Marvin sits at the premium end of the window market. It is the brand homeowners usually look at when they want real wood inside the room, a durable fiberglass exterior, or an opening sized and shaped beyond what a stock vinyl catalog offers.

Bay Area Siding Company installs Marvin windows across South San Francisco. That includes the postwar tracts of Buri Buri, Winston Manor, and Westborough, the older homes in Old Town, and the hillside streets of Sterling Terrace and Serra Highlands. We're a Marin-based (Larkspur) siding and window contractor. We handle the full project: measuring, selecting the line, permitting, removal, flashing, air-sealing, and the final walkthrough.

Weighing Marvin against other options? Request a bid or call (415) 619-5167, and we'll price it side by side with the alternatives.

Is Marvin the right call for your house?

Marvin is not the default answer for every South City home. Many of the city's postwar tract houses are well served by a good vinyl replacement window at a lower cost. Marvin earns its price in specific situations:

  • You want wood on the interior. Stained or painted wood sash can suit a home with original wood trim, or a remodel where the windows are part of the design.
  • You want a tougher exterior than wood or vinyl. Marvin's fiberglass exteriors are a strong fit for a windy, marine-influenced city. Fiberglass doesn't rot, and it holds its shape well.
  • You're changing the opening, not just filling it. Larger units, custom shapes, and architectural configurations are where Marvin's design flexibility shows. This comes up often on hillside homes being remodeled and on older Old Town houses where the original proportions matter.
  • The windows are a long-term investment. Marvin suits you if you plan to stay and would rather buy once at a higher tier.

If none of those describe your project, we'll tell you. A Milgard or Anlin vinyl unit may deliver what you need for less. The goal is the right window for the house, not the most expensive one.

Three Marvin lines, three different jobs

Marvin organizes its products into collections. For most South San Francisco homes, the choice comes down to three:

| Line | Construction | Where it tends to fit | |---|---|---| | Essential | All-fiberglass, inside and out | Homeowners who want fiberglass durability and a clean, low-maintenance look without wood upkeep; common on tract-home upgrades | | Elevate | Fiberglass exterior, wood interior | The "both" option: weather-tough outside, warm wood inside; popular for living rooms and remodels | | Signature | Architectural/custom-oriented collection | Design-driven projects, unusual sizes and shapes, period-sensitive or high-end remodels |

Within each line, options such as operating style, glass package, hardware, and interior finish vary. We'll walk through them at your home rather than guess from a catalog. For a broader look at the brand, see our Marvin windows overview.

South City's wind and marine air: what actually matters

South San Francisco is one of the windier spots on the northern Peninsula, and summer is typically the windiest stretch. The city's marine setting also means a steady flow of damp, salt-carrying air across exposed walls.

For a window, that environment argues for three things.

First, a stable, moisture-tolerant exterior. This is the practical case for Marvin's fiberglass exteriors over bare wood.

Second, sound hardware and good seals. These keep the sash tight when the wind is pushing against it.

Third, the installation itself. Even a premium unit will whistle and leak if the opening isn't flashed and air-sealed correctly. Much of the draft complaint in older South City homes comes from gaps around the frame, not just from single-pane glass.

That is why we treat the install as half the product. On a retrofit (insert) job, the new Marvin unit goes into the existing frame, and we seal it to that frame. On a full-frame (new-construction) job, the old window comes out completely, back to the rough opening. That lets us inspect the surrounding framing and renew the flashing and water-resistive barrier tie-in. Full-frame is the better route where there's rot or a history of wind-driven water getting in. We decide between the two after looking at your openings, not before.

Permits, energy code, and fire-zone glazing

Permits. Window replacement in South San Francisco is permitted through the City's Building Division, within Economic and Community Development. Windows are among the projects the City handles as over-the-counter permits. We prepare and pull the permit and coordinate the inspection.

Energy code. California's Title 24 energy code sets performance limits for replacement windows. The specific U-factor and SHGC values depend on climate zone and code cycle. Marvin offers glass packages that meet those requirements, and we confirm the current numbers at permit time instead of quoting figures that may be out of date.

Fire-hazard parcels. CAL FIRE issued updated Fire Hazard Severity Zone maps for South San Francisco in 2025. Parcels near San Bruno Mountain or the Sign Hill open space may carry a designation that brings California Building Code Chapter 7A into play. For windows, that can affect glazing on altered openings, for example tempered or multi-pane requirements.

Whether Chapter 7A applies to your home depends on your parcel and on whether the work counts as a repair or an alteration. We check your address with the City during scoping, then choose a Marvin glass configuration that fits the requirement if one applies.

Marvin compared with the other brands we install

We install several window brands, so we can compare them honestly:

  • Andersen: another premium national brand. Its signature material is the Fibrex composite, a different approach from Marvin's fiberglass.
  • Pella: spans vinyl, fiberglass, and wood. Some of its lines overlap with Marvin's range.
  • Milgard: a West Coast manufacturer with vinyl, fiberglass, and aluminum options, generally at a lower price point than Marvin.
  • Anlin: California-made vinyl windows, often the value-focused choice for tract-home replacements.

If you're still deciding whether to replace at all, start with our South San Francisco window replacement page or the window replacement hub.

What drives the cost of a Marvin project

We don't publish prices because every house is different. The main factors are:

  • The Marvin line you choose
  • The number and size of openings
  • Custom shapes or configurations
  • The glass package, including any fire-zone glazing
  • Interior wood species and finish
  • Retrofit versus full-frame installation
  • Repairs to rot or flashing uncovered once the old units come out

As a rule, Marvin costs more than mainstream vinyl. We'll show you where the premium goes so you can decide whether it's worth it for your house.

How the job runs

  1. Consultation. We start with a visit to look at your openings and talk through the look you want.
  2. Measurement and line selection. We take precise field measurements and help you choose the line.
  3. Ordering and permitting. Marvin units are built to order. Lead times vary by line and configuration, and we confirm the timing when you order. We file the permit with the Building Division in the meantime.
  4. Installation. On install day, we remove the old windows, check the openings, then set, flash, and air-seal each new unit.
  5. Walkthrough. We finish with trim and caulk, test operation with you, and clean up.

FAQ

Do Marvin windows make sense on a postwar tract home in Buri Buri or Westborough? They can, especially if you want a fiberglass exterior for wind and marine exposure (Essential) or a wood interior (Elevate). For a straightforward swap of original single-pane units, a quality vinyl window may be the better value. We'll price both so you can compare.

My home is near San Bruno Mountain. Does that change my Marvin order? Possibly. Some parcels near the open space fall within updated Fire Hazard Severity Zones, which can bring Chapter 7A glazing requirements for altered openings. We confirm your parcel with the City before finalizing the glass package.

Elevate or Essential: what's the real difference? Both have fiberglass exteriors. Elevate adds a wood interior you can stain or paint. Essential is fiberglass throughout for a cleaner, lower-maintenance look. The choice mostly comes down to interior style and budget.

Can you install Marvin without replacing the whole frame? Often, yes, as a retrofit into the existing frame. If we find rot or signs of past water intrusion, we'll recommend a full-frame install so the flashing can be renewed properly.

Planning more exterior work?

Windows and walls share flashing details, so it can pay to plan them together. We also handle siding replacement and James Hardie siding in South San Francisco. We serve the wider Peninsula, and you can browse finished work in our project gallery.
