Vinyl is the siding San Rafael homeowners pick when they want an exterior that looks clean for years without a paint crew on the calendar. It costs less up front than fiber cement or engineered wood. The color runs through the material rather than sitting on top of it. A garden hose handles most of the upkeep.

Bay Area Siding Company installs vinyl siding throughout San Rafael from our base in Larkspur, a few minutes down the 101. That includes the Terra Linda tracts, the older blocks around downtown and Gerstle Park, and Sun Valley.

What vinyl does well, and where it falls short

We would rather you choose vinyl for the right reasons than be surprised later. Here is our assessment.

Where vinyl earns its place

  • Budget. Vinyl is generally the most affordable cladding we install. It fits owners who need to re-side an entire house and want the money to stretch.
  • No repainting cycle. The color is through-body, so there is no finish to peel or chalk the way paint does on wood. You do not have a scheduled repaint every several years.
  • Low maintenance. Occasional washing is usually all it needs. Vinyl doesn't rot, and insects have nothing to feed on.
  • Range of looks. Lap profiles, Dutch lap, board-and-batten, vertical panels, and shake- or shingle-style pieces come in a wide spread of colors and textures.
  • Insulated options. Foam-backed (insulated) vinyl adds rigidity, so walls look flatter and straighter. It also adds a modest layer of insulation to the wall.

The honest trade-offs

  • Heat. Vinyl can fade or distort under extreme heat. That includes concentrated sunlight reflected off nearby glass, and heat sources placed too close to the wall, such as grills. We look at exposure and nearby reflective surfaces before recommending it on a given elevation.
  • Appearance. Even good vinyl doesn't read quite like painted wood or fiber cement up close. Many owners are happy with that, but for some houses it matters.
  • Dark colors. Because the color is in the material, some lines limit how dark you can go. We'll show you what each product line actually offers.
  • Fire performance. Standard vinyl is not a noncombustible material. That matters on some San Rafael parcels, as explained below.

Where vinyl fits San Rafael's housing stock

San Rafael is Marin's largest city, and its houses span many decades. That variety shapes whether vinyl makes sense for a particular home.

Post-war and mid-century homes often still wear tired original wood, T1-11, or aluminum. These are frequently the strongest vinyl candidates. The owners want a durable, paint-free exterior at a sensible price, and the houses tend to have straightforward wall planes that vinyl handles well.

Terra Linda's Eichlers are a closer call. Their character comes from clean vertical lines and a specific mid-century look. Horizontal vinyl lap can work against that design. Vertical vinyl profiles exist, but some Eichler owners prefer fiber cement or wood panel systems that hold those lines more convincingly. We'll tell you plainly which way we'd go on your house.

Older homes near downtown can take vinyl, but owners there often care about period detail at the trim and corners. We talk through profile, exposure width, and trim treatment so the result doesn't look like a cover-up job.

The fire-zone question: when vinyl may not be the answer

San Rafael has wooded hillsides and wildland edges. Under California's SB 63, the state's 2025 Fire Hazard Severity Zone update maps Moderate, High, and Very High zones across Local Responsibility Areas. The City has noted those maps largely align with its existing Wildland-Urban Interface boundaries, which already carry specific building requirements.

On parcels where California's Chapter 7A exterior-wall provisions apply, the siding generally has to be:

  • a noncombustible material,
  • an ignition-resistant material, or
  • part of an assembly that meets the applicable fire-test standard.

Standard vinyl siding typically isn't classified that way. That doesn't mean vinyl is banned citywide. Applicability depends on your specific parcel, the scope of work, and the product.

We confirm your address's designation and requirements with the City of San Rafael's Building Division before recommending a material. If vinyl isn't a fit for your lot, we'll point you toward options like James Hardie fiber cement instead.

Vinyl brands and lines we install

We install vinyl from established manufacturers, including:

  • CertainTeed, with traditional vinyl lap lines, shake- and shingle-style products, and insulated vinyl.
  • Alside, another long-standing vinyl manufacturer with a broad range of profiles and colors.

When we compare lines, we look at panel thickness, profile depth, color options (including how dark each line allows), and whether an insulated version makes sense for your walls. Manufacturer warranties vary by product line. We review the actual warranty document for the specific product with you rather than quoting generalities.

How the job goes

A proper vinyl install depends on what sits behind the panels.

  1. Tear-off. We remove the old cladding down to the sheathing (substrate). That exposes the water-resistive barrier (WRB) and flashing so they can be inspected.
  2. Repairs. Damaged sheathing gets repaired. The WRB is installed or repaired, and windows, doors, and penetrations are flashed correctly.
  3. Installation. Vinyl expands and contracts with temperature, so it's hung rather than nailed tight. Fasteners sit in the center of the nailing slots with room for the panel to move. Seams overlap as the manufacturer specifies. Rushed crews skip these details, and the result is buckling and rippling.
  4. Permit. A siding replacement in San Rafael generally requires a building permit. We handle the Building Division process as part of the job.

What drives the cost

We don't publish prices because every house is different. These are the factors that move a vinyl quote up or down:

  • Wall area and complexity. Gables, bump-outs, and multiple stories add labor.
  • Substrate repairs. Rotted sheathing or failed flashing found during tear-off has to be fixed.
  • Product choice. Standard versus insulated vinyl, and premium versus entry profiles.
  • Trim and accessories. Corners, J-channel, soffit, and fascia wrap.
  • Access. Hillside lots and tight side yards take more time.
  • Coordinated window work. Swapping windows at the same time is often the cleanest sequence, since both touch the same flashing. See our San Rafael window replacement page.

Frequently asked questions

Can I install vinyl siding if my San Rafael home is in a fire hazard zone? Possibly not. On parcels where Chapter 7A exterior-wall requirements apply, standard vinyl generally doesn't qualify, because those provisions call for noncombustible, ignition-resistant, or tested assemblies. We check your parcel's designation with the City of San Rafael before recommending anything.

Does vinyl hold up to San Rafael's weather? Vinyl doesn't rot and handles fog and wet winters without needing paint. Its main weakness is concentrated heat. We watch for spots where reflected sunlight or nearby heat sources could cause distortion, and we adjust the plan for those areas.

Is insulated vinyl worth it? For many homes, yes. The foam backing makes the panels stiffer and flatter-looking and adds some insulation to the wall. Whether the added cost pays off depends on your house and goals, and we'll price both versions so you can compare.

Can you install vinyl over my existing siding? We generally recommend a full tear-off. It lets us inspect the sheathing, WRB, and flashing and fix any water damage, instead of sealing a problem in behind new panels.
