Marvin is a premium window built for projects where design and scale matter — large openings, dramatic views, and homes where the window is part of the architecture rather than a commodity. In Oakland that describes a lot of hillside homes with bay and city views, and plenty of design-driven remodels in the flats. If you're planning something ambitious, or you simply want a window with the size range and design flexibility to do it, Marvin belongs on your shortlist. Bay Area Siding Company installs Marvin across the East Bay.

Marvin's residential range is organized around wood and fiberglass, with each line aimed at a different point on the spectrum:
The common thread is capability: Marvin handles large sizes and design flexibility better than most, which is exactly why it shows up on view-oriented and architect-led projects. It's a premium brand, and we'll be straight about where that capability earns its cost and where a simpler line would do the job.
The Oakland hills are full of homes oriented around a view, and that's where Marvin's strengths line up: big fixed and operable units, slim sightlines that don't fight the glass, and the design range to match an architect's drawings. On a flatland remodel that's pushing the design — opening up a wall, adding a large picture window — the Signature and Elevate lines give you options a stock window can't. On more restrained period homes, Elevate's wood interior respects the character while the fiberglass exterior handles the weather.
Whatever the project, two Oakland requirements shape the glass. First, energy code: Oakland treats window replacement as an "alteration" under the Energy Code, so a Title 24 compliance form is part of the permit submittal, and the units must meet the U-factor and SHGC limits in effect at permit time for the local climate zone (Oakland is Energy Climate Zone 3) — we confirm the current numbers rather than assume. Second, the hills: much of the Oakland hills is a Very High Fire Hazard Severity Zone / Wildland-Urban Interface, and under the City's WUI rules an altered opening in a single-family WUI home generally requires multi-paned glazing with at least one tempered pane. This matters especially on the large view openings Marvin is chosen for — big glass in a fire zone has to be specced correctly. Whether your project is a repair or an alteration, and exactly what applies, depends on your parcel and scope, which we confirm with the City before ordering.
Comparing the premium field? See Marvin against Andersen and Pella, or the value lines Milgard and Anlin, and the full picture on the Oakland window replacement page.
We field-measure each opening, help you select the line and glass to meet Title 24, pull the City of Oakland permit, remove the old units, and set the new windows level and plumb with proper flashing and air-sealing before the finish and walkthrough. Large openings and hillside access add setup and, sometimes, structural coordination — a big new picture window is a bigger job than a like-size swap. Retrofit (insert) installs keep the existing frame; new-construction (full-frame) installs remove the window to the framing so flashing can be fully renewed, which is common on the larger and more custom Marvin work. Cost tracks the line (Signature sits at the top), the number and — especially — the size of openings, the glass package including any required tempered glazing, retrofit versus full-frame, framing condition, and access.
Is Marvin a good choice for a view home in the Oakland hills? It's one of the strongest. Marvin handles large fixed and operable units and slim sightlines well, which suits view-oriented hillside homes. In the WUI, large altered openings generally require multi-paned glazing with at least one tempered pane; we spec the glass to your parcel's requirement.
What's the difference between Marvin Essential and Elevate? Essential is all-fiberglass — durable and low-maintenance throughout. Elevate pairs a fiberglass exterior with a wood interior, giving you real-wood warmth inside with a weather-tough shell outside. We'll help you choose based on look, maintenance, and budget.
Do Marvin windows meet Oakland's energy code? Marvin offers Title 24-compliant glass packages. Oakland is in Energy Climate Zone 3 and treats window replacement as an alteration requiring a Title 24 form; we confirm the current U-factor and SHGC targets at permit time and spec the glass to meet them.
Are big new openings more complicated to permit and install? They can be. Enlarging an opening or adding a large window may involve structural coordination on top of the standard permit, and in the hills the fire-zone glazing rules apply. We scope that up front so there are no surprises.
Request an estimate or call Bay Area Siding Company at (415) 619-5167. We'll match the Marvin line to your project, meet Oakland's energy code and your parcel's fire requirements, and handle the permit. See finished work in the project gallery or our East Bay service area.
