Where Andersen fits in a Tiburon window decision

Andersen is not a budget choice, and it isn't meant to be. It makes sense when both appearance and long-term performance matter. That describes many Tiburon projects, where a window change may be reviewed by the Town for how it reads from outside.

What sets the brand apart:

  • Fibrex composite. Fibrex is Andersen's own material, a composite of wood fiber and thermoplastic polymer. It is designed to be stable and low-maintenance without the painting schedule of a bare wood exterior. The 100 Series is built from Fibrex. It is Andersen's most accessible entry point, with a cleaner, slimmer profile than much standard vinyl.
  • Wood inside, protected outside. The 400 Series pairs a real wood interior with a low-maintenance exterior. It suits older cottages and traditional homes where interior wood trim matters.
  • Architectural range. The A-Series is aimed at design-driven homes. It offers more style and finish options and suits contemporary or architect-designed houses with larger, more deliberate glass layouts.

Some other brands may be a better fit for your project. If you mainly want the most economical vinyl replacement, Anlin or Milgard vinyl may suit you better. Matching the line to the house

Tiburon's housing stock is mixed, so we usually start with the house itself and then pick the line.

Hillside and ridgeline view homes. These homes often have big expanses of glass facing south and west over the water. Priorities here are frame profile (how much the frame interrupts the view), glass package, and how the unit handles direct sun and wind-driven weather. A-Series or 400 Series configurations are common starting points. The right answer depends on opening sizes and on whether you want the interior to read as wood.

Older cottages near downtown and Ark Row. Proportions matter on these houses: sash widths, grid patterns and trim. Homeowners here often want wood interiors and a traditional exterior look, which points toward the 400 Series. In a neighborhood with this much visible character, keeping the look consistent also tends to make Design Review smoother.

Waterfront homes. Salt air is a real daily condition here. It is hard on hardware, seals and metal surfaces. Fibrex and clad exteriors reduce the paint maintenance of exposed wood. They do not make a window immune to marine exposure, though. Hardware selection, correct installation, and flashing at the opening still decide how well the window holds up. We'll talk through hardware and finish options with those conditions in mind rather than assume the frame material solves everything.

Tract-era and mid-century homes. Where the goal is a clean, efficient upgrade on a sensible budget, the Fibrex-built 100 Series is worth pricing. It is a step up from basic vinyl while staying within the Andersen family.

Glass, energy code and fire-zone glazing

Every Andersen unit we install has to meet California's Title 24 energy requirements for replacement windows. Those limits for U-factor and solar heat gain vary by climate zone and code cycle. Rather than quote numbers that may be outdated, we confirm the current requirement at permit time and choose the glass package to meet it. On Tiburon's large sun-facing elevations, glass choice also affects glare and afternoon heat. That matters as much as the code minimum.

Parts of Tiburon are mapped in Fire Hazard Severity Zones, up through Very High in places. There are also Wildland-Urban Interface areas along the wooded slopes and open space. Where the California Building Code's Chapter 7A applies, exterior glazing generally needs to be multi-paned with tempered glass, among other requirements. Whether that applies to your windows depends on:

  • your parcel's mapped designation, and
  • how the work is classified.

We confirm this with the Town and the Tiburon Fire Protection District during scoping, and we specify glass in the chosen Andersen line to match. If your home backs onto open space, mention it early, because it can change the glass specification and the cost.

Getting through permits and Design Review

The Town of Tiburon requires a building permit for windows that are added or replaced. The Town also notes that separate Design Review approval is required for many exterior items. If your Andersen project changes how the windows look from outside, it may fall under review. That includes changes to size, grid pattern, material or exterior color.

This is one place where Andersen's range helps. A like-for-like look in a new line is often a simpler conversation than a dramatic change. A deliberate redesign can also be documented clearly, with the product's actual profiles and finishes. We build the permit and any review into the schedule. You should confirm the exact submittal path for your parcel and scope with the Town's Community Development Department.

How the install goes

We start by walking the house and measuring every opening. Then we recommend a retrofit or a new-construction installation, opening by opening:

  • Retrofit (insert) installation. The new Andersen unit fits inside the existing frame. It is less disruptive and often right where the old frame is sound.
  • New-construction (full-frame) installation. The opening is taken back to the rough framing so the flashing and weather barrier around it can be fully renewed. We recommend this where there's rot or a history of water getting in, which is common on wind-exposed Tiburon elevations. It is also the option when you want to change the size of an opening.

Each unit is then set level and plumb, flashed, air-sealed and trimmed. We check that every window operates properly before the final walkthrough. What drives the cost

Andersen pricing depends on several factors:

  • Line: 100 Series, 400 Series or A-Series
  • Size and count: the number and size of openings, especially large view units
  • Configuration: operating style, grids and interior/exterior finishes
  • Glass package: including tempered glazing where fire-zone rules call for it
  • Install type: retrofit versus full-frame
  • Access: difficult access on steep hillside lots
  • Hidden repairs: any rot found once the old units come out

Will changing to Andersen windows trigger Design Review in Tiburon? It depends on the visible change. The Town requires a permit for replaced windows and notes that Design Review is required for many exterior items. Changing size, grids, material or color is the kind of change that may be reviewed.
