Anlin makes vinyl replacement windows in Clovis, California. It builds them for California homes and markets them on energy efficiency and one of the more comprehensive warranties in the replacement-window category. Bay Area Siding Company installs Anlin windows for South San Francisco homeowners, from the postwar tracts of Buri Buri and Winston Manor to Old Town and the hillside streets below San Bruno Mountain.

We're a Larkspur-based siding and window contractor, and we handle the whole job:

  • Measuring
  • Choosing the Anlin line and glass
  • Permitting
  • Removal and installation
  • Flashing and air-sealing
  • A final walkthrough with you

Why South City homeowners look at Anlin

Most people who ask us about Anlin fit the same profile. They own a mid-century single-family home that still has its original single-pane windows. They want a clear jump in comfort without the cost of premium wood or fiberglass. They'd rather have a product with a long warranty than repaint window frames every few years.

Anlin's appeal to that homeowner comes down to a few things:

  • Made in California, for California homes. Anlin designs and builds its windows in the Central Valley, around the state's energy code and housing stock. It isn't a national line adapted after the fact. That doesn't make it automatically right for every house, but it's a real part of the brand's identity.
  • Vinyl frames that don't need paint. Vinyl doesn't rot, and it won't need scraping or repainting the way wood sash does. On a home that takes steady wind and damp marine air, a low-maintenance frame is a practical advantage.
  • An energy-focused product. Anlin puts insulated, Low-E glass packages at the center of its pitch. For a house moving off single-pane glass, that is usually where most of the comfort gain comes from.
  • Warranty coverage that includes glass breakage. Anlin promotes a limited lifetime warranty that includes glass-breakage coverage. Terms depend on the product and the owner, so we go through the current warranty documents with you before you commit rather than summarizing them from memory.

Anlin's product lines

Anlin sells several lines. Two you'll hear about most often are Catalina and Del Mar. They differ in frame profile, appearance, and features. The best way to choose is to look at samples and the current spec sheets side by side for your openings, not to pick a name off a brochure.

When we walk a South City house, we look at:

  • The window types you need: sliders, single-hungs, casements, picture windows, or combinations
  • How much glass area you want to keep in each opening
  • Which frame profile looks right on your elevation

A 1950s Westborough ranch and an older Old Town house may lead to different answers, even with the same brand.

Honest trade-offs

Anlin is a good fit for a lot of homes here, but not every home. Some cases where another brand may serve you better:

  • Period homes where wood detailing matters. If you have an older Old Town house with original trim you want to keep in character, a vinyl frame may not give the look you want. Clad-wood from Marvin or Pella, or Andersen's Fibrex composite, can be closer to the original.
  • Large openings or dark exterior colors. Very large window walls, or a strong preference for deep exterior colors, may point toward fiberglass or composite frames. Milgard's fiberglass line or Marvin's fiberglass options are worth comparing.
  • Wanting a single manufacturer for everything. If you want vinyl, fiberglass, and aluminum from one manufacturer, Milgard covers all three.

We install all of these brands, so the recommendation follows the house, not a sales quota. Our window replacement hub lays out the broader comparison.

How the install goes in South San Francisco

A good window can still leak or whistle if it's installed poorly. On South City's windy, marine-exposed walls, the install is where most of the performance is won or lost.

Retrofit or full-frame

There are two basic ways to install a replacement window:

  • Retrofit (insert) install. The new Anlin unit goes inside the existing window frame. It's quicker and less disruptive to your siding and interior finishes, and it's a sensible choice when the existing frame and the opening around it are sound.
  • New-construction (full-frame) install. The old frame comes out entirely, back to the rough opening. That lets the flashing be renewed and tied properly into the water-resistive barrier behind the siding.

Full-frame is the right call where there's rot at the sill, staining that suggests past water intrusion, or a frame too far gone to hold an insert. It usually means some siding or stucco work around the opening, which we can handle since we do exteriors too.

We decide between the two opening by opening after inspection, not as a blanket policy for the house.

Sealing against wind-driven weather

Summer afternoons in South City bring a lot of moving, damp air. Much of the draft complaint in older homes is about air leakage around the frame, not just the glass. Our installs focus on:

  • A level, plumb, square set
  • Correct flashing at the sill and head
  • Careful air-sealing at the perimeter

Those details are what let an energy-efficient window actually feel that way inside.

Energy code

California's Title 24 energy code sets performance requirements for replacement windows. The specific values depend on climate zone and the code cycle in effect. We confirm the current requirements when we pull the permit and spec Anlin glass packages that meet them, rather than quoting numbers that may be out of date.

Permits

Window replacement in South San Francisco goes through the City's Building Division, part of Economic and Community Development. The City lists windows among the projects it can handle as over-the-counter permits. We prepare the application, including the energy documentation, and coordinate inspection.

Fire-zone parcels near San Bruno Mountain and Sign Hill

CAL FIRE issued updated Fire Hazard Severity Zone maps for South San Francisco in 2025, and the City is working them into its building-code process. Parcels near the San Bruno Mountain and Sign Hill open space are the ones most likely to carry a designation.

If yours does, California Building Code Chapter 7A may apply to the windows being replaced. That can affect glazing, for example tempered or multi-pane requirements on altered openings. Whether it applies depends on the parcel and the scope of work, so we check your address with the City early. If it does apply, we confirm that the Anlin configuration we're proposing meets the requirement, or we recommend an alternative that does.

What drives the cost

We don't publish prices, because two South City houses with the same number of windows can price very differently. The main factors are:

  • Openings: how many, how large, and what operating types
  • Product choice: which Anlin line, and the glass package and options
  • Install method: retrofit or full-frame, opening by opening
  • Hidden conditions: any rot or water damage found once the old units are out
  • Exterior patching: siding or stucco repair around full-frame openings
  • Fire-zone glazing: any Chapter 7A requirements on your parcel

A site visit and written scope turn those variables into a real number.

Doing more than windows?

Many South City homeowners replace windows and siding in the same project. Doing both at once lets the window flashing and the wall's weather barrier be detailed together instead of patched into each other later.

FAQs

Are Anlin windows a good choice for South San Francisco's wind and fog? They're a solid option for many homes here. The vinyl frames don't need painting, and Anlin's insulated Low-E glass packages are a big step up from single-pane originals. In a windy marine setting, comfort depends as much on the installation's flashing and air-sealing as on the window, so we treat both as part of the job.

Do I need a permit to replace windows in South San Francisco? Yes. Window replacement goes through the City of South San Francisco's Building Division, which lists windows among its over-the-counter permit types. We handle the application, the Title 24 energy documentation, and the inspection.

My house is near San Bruno Mountain. Can I still use Anlin? Possibly. If your parcel carries a Fire Hazard Severity Zone designation under CAL FIRE's 2025 maps, Chapter 7A may set glazing requirements for the replaced windows. We confirm your parcel's status with the City and check that the specific Anlin configuration complies before we order anything.

How does Anlin compare to Milgard? Both are strong West Coast vinyl options. Anlin is California-built and emphasizes its warranty, including glass-breakage coverage. Milgard also offers fiberglass and aluminum lines if you want a non-vinyl frame from the same manufacturer. We install both and can compare them for your openings; see our Milgard page.
