Vinyl is the most affordable, lowest-maintenance siding on the market, and for the right Orinda project it's a sensible choice. It never needs repainting, it comes in a huge range of colors and profiles, and the insulated (foam-backed) versions add a bit of energy performance and rigidity. Where it makes sense, we install it well. Where an Orinda parcel's fire mapping or a home's exposure argues against it, we'll tell you that too — because on a wooded hillside lot the material question isn't only about budget. Bay Area Siding Company is a Larkspur-based siding and window contractor working throughout Orinda and Lamorinda.

The appeal of vinyl is genuine and worth stating plainly:
For a straightforward home away from the steepest, most fire-exposed terrain — a rental, a mid-century ranch on a gentler lot, an owner keeping a re-side economical — vinyl can be the right call.
Vinyl has real limitations, and two of them matter here. First, under sustained extreme heat it can warp, and darker colors on some lines are limited because deep tones absorb more heat; on a sun-baked south or west elevation that's a consideration. Second, and more important in this town: vinyl is a combustible plastic. Orinda is heavily wooded and hilly, and a large portion of it — north Orinda in particular — sits in state-mapped Very High Fire Hazard Severity Zone terrain served by the Moraga-Orinda Fire District. Where a parcel carries that designation, California Building Code Chapter 7A generally calls for noncombustible or tested ignition-resistant exterior materials, which vinyl is not.
The nuance: 7A applies to specific assemblies and openings on designated parcels, not to every home or every repair, so whether it rules out vinyl on your project depends entirely on your parcel's mapping and the scope of work. That's something we confirm with the City of Orinda before you settle on a material. If your lot is on a canyon or ridge with a Very High designation, we'll steer you toward fiber cement instead — noncombustible, and the more defensible choice there. If your parcel isn't in a regulated zone, vinyl stays on the table.
The practical way to think about it in Orinda: vinyl is a budget-and-maintenance play, not a fire-hardening one. On a lower-hazard lot where cost and never-repainting are the priorities, it earns its place. On a wooded VHFHSZ parcel, or on a period Spanish or storybook home where the look really matters, the case usually shifts to fiber cement or engineered wood. We're happy to install vinyl where it's right and equally happy to tell you when your particular address points elsewhere.
Among vinyl lines, brands like Alside and CertainTeed offer solid options; if you want the fuller brand lineup, see the CertainTeed page.
A vinyl re-side still starts with tear-off. Removing the old cladding exposes the sheathing or substrate, the water-resistive barrier (WRB), and the flashing — the layer that keeps water out. On Orinda's shaded, damp elevations we regularly find a WRB that was thin or missing or flashing that was never lapped correctly; we renew those details before new siding goes on. (Framing only comes up if the sheathing itself has failed.) Siding work is permitted through the City of Orinda's Planning and Building Department, sometimes with design review depending on visibility and scope, and we handle that.
Vinyl sits at the low end, but the number still depends on house size and stories, hillside access and staging, whether you choose standard or insulated panels, how much substrate or rot repair the tear-off reveals, and the trim detailing. We price it after seeing the walls, not from a chart.
Can I put vinyl siding on my Orinda home? Often, yes — but it depends on where your parcel sits on the fire maps. Vinyl is combustible, and on a Very High Fire Hazard Severity Zone parcel Chapter 7A generally calls for noncombustible materials. Since 7A applies by parcel and scope rather than blanket, we confirm your address with the City of Orinda before recommending it.
Is insulated vinyl worth the extra cost? It adds a modest R-value, makes the panel more rigid and dent-resistant, and improves the finished look. On an older, poorly insulated home it can be worth it; we'll weigh it against your goals.
Will vinyl fade or warp in Orinda's summers? Modern vinyl resists fading well, but under sustained heat on a sun-heavy south or west wall, darker colors can be more prone to warping — which is why some lines limit deep tones. We'll factor your exposure into the color and line choice.
What's a better fire-zone alternative to vinyl? Fiber cement. It's noncombustible and the usual first look for a fire-hardening re-side on Orinda's wooded lots. See the fiber cement and Orinda James Hardie pages.
