Marvin is a premium window brand, and most homeowners pick it for design. It offers wood and fiberglass construction, large sizes, and a level of architectural customization that most replacement lines don't. Bay Area Siding Company installs Marvin windows in San Leandro: original wood openings in downtown and Broadmoor bungalows, window walls on postwar ranches, and view-facing glass on the slopes above Bay-O-Vista.

We're a Larkspur-based siding and window contractor working across the East Bay. We handle the whole job, including measuring, choosing the right Marvin collection and glass, permitting through the City of San Leandro, installation, flashing, and the final walkthrough.

What sets Marvin apart

Most window brands compete on price and energy numbers. Marvin competes on how the window looks and how far you can customize it. Its strengths are:

  • Real wood interiors on its wood and wood-interior products
  • Fiberglass exteriors and all-fiberglass frames that hold their shape
  • Large and unusual sizes that many vinyl lines can't produce
  • Detailed profiles and finishes for homes where the window is part of the architecture

That makes Marvin a natural fit for some San Leandro houses and more window than others need. We'd rather help you figure out which applies to yours than oversell it.

The honest trade-offs

  • Price. Marvin sits at the high end. If your main goal is replacing aging aluminum sliders on a tight budget, a vinyl line will usually stretch your money further.
  • Wood interiors need care. Wood interiors are beautiful, but they are real wood. They need a finish, and they reward reasonable upkeep, especially on sills that catch condensation.
  • Lead times. Custom and architectural orders can take longer than stock vinyl. We build that into the schedule from the start.

Three Marvin collections, three kinds of San Leandro house

Marvin organizes its products into collections. Each one lines up well with a type of home you see around town.

Elevate: wood inside, fiberglass outside

Elevate pairs a fiberglass exterior with a wood interior. It is often the sweet spot for San Leandro's older Craftsman and bungalow homes. Inside, you get the warmth of wood that suits original trim and built-ins. Outside, you get a fiberglass face that won't rot or need the repainting a solid-wood exterior does.

The city sits close to the bay and sees plenty of damp, foggy stretches. That makes a moisture-tolerant exterior a practical choice regardless of brand. If you want period character without restoring and repainting wood sash every few years, start with Elevate.

Essential: all-fiberglass, lower maintenance

Essential is Marvin's all-fiberglass line, with fiberglass inside and out. It suits the low, horizontal ranch homes in San Leandro's postwar tracts. Those homes often read best with clean, simple window lines rather than heavy traditional detail.

Essential gives you Marvin's build quality and fiberglass stability at a lower price point than its wood-interior and custom tiers. There is also no interior wood to finish. It's the Marvin collection we most often compare against high-end vinyl, and that comparison is worth having.

Signature: architectural and custom

Signature is Marvin's architectural collection. It's for projects where size, shape, or detail goes beyond standard catalog windows, such as a large view opening on a Bay-O-Vista hillside home, a remodel with custom divided-lite patterns, or a design where the windows need to match a specific architectural intent.

It's the most flexible and most expensive route. It also involves the most planning, so we scope it carefully before anyone commits.

Marvin compared with the other brands we install

Choosing a brand is partly a choice of frame material. Here's how Marvin compares with the rest of our lineup:

| Brand | What it's built around | Where it fits best | |---|---|---| | Anlin | California-made vinyl windows with a strong warranty | Budget-conscious, energy-focused vinyl replacement | | Milgard | Vinyl, fiberglass, and aluminum | Broad, widely available options, including fiberglass at a more moderate price | | Andersen | Fibrex composite plus wood and clad-wood | A composite frame with brand-name recognition | | Pella | Vinyl through wood | A wide mid-to-premium range | | Marvin | Wood interiors, fiberglass, custom sizing | Design-led projects |

If you're unsure whether Marvin is worth the premium for your house, our window replacement hub walks through frame materials side by side. The Marvin hub covers the brand in more depth.

Installing Marvin to San Leandro's requirements

A premium window still has to pass a San Leandro inspection. The city publishes homeowner-facing window and door guidelines, and we build every Marvin order around them.

  • Title 24 label. Replacement windows must carry a Title 24-compliant U-factor label. Marvin offers multiple glass packages, and the right one depends on your climate zone and the current code cycle. We confirm the target with the city at permit time rather than quoting a figure that may have changed.
  • Safety glazing. Tempered glass is required in hazardous locations: in and beside doors, near walking surfaces, in low glazing near the floor, and around stairs. This matters with Marvin because large custom units often land in exactly these spots. We flag them before ordering.
  • Bedroom egress. Every sleeping room needs at least one window or door that meets escape-and-rescue minimums. Changing a sash style, for example from a double-hung to a casement or the reverse, can change the clear opening. We check egress on every bedroom before the order goes in.
  • Permitting. We submit through the City of San Leandro Building & Safety Division, part of the Community Development Department. Most window replacements are issued without plan review. Keeping the work permitted also avoids problems in disclosures or a buyer's inspection later.
  • Fire zones. Most of San Leandro is bay plain, and fire code isn't a factor for most Marvin projects here. However, the State Fire Marshal's 2025 maps added some Moderate and High Fire Hazard Severity areas toward the eastern edge and the Bay-O-Vista slopes. If your parcel is in a mapped zone, exterior glazing may carry added Chapter 7A requirements depending on scope. We confirm your parcel's designation with the AHJ before specifying glass.

How the install goes

After a consultation and field measurements, we decide opening by opening between two install types:

  • Retrofit (insert) install. Keeps the existing frame. It's less invasive and works when that frame is sound.
  • New-construction (full-frame) install. Removes the old unit to the rough opening so the flashing can be fully renewed. It's the better choice where there's rot or a history of leaks, which is common on older San Leandro bungalows.

Each Marvin unit is then set level and plumb, flashed, air-sealed, and trimmed. We finish with an operation check and a walkthrough with you.

What drives the cost of a Marvin project

Without seeing your windows, we can't give an honest price. These are the factors that move it:

  • Collection. Essential, Elevate, or Signature
  • Number, size, and shape of the openings
  • Glass package, including any tempered units
  • Interior wood species and finish, where they apply
  • Hardware and divided-lite options
  • Install type. Retrofit versus full-frame, and any rot repair found at the openings

If you're also re-siding, combining the two projects can simplify the flashing work at every opening. See our San Leandro siding replacement and James Hardie siding pages.

Marvin window FAQs

Is Marvin worth the premium over vinyl for a San Leandro home? It depends on the house and your goals. On a Broadmoor or downtown bungalow where interior wood and period detail matter, many owners find Elevate worth it. On a postwar ranch where the goal is efficient, low-maintenance glass, a quality vinyl or fiberglass line from another brand may be the better value. We'll price more than one option if that helps you decide.

Which Marvin collection works best in San Leandro's damp bay climate? Elevate and Essential both use fiberglass exteriors, which don't rot and hold their shape well. Either is a practical choice near the bay. Elevate adds a wood interior, and Essential is fiberglass throughout.

Do Marvin windows need a permit in San Leandro? Yes. Window replacement is permitted through the City of San Leandro Building & Safety Division, and most replacements are issued without plan review. Your windows must meet the city's Title 24 labeling, safety-glazing, and egress requirements, and we handle the submittal.

Can Marvin replace windows without disturbing my siding or stucco? Often, yes. A retrofit install keeps the existing frame and leaves the surrounding wall alone. Where the frame is rotted or has leaked, a full-frame install is the more durable fix, even though it involves more exterior work. We recommend an approach for each opening after inspecting it.
