Why homeowners here choose vinyl

Maintenance is the reason we hear most often. Many South City homes carry siding that needs scraping and repainting every few years, especially on walls that face the wind. Vinyl removes that cycle. Your ongoing care is an occasional wash with a garden hose and a soft brush.

Other reasons vinyl comes up in our consultations:

  • Budget. Vinyl is generally the most affordable siding category we install. That can free up money for new windows or better trim details.
  • Moisture tolerance. The panel itself doesn't rot, swell, or feed insects, which matters in a damp, marine-influenced climate.
  • No corrosion. Unlike painted steel or thin aluminum, a vinyl panel has nothing to rust in salt air. We still specify corrosion-resistant fasteners and accessories.
  • Choice. Manufacturers offer a wide range of colors and profiles, including traditional lap, Dutch lap, board-and-batten, and shake- or shingle-style panels.

The honest trade-offs

Vinyl isn't the right answer for every South City wall. Here are the limits we'll raise before you commit:

  • Look and feel. Even good vinyl reads differently from painted fiber cement or real wood up close. The J-channel around windows and the lap seams are visible. On an Old Town cottage with detailed trim, some owners prefer the crisper lines of fiber cement or the grain of LP SmartSide.
  • Color limits. Because the color is through-body, some lines offer fewer deep or dark shades. Darker colors can also be more prone to heat distortion. If you want a very dark exterior, ask us which products support it.
  • Heat and reflection. Vinyl can distort under concentrated heat. The usual culprits are a grill parked too close to the wall or sunlight reflected off a neighbor's low-E window. South San Francisco's cool, marine climate generally isn't hard on vinyl, but these local heat sources are worth keeping in mind.
  • Fire exposure. Vinyl is combustible. That brings up the one local issue that can rule it out entirely, covered next.

Fire-hazard zones: check your parcel first

CAL FIRE issued updated Fire Hazard Severity Zone maps for South San Francisco in 2025, and the City is working them into its land-use and building-code process. Parcels near San Bruno Mountain and the Sign Hill open space are the most likely to carry a designation. That designation can bring California Building Code Chapter 7A requirements to exterior wall coverings, typically favoring noncombustible or ignition-resistant materials.

Whether Chapter 7A applies depends on your specific parcel and the scope of work. Much of South City sits outside those designations, and many homes in the flats are straightforward vinyl candidates. On hillside streets closer to the open space, though, we confirm your address with the City before recommending any material. If your parcel is designated, we'll steer you toward James Hardie or another noncombustible fiber-cement option rather than let you order panels that won't pass review. Wind is an installation question, not just a product question

South City is one of the windier spots on the northern Peninsula, and summer afternoons are the windiest time of year. For vinyl, that means installation detail matters as much as brand.

Vinyl panels expand and contract with temperature, so they're hung rather than nailed tight. Fasteners go in the center of the nailing slots, with room for the panel to move. Panels that are nailed too tight can buckle. Panels that are fastened too loosely or spaced too far apart are more likely to lose their lock in a strong gust. We follow the manufacturer's fastening schedule. Where a wall is especially exposed, we'll discuss heavier-gauge or insulated panels, which are generally more rigid than thin economy profiles.

Vinyl is also a cladding, not a water barrier. Wind-driven rain will get behind any siding at some point. What keeps the wall dry is the water-resistive barrier (WRB) and flashing underneath, which is why we don't cover over old siding.

How a vinyl re-side goes

The job starts with a visit to your home. We look at the existing walls, check your parcel's fire designation, and go over profiles and colors with you. From there:

  1. Tear-off. The existing cladding comes off down to the sheathing, so we can see its condition along with any WRB and flashing that exists. Many postwar homes here predate modern drainage-plane detailing. Soft or damaged sheathing gets addressed before anything new goes on. The framing is only exposed if the sheathing itself has failed.
  2. Weather barrier and flashing. A new WRB is installed, and flashing is detailed at windows, doors, and transitions.
  3. Panels and trim. Starter strip, channels, and panels go up per the manufacturer's instructions. Corners, soffit, and fascia are finished to match.
  4. Permit and inspection. South San Francisco's Building Division (within Economic and Community Development) handles siding as an over-the-counter permit. We pull the permit and coordinate inspection.

What drives the cost

We don't publish prices because every house is different. For vinyl, the main cost drivers are:

  • Wall area and the number of stories
  • Panel line and gauge, and whether you choose insulated vinyl
  • How much sheathing repair turns up at tear-off
  • Trim, soffit, and fascia scope
  • The number of window and door openings to flash
  • Access on sloped hillside lots

Frequently asked questions

Can I put vinyl siding on my house in South San Francisco? In most of the city, yes, with a standard permit through the Building Division. The exception is parcels in a CAL FIRE-designated Fire Hazard Severity Zone, most likely near San Bruno Mountain or Sign Hill. There, Chapter 7A may call for noncombustible or ignition-resistant wall coverings. We confirm your parcel's status with the City before recommending material.

Does vinyl siding need painting? No. The color is through the panel, so routine care is washing. Vinyl can be painted with products formulated for it, but most owners choose vinyl specifically to avoid painting.

Can you install vinyl over my old siding? We recommend removing the old siding first. Covering over hides the sheathing and weather barrier, which are often the real source of trouble on older South City homes.
