is combustible, and on parcels up toward Sweeney Ridge or in the San Pedro Valley — placed in High and Very High Fire Hazard Severity Zones — a wood exterior is usually the wrong choice. Noncombustible fiber cement is the standard alternative there, and we'll steer you to it. Whether Chapter 7A applies to your parcel and scope is something we confirm with the City and North County Fire Authority.

Making a wood wall last on this coast

If you want wood, the way it's built and detailed is the whole difference between a wall that ages beautifully and one that fails early. On a Pacifica job we back-prime or fully seal boards before they go up so both faces are protected, seal every cut end, fasten with hot-dip galvanized or stainless nails so salt air can't rust the fixings and streak the wall, detail the flashing to shed wind-driven rain at every window head and transition, and — often the smartest coastal move — build the wall as a rainscreen with a drainage gap behind the cladding so any moisture that gets in can dry out. We tear off the old siding, inspect the sheathing and water-resistive barrier, and install to a standard built for the coast, not for an easier climate.

Where wood fits — and where it doesn't

• Against LP SmartSide — engineered wood delivers much of the warmth with far less upkeep and better consistency; if you love wood but not the maintenance, this is the usual compromise.
• Against fiber cement — fiber cement offers a wood-look profile with noncombustibility and near-indifference to moisture; the default recommendation on a fire parcel or for a low-attention wall.
• Against vinyl — the opposite end: lowest maintenance, corrosion-proof, but plainly manufactured.
• If you want real wood with a named lineup and warranty structure, some homeowners look at CertainTeed polymer shakes for the shingle look without the upkeep.

Permitting in Pacifica

Re-siding is permitted through the City of Pacifica Building Division, which enforces the current California codes with local amendments in Municipal Code Title 8; we manage the permit. Part of the city sits in the California Coastal Zone, so some parcels raise a Coastal Development Permit question — routine work that doesn't expand the building is generally exempt, but coastal-bluff and other sensitive sites near the Esplanade differ, and we confirm the path first. On a ridge parcel, the fire-zone question comes first.

What drives the cost

We price after a walkthrough. Wood's drivers: species and grade (clear cedar and heart redwood cost more than knotty grades), profile (shingle and board-and-batten labor differs from clapboard), whether we build a rainscreen assembly, the finish program, how much substrate repair surfaces at tear-off, corrosion-resistant flashing and fastening, and access on hillside or wind-exposed lots. Wood is rarely the cheapest wall to install or to own — the value is the look and repairability.

FAQ

Is wood siding a realistic choice on the Pacifica coast? Yes, for an owner who wants the natural look and accepts the maintenance. The coast is hard on finish, so a wood wall means recurring refinishing and careful detailing — back-priming, sealed edges, corrosion-resistant fasteners, and ideally a rainscreen. Done right, it ages well; neglected, it fails fast here.

How often will I need to refinish it? More often than inland — salt air and fog shorten a finish's life, sooner on the most exposed elevations. We'll set realistic expectations for your specific home rather than quote a fixed interval.

Can I use wood if I'm up toward Sweeney Ridge? Usually not the best choice. Those hillside parcels fall in High/Very High Fire Hazard Severity Zones, where noncombustible cladding like fiber cement is the wiser path. We confirm whether Chapter 7A applies to your parcel with the City and North County Fire Authority before speccing.
