Many older San Carlos homes still have original single-pane glass. Moving to a modern dual-pane, Low-E Marvin unit is usually a noticeable change: fewer drafts, quieter rooms, and steadier indoor temperatures through damp Peninsula winters.

Energy performance and Title 24

Marvin offers insulated, Low-E glass options across its lines. California's Title 24 energy code sets limits on U-factor and SHGC for replacement windows. Those limits depend on climate zone and code cycle, so we don't quote fixed numbers here. We check the values in force when the permit is filed and specify a Marvin glass package that meets them.

How a Marvin installation goes in San Carlos

A Marvin window only performs as well as the opening it's set into. We start by looking at each opening, then recommend one of two approaches:

  • Stucco homes need a lath inspection. When stucco is cut back for a window, the city requires a lath inspection before the scratch coat. The lath has to be lapped correctly over the flashing. On the Mediterranean and Spanish Revival stock, we plan this into the timeline from day one.
  • Egress and safety glazing. Sleeping rooms need an egress-compliant window or door. The code sets minimum clear-opening size and a maximum sill height. Safety glazing (tempered or laminated) is required near doors, tubs and showers, stairs, and low openings. A different Marvin style or size can change these conditions, so we check each affected opening.

Hillside parcels and fire considerations. San Carlos doesn't have a Very High Fire Hazard Severity Zone. However, the city treats properties west of Alameda de las Pulgas as high risk and has adopted fire-code provisions for its high fire danger area. Whether those provisions affect glazing on your windows depends on your parcel and the scope of work. We confirm it with the City and the San Carlos and Redwood City Fire Department before ordering, not after.
