The one caveat: SmartSide is a wood product, and fire zones matter

This is where honesty serves you. LP SmartSide is engineered wood, and it is combustible — treated and durable, but not noncombustible the way fiber cement is. That distinction is not academic in Lake County. The 2015 Valley Fire and the 2018 Ranch Fire (the larger half of the record Mendocino Complex, which pushed toward Clear Lake and forced mandatory evacuations in Lakeport) are recent history, and Cal Fire's updated mapping has expanded High and Very High Fire Hazard Severity Zone coverage across the county. Some Lakeport-area parcels sit inside those zones.

Where a parcel is designated, California Building Code Chapter 7A can require noncombustible or tested ignition-resistant wall assemblies for the regulated portions of the work — and standard engineered wood generally won't satisfy that. Whether the requirement reaches your project depends on your parcel's mapped designation and the scope, which we confirm with the City of Lakeport Building Division (or Lake County for unincorporated parcels) before recommending a material. On a parcel with no such requirement, SmartSide is a strong, well-priced choice. On a designated one, we'll be straight with you that fiber cement is the safer fit for the regulated areas. SmartSide's lighter weight and workability make for a clean install with crisp trim details, but it still goes on to LP's fastening and clearance spec, with cut edges treated. Then paint or finish, and a walkthrough. Re-siding over failing material buries the flashing and WRB that keep the wall dry, so we don't.

Cost drivers

We don't post prices. SmartSide generally lands below or near fiber cement and above vinyl, but the real number depends on your home's size and stories, substrate repair found at tear-off, the profile and trim package, the paint program, whether a fire-zone assembly applies to your parcel (which may take SmartSide off the table for regulated areas), and access on hillside or lakefront lots.
