Vinyl is the cladding San Anselmo homeowners ask about when they want to stop repainting. It won't rot on a shaded north wall, it doesn't need a brush every few years, and it usually costs the least of the materials we install. It is not the right answer for every house in town, though. A hillside parcel with wildfire exposure or a carefully proportioned 1920s Craftsman can push the decision elsewhere. Bay Area Siding Company is a Larkspur-based siding and window contractor working across Marin. We install vinyl, and we'll tell you plainly whether it fits your home.

Why vinyl appeals in the Ross Valley

San Anselmo's tree cover and wet winters are hard on painted wood. Paint blisters, bottom courses soften, and mildew creeps in on elevations that rarely see sun. Vinyl addresses those problems in a few specific ways:

  • Nothing to rot. The panels are PVC, so moisture and insects don't break them down the way they do wood or neglected T1-11.
  • Color goes all the way through. Scratches don't show bare material, and there's no repaint cycle. Upkeep is mostly an occasional gentle wash to clear pollen or mildew film from shaded walls.
  • Budget room. Vinyl typically leaves more of the exterior budget available for other work, such as new windows or rot repair found during tear-off.
  • A wide range of looks. Available profiles include lap (clapboard-style), Dutch lap, board-and-batten, and shake- or shingle-style panels, in a large color palette.

The honest trade-offs

We'd rather you choose vinyl knowing its limits than regret it later.

  • It isn't the premium look. Up close, vinyl reads differently from painted wood or fiber cement. On the period homes in the Yolanda District, Winship Park, and the cottage blocks near downtown, trim width, corner details, and panel profile matter a great deal. We'll show you samples against your actual house. For some homes, fiber cement or wood will honestly suit the architecture better.
  • Heat can distort it. Vinyl expands and contracts with temperature, so it has to be hung loosely enough to move. Intense concentrated heat can warp panels. That includes sunlight reflected off some energy-efficient window glass or a grill parked too close to the wall. Correct installation handles normal movement. Reflected-heat hotspots are worth checking during the walkaround.
  • Dark colors are limited on some lines. Because the color is through-body, the deepest shades aren't offered in every product line. Ask before you set your heart on charcoal.
  • It is combustible. This matters on San Anselmo's wooded slopes. See the fire section below.

Wildfire exposure: where vinyl may not be the answer

Seminary Hill, the Bald Hill slopes, and the areas bordering Sleepy Hollow sit in wooded terrain with real wildfire exposure. Cal Fire has been updating Fire Hazard Severity Zones for local-responsibility areas across the Ross Valley. On parcels where California's wildland-urban interface provisions (CBC Chapter 7A) apply to the exterior wall work, the cladding generally has to meet ignition-resistant or noncombustible criteria. Standard vinyl siding is typically not the product we'd steer you toward in that situation.

Whether those provisions apply to your project depends on your parcel's designation and the scope of work. The Town of San Anselmo and Ross Valley Fire make that call, not us. If you're on or near a hillside, tell us at the first conversation and we'll help confirm it before anyone falls for a color. In many of those cases, James Hardie fiber cement is the more practical route.

On the flatter, less wooded blocks, vinyl remains a legitimate option, and fire rules may not come into play at all.

Choosing a vinyl product

Not all vinyl performs alike. The main variables we'll walk through with you:

  • Panel thickness and rigidity. Thicker panels resist wind rattle and waviness and look straighter on long walls.
  • Insulated (foam-backed) vinyl. A contoured foam backing stiffens the panel so it sits flatter, feels more solid, and adds some insulating value to the wall. It costs more than standard vinyl. For many homeowners it's the version that best closes the gap with pricier materials.
  • Brands and lines. We install vinyl from several manufacturers, including CertainTeed, whose lineup spans standard lap, shake and shingle styles, and insulated panels, and Alside. We'll match the line to your budget, look, and wall conditions rather than push one label.
  • Accessories and trim. J-channel, corner posts, window surrounds, and soffit details drive how finished the job looks. On an older San Anselmo home, careful trim selection is what keeps vinyl from looking flat.

Still weighing materials? Our vinyl siding hub goes deeper. LP SmartSide is worth a look if you want a warmer wood texture and don't mind periodic painting.

Vinyl isn't a raincoat: why the wall behind it matters

A common misconception is that vinyl seals the house. It doesn't. Vinyl is designed to hang loosely and let the wall breathe, which means some wind-driven rain will get behind the panels. What actually keeps the wall dry is the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations. That makes proper installation especially important in a damp valley.

That's why we don't recommend covering failing siding with vinyl. On a normal re-side, we remove the old cladding down to the sheathing (substrate). That lets us inspect the sheathing, the WRB, and the flashing, and repair concealed rot before anything new goes on. Framing is only exposed if the sheathing itself has failed and has to come off, which is a larger scope that we'd discuss with you first.

On the creek flats, the base of the wall takes the most abuse. That includes homes near San Anselmo Creek, where the lower town has a documented flood history. We pay close attention to bottom-course clearance above grade, drainage at the base of the wall, and flashing transitions. If your parcel sits inside a FEMA special flood hazard area, floodplain rules can affect materials and improvements below the flood elevation. We confirm that with the Town for your address before finalizing scope.

How a vinyl job goes

We start with a walkaround and an honest conversation about fit. That covers architecture, fire exposure, sun and reflected-heat spots, and budget. Then come field measurements and a written scope. Exterior re-siding in town generally requires a permit through the Town of San Anselmo's Building Division, and we confirm the requirements for your scope and pull it.

After tear-off and substrate repair, we install the WRB and flashing and then hang the vinyl per the manufacturer's instructions. That includes correct nailing, expansion gaps, and panel overlaps so the siding can move with temperature. We finish with trim and a walkthrough together.

What drives the cost

We don't publish prices because the number depends on the house. The main factors are:

  • Wall area and how many stories need staging
  • Standard versus insulated panels, and the product line
  • The amount of trim, corners, and openings to detail
  • Sheathing or rot repair uncovered after tear-off, which is common on older, shaded walls here
  • Permit scope
  • Whether you're bundling in window replacement

We'll itemize these so you can see where the money goes.

Vinyl siding FAQs

Is vinyl a good choice for a shaded, damp San Anselmo lot? It resists rot and needs no repainting, which helps on shaded walls. It can still collect mildew film that washes off, and the wall behind it needs a sound WRB and flashing. That installation detail matters more than the panel itself.

Can I put vinyl on a hillside home near Seminary Hill or Bald Hill? Possibly not. If wildfire provisions apply to your parcel and scope, the cladding typically has to meet ignition-resistant or noncombustible criteria, and standard vinyl usually isn't the fit. We help confirm your status with the Town and Ross Valley Fire before recommending a material.

Will vinyl look right on my 1920s Craftsman? Sometimes it can, with the right profile and trim. On some period homes, fiber cement or wood keeps the proportions better. We'll show samples on your house and give you an honest opinion.

Is insulated vinyl worth the extra cost? For many homes, yes. It sits flatter, resists dents, and adds some insulating value. Whether it pays off depends on your walls and goals, and we'll compare both options in your bid.
