Marvin sits at the premium end of the window market. Homeowners usually choose it for the look and feel of the product: real wood interiors, fiberglass exteriors, and the flexibility to build large or unusually shaped openings. Bay Area Siding Company installs Marvin windows in Union City homes, including the mid-century tracts that make up most of the city and the older houses in Decoto and Alvarado. We're a siding and window contractor based in Larkspur. We handle the full job: measuring, line and glass selection, the City permit, installation, flashing, and the final walkthrough.
Weighing Marvin for your home? Request a bid or call (415) 619-5167. We'll look at your openings and tell you honestly whether Marvin is the right fit or whether another brand would serve you better.
Be honest with yourself about the goal before you pick a line. Marvin is not the budget answer. A lot of Union City homes are 1950s–1970s tract houses still running original aluminum sliders. If your main aim is swapping those for efficient, low-maintenance units at a sensible cost, a vinyl window is often the better value. Anlin and Milgard are good examples.
Marvin tends to earn its price in these situations:
If none of those apply, we'll say so. The goal is the right window for your house, not the most expensive one.
Marvin organizes its residential windows into three collections. Each is aimed at a different kind of project.
Elevate pairs a durable fiberglass exterior with a wood interior. This is the line most Union City homeowners look at first when they want the warmth of wood indoors. It also suits a bay-plain exterior that sees damp, foggy winters and warm late-summer afternoons: the fiberglass outer face doesn't need repainting the way exposed wood does. Elevate often suits a mid-century home getting a quality upgrade without full custom pricing.
Essential is fiberglass inside and out. It's the lower-maintenance, cleaner-lined option in the Marvin family. It can suit a mid-century tract where the horizontal, modern lines of the house call for a simple frame and nobody wants to finish or maintain wood interiors. If you like the idea of Marvin but not the upkeep or cost of wood, Essential is worth pricing. Also compare it against other fiberglass options. Milgard's Ultra line is one, and Pella makes fiberglass as well.
Signature is Marvin's design-driven collection. It covers custom sizes and shapes, historically minded details, and the large openings architects specify on high-end remodels. It's the most flexible line and usually the most expensive. In Union City, Signature makes the most sense on a significant renovation or a period home where the window design is part of the architecture.
Marvin's line names, options, and availability change over time. We confirm the current specifics for your exact openings at the quote stage rather than promising features from memory.
For the bigger picture, including frame materials and how a replacement job goes from start to finish, see our window replacement hub and the Union City window replacement page.
Permits run through the City of Union City Building Division. Window replacement is a permitted alteration here and isn't on the city's "Work Not Requiring a Construction Permit" list. California treats a window change as an energy-code alteration, so the submittal includes a Title 24 compliance form for the new windows. Every Marvin unit we specify has to meet the U-factor and SHGC requirements in force at permit time. Those values depend on climate zone and code cycle, so we confirm the current numbers during selection rather than quoting a figure. We handle the permit and the paperwork.
Safety glazing and egress, not fire glazing. Union City sits on the bay plain and is not in a Very High or High Fire Hazard Severity Zone. The Wildland-Urban Interface glazing rules that apply in East Bay hill cities don't drive the order here. The Building Code's standard safety-glazing rules still apply. Openings in or near doors, in bathrooms and tub/shower areas, and close to the floor or walking surfaces generally need tempered glass. Bedroom windows have to meet egress sizing. That egress requirement matters if you're changing a window style, for example going from a slider to a casement. We flag which openings are affected before anything is ordered.
Retrofit or full-frame. A retrofit (insert) installation keeps the existing frame in place and is less disruptive. A full-frame installation removes the old window back to the rough opening, so flashing and the water-resistive barrier around the opening can be renewed properly. Full-frame is often the better call on an older Decoto or Alvarado home with rot or past leaks at the sill. It's also the better choice when you want the full look of a Marvin frame rather than an insert inside an old one. Which method works depends on the product, the opening, and what we find. We'll show you our reasoning at the walkthrough.
If your siding is also near the end of its life, which is common on T1-11 and hardboard walls from the city's mid-century era, consider doing windows and cladding together. That way, flashing and trim at each opening only get detailed once. See our Union City siding replacement page.
We don't publish prices because Marvin projects vary widely. The main drivers are:
Changing an opening's size or style also adds scope. A written, line-by-line bid is the only way to compare Marvin fairly against another brand.
Is Marvin worth the extra cost on a Union City tract home? Sometimes. If you're simply replacing original aluminum windows for comfort and efficiency, a quality vinyl window is often the better value. Marvin makes more sense when you want wood interiors, larger or custom openings, or you're remodeling and want the windows to be a design feature.
Do I need a permit to install Marvin windows in Union City? Yes. Window replacement is a permitted alteration through the City of Union City Building Division, and a Title 24 compliance form is part of the submittal. We prepare it and pull the permit as part of the job.
Do Marvin windows need special fire-rated glass in Union City? Generally not for fire reasons. Union City isn't in a Very High or High Fire Hazard Severity Zone. Standard safety-glazing rules still require tempered glass in certain locations, such as near doors and in bathrooms. We identify those openings during scoping and confirm any parcel-specific questions with the Building Division.
What's the difference between Marvin Elevate and Essential? Elevate has a fiberglass exterior and a wood interior. Essential is fiberglass inside and out. Choose Elevate if you want wood inside the room, and Essential if you want lower maintenance and a cleaner, more modern frame.
We install Marvin windows throughout Union City and the wider East Bay. Browse finished work in our project gallery. Then request a bid or call (415) 619-5167 to walk through the Marvin lines at your house and see how they compare with the alternatives.
