A ranch-style house on acreage off Highway 26, or an older home in Rancho Calaveras or La Contenta, often reads best with a board texture that feels like real lumber. LP SmartSide is an engineered wood product, which means it is combustible. Where a parcel carries a fire-hazard designation, California Building Code Chapter 7A can regulate exterior wall coverings on the assemblies it covers. That can limit which products and assemblies are acceptable.

Whether Chapter 7A applies to your job depends on several things:

• your parcel's designation,
• the scope of work, and
• how the specific assembly is detailed.

It doesn't apply identically to every home or every wall. Because Valley Springs is unincorporated, the authority that makes that call is the Calaveras County Building Division, not a city. We confirm your parcel's status and what it triggers before recommending a material.

1. Remove the old cladding down to the sheathing/substrate, so the water-resistive barrier (WRB) and flashing can be inspected. The framing stays covered unless damaged sheathing has to come off for repair.
2. Repair what we find. That means soft sheathing, torn or missing WRB, and missing flashing at windows, doors, and penetrations.
3. Install the siding and trim with the required gapping and fastening.
4. Seal cut edges and hold the manufacturer's clearances from grade, roofs, and hardscape. This matters on a home where the lower courses sit near dirt, gravel, or irrigated landscaping.
5. Finish and walk through with you, including color and paint coordination.

Permitting in unincorporated Valley Springs

With no city hall in Valley Springs, a re-side is permitted through the Calaveras County Building Division.
