Most Sausalito homeowners who ask about Marvin want the same things. They want to frame a bay view with more glass and less frame. They want an interior that feels like real wood. And they want an exterior that holds up to salt air and fog off Richardson Bay.

Marvin is a premium window manufacturer with wood and fiberglass lines and a lot of design flexibility. That fits a town where one street can hold an early-century cottage near downtown and a glassy contemporary house on the hillside above it.

Bay Area Siding Company is a siding and window contractor based in Larkspur, a short drive from Sausalito. We install Marvin windows, and we handle the whole job:

  • line and glass selection
  • permits and design review coordination
  • removal and install
  • flashing and air-sealing
  • the final walkthrough

Three Marvin lines, matched to Sausalito houses

Marvin organizes its residential windows into three lines. Picking the right one is usually the first real decision.

Marvin Elevate: fiberglass outside, wood inside. Elevate pairs a fiberglass exterior with a wood interior you can paint or stain. For many Sausalito homes, this is the practical middle ground:

  • The weather side is fiberglass, not exposed wood, so it doesn't need the same upkeep in a damp marine setting.
  • The room side still has the warmth of wood.
  • It suits the Craftsman and early-twentieth-century homes near the waterfront, where an all-synthetic interior can feel out of place.

Marvin Essential: all-fiberglass. Essential is fiberglass inside and out, with a more streamlined set of options. It's a good fit when:

  • you want Marvin's frame material without paying for a wood interior
  • the rooms are casual or contemporary
  • low maintenance matters more than interior finish options

On a mid-century hillside house or a rental unit below the main home, Essential often makes sense.

Marvin Signature: architectural and custom. Signature is where Marvin's design range lives. It offers the broadest choice of shapes, sizes, finishes, and configurations. On a Sausalito hillside, it tends to come up when:

  • an architect has drawn large openings to capture a view
  • a remodel calls for unusual shapes or tall stacked units
  • the owner wants a look the other two lines can't deliver

It carries the highest price of the three. It also offers the most control over the final look.

We'd rather walk the house with you than steer you toward the top tier. Plenty of Sausalito projects mix lines, for example Signature on the view wall and Elevate or Essential elsewhere.

Salt air, fog, and what the frame is made of

Sausalito's everyday weather load is marine. There's salt in the air and fog that settles in and lingers. Our Sausalito window replacement page covers how that wears on older windows: corroded hardware, waterlogged sashes, and soft sills.

That's why frame material matters more here than it does inland.

  • Fiberglass does not rust, and it doesn't take on water the way exposed wood does. That's a large part of why the Elevate and Essential exteriors appeal on bay-facing walls.
  • Hardware and finish choices still matter. Salt air is hard on metal components and coatings generally. When we spec an order, we talk through hardware finish options with a coastal exposure in mind.
  • The install matters as much as the product. A premium window installed with poor flashing will still leak. On a windy, wet elevation, a sloppy install fails quickly. We flash and seal every opening for the exposure it actually faces.

Views, big openings, and hillside logistics

Many Sausalito homes are oriented toward the bay. Owners who are replacing windows anyway often want to enlarge an opening or reduce the frame between panes. Marvin's design flexibility makes it a common choice for that kind of project.

Two practical points to know up front:

  • Changing an opening's size is a larger scope than swapping a window. It touches the wall around the opening. It is also more likely to draw design review (see the next section). If the siding around the opening needs attention too, our Sausalito siding replacement page explains how we approach the wall.
  • Hillside access affects the schedule. Large units are heavy. On a lot reached by stairs or a narrow shared drive, getting them to the opening takes planning. We factor this into the schedule and the estimate from the start, so it doesn't surprise anyone on install day.

Design review and the fire district

Permits and design review. The City of Sausalito requires a permit for window replacement. Its planning rules treat exterior changes, windows included, as work that often needs review.

  • A like-for-like replacement may follow a lighter path.
  • Changing size, style, material, or grid pattern on a window visible from the street or the water is more likely to go through design review.

Marvin's range can help here, because it's often possible to match an original profile or divided-lite pattern closely. We confirm the review path with the Community Development Department before ordering. That way, special-order Marvin units aren't sitting in a warehouse waiting on approval.

Fire-zone glazing. Fire protection in Sausalito comes from the Southern Marin Fire Protection District, which adopted Wildland-Urban Interface code covering parts of the city.

  • If a parcel is mapped WUI or sits in a Fire Hazard Severity Zone, California Building Code Chapter 7A can apply to exterior glazing.
  • For an altered opening in a single-family home, that commonly means multi-pane units with at least one tempered pane, or another compliance path the code allows.

Whether any of this applies to your windows depends on your parcel and on whether the work counts as a repair or an alteration. We confirm that with the district during scoping. Then we specify the Marvin glass package to match what the parcel requires, not a blanket assumption.

Energy code. Replacement windows must meet California's Title 24 energy standards. The maximum U-factor and SHGC values depend on climate zone and code cycle. We confirm the numbers in effect at permit time and choose a Marvin glass package that meets them.

Retrofit or full-frame?

We install Marvin windows two ways and recommend one based on what each opening shows us.

  • Retrofit (insert) install. The new window goes into the existing, sound frame. It's less invasive and usually quicker.
  • Full-frame (new-construction style) install. The old window and frame come out, exposing the rough opening so the flashing can be fully renewed.

On an older Sausalito home with a history of marine moisture, we often find rot or hidden water intrusion that makes full-frame the more honest choice. When the frame is solid, a retrofit can make sense.

What drives the cost of a Marvin project

We don't publish prices because every house is different. These are the factors that move a Marvin quote:

  • Product line: Essential, Elevate, or Signature
  • Size and shape: large, custom, or architectural units
  • Interior finish: unfinished, stained, or painted wood interiors
  • Details: divided lites and specialty hardware finishes
  • Install method: retrofit or full-frame
  • Opening condition: any rot repair around the frame
  • Glazing requirements: anything the fire zone calls for on your parcel
  • Site factors: access on a steep lot
  • Design review: scope changes the review may require

Comparing Marvin to the alternatives

Marvin is a premium choice. That isn't always the right fit for every opening or every budget.

  • Milgard and Anlin offer strong vinyl options at a different price point.
  • Andersen offers its Fibrex composite.
  • Pella spans vinyl, fiberglass, and wood.

Frequently asked questions

Which Marvin line makes sense for a waterfront-facing Sausalito home? Many bay-facing projects start with Elevate or Essential, because both have fiberglass exteriors that don't rust or absorb water like exposed wood. Signature comes into play for large or custom view openings. The right answer depends on the house, the interior you want, and your budget.

Will I need design review to install Marvin windows in Sausalito? You'll need a building permit. Design review depends on the scope. A like-for-like swap may follow a lighter path. Changes to size, style, material, or grid pattern on a visible elevation are more likely to be reviewed. We confirm the path with Community Development before ordering.

Do Marvin windows meet fire-zone requirements? It depends on your parcel and scope. Where Chapter 7A applies, we confirm the requirements with the Southern Marin Fire Protection District. We then specify the glass package, commonly including tempered glazing, to comply.

Are you a certified Marvin dealer? We install Marvin windows. We don't claim any certified or authorized dealer status. We'll walk you through the lines and help you choose the one that fits your home.
