Vinyl siding costs the least of any material we install, and it never needs painting. In a town where salt air off Richardson Bay peels paint and corrodes metal, that matters. Vinyl can't rust or rot, and it won't blister after a foggy winter. It is also the material with the most caveats on some Sausalito lots. Parts of town fall under Wildland-Urban Interface fire code, and the City reviews exterior changes that can be seen from the street or the water. Bay Area Siding Company is based across the water in Larkspur. Our job is to help you find out early whether vinyl is a smart choice for your house, and then install it correctly if it is.

What vinyl does well in a marine setting

Most complaints about siding in Sausalito trace back to moisture and salt. Vinyl avoids several of them because of what it's made of:

  • No paint to fail. The color runs through the material. There's no film to peel, chalk, or blister, and no repaint cycle every few years on a hillside house where scaffolding is expensive.
  • Nothing to rot or corrode. The panels don't absorb water and don't rust. Constant fog and salty air are hard on wood and bare metal, but they don't break down vinyl itself.
  • Low upkeep. Fog can leave mildew or grime, especially on shaded north walls. A gentle wash usually takes care of it. Scraping and sanding aren't part of owning vinyl.
  • The lowest cost to install. For homeowners who need a whole house re-sided on a budget, vinyl often makes a project possible that another material wouldn't.
  • Insulated options. Foam-backed (insulated) vinyl panels are stiffer and lie flatter on the wall. They can also add a modest energy benefit. On older homes whose walls aren't perfectly flat, the extra rigidity helps the finished look.

The honest trade-offs

Vinyl isn't right for every home, and here that's more true than in most places. Weigh these before you decide:

Fire zones. This is the main one. Fire protection in Sausalito comes from the Southern Marin Fire Protection District, which has adopted WUI code covering parts of the city. On parcels in a mapped WUI or Fire Hazard Severity Zone, California Building Code Chapter 7A can require exterior wall coverings to be noncombustible or ignition-resistant. Vinyl is a plastic, and standard vinyl siding generally isn't the material those assemblies are built around. Whether Chapter 7A applies to your walls depends on your parcel's designation and on the scope of work. You can check your parcel's status through the district and MarinMap, and we confirm it before quoting. If your hillside lot is in a mapped zone, we'll probably point you toward fiber cement or the Sausalito James Hardie page instead.

Appearance and design review. The City of Sausalito requires a building permit for siding work. Exterior changes visible from the public way often go through design review, whether you're matching what's there or changing the look. Vinyl profiles have improved a lot, but on a Craftsman near downtown or a shingled cottage, a reviewer may look closely at how well the new siding fits the house. We raise this with the Community Development Department early so you aren't surprised mid-project.

Color limits. Because the color runs through the panel, the darkest shades aren't available in every line. Vinyl also fades slowly over the years. If you want a deep charcoal or near-black exterior, ask us which lines offer it, or consider a paintable material.

Heat and reflected sun. Sausalito rarely gets inland-level heat, so warping from sun alone is less of a concern here than in the valleys. Vinyl can still distort where concentrated reflected sunlight hits it, for example from a neighbor's large glass wall. We look for this when we walk the site.

Brands and lines we install

We install vinyl from several manufacturers and will lay out real options side by side rather than steer you to one:

  • CertainTeed. A broad lineup of lap profiles (Monogram, Mainstreet) and Cedar Impressions shake and shingle looks. It also includes CedarBoards insulated siding, which now covers the former Craneboard insulated line. More detail is on our CertainTeed siding page.
  • Alside. Another established vinyl manufacturer with a wide range of profiles and colors.
  • Insulated vs. standard panels. We can compare prices for both on your elevations so you can see what the added rigidity costs.

Manufacturer warranties differ by line. We'll show you the actual warranty terms for any product we quote instead of summarizing them loosely.

How a vinyl re-side goes on a Sausalito house

On most homes, vinyl goes on after a full tear-off rather than over the old siding. Removing the old cladding exposes the sheathing, so we can check it for water damage and see whether there's a working water-resistive barrier (WRB). Many older Sausalito homes don't have a modern one. We repair damaged sheathing, install or renew the WRB, and flash the windows, doors, and transitions in the correct order. Then the vinyl goes on.

Vinyl is not simply nailed tight. Panels expand and contract with temperature, so they hang loosely on nails set in the nailing slots, with room to move at trim and corners. On windy, bay-facing walls, we use the fastener spacing the manufacturer specifies and corrosion-resistant fasteners. The panels won't rust, but the wrong nails can.

Access is part of the plan, too. Many Sausalito homes sit up stairs or narrow, winding streets. Light vinyl panels are easier to carry up a hillside than heavy boards, and we plan staging and material deliveries around your lot.

What affects the cost

We don't publish prices because two Sausalito houses rarely cost the same. These factors drive the number:

  • Wall area, the number of stories, and how many corners, gables, and openings the house has
  • Access and staging on steep or stair-access lots
  • Sheathing repair found once the old siding is off
  • Standard vs. insulated panels, profile choice, and trim package
  • Permit and design-review requirements for your address

Comparing vinyl to the alternatives

If you're still deciding on a material, start at our siding replacement hub or the Sausalito siding replacement page, which covers the overall decision. For a wood look with more impact resistance, see LP SmartSide. For natural cedar or redwood, see wood siding. The vinyl siding hub covers the material Bay Area-wide. If your windows are due as well, the Sausalito window replacement page explains how to plan both jobs together. You can browse completed work in our projects gallery and see the other towns we serve on the Marin service area page.

Vinyl siding FAQs

Can I put vinyl siding on my Sausalito house if it's in a fire zone? It depends on your parcel and the scope of work. Where Chapter 7A applies, exterior walls generally need noncombustible or ignition-resistant materials, and standard vinyl typically doesn't fit those requirements. We check your parcel's designation with the Southern Marin Fire Protection District before recommending a material. If vinyl isn't a good fit, we'll say so.

Does vinyl hold up to salt air and fog? The panels themselves don't rot, rust, or need repainting, which is a real advantage near the bay. Long-term performance depends on the install: a sound WRB and flashing behind the siding, and corrosion-resistant fasteners.

Will Sausalito's design review allow vinyl? There's no blanket answer. Review looks at the specific house, its visibility, and the proposed profile and color. We confirm the review path with the City's Community Development Department and can recommend profiles that suit your home's style.

Is insulated vinyl worth it? Foam-backed panels are stiffer and lie flatter, which helps on uneven older walls, and they add some thermal benefit. They cost more than standard panels, so we'll price both for your house.
