It is the most budget-friendly cladding we install. It never needs repainting, and it comes in a wide range of colors and profiles. It suits much of the city's postwar housing, from the ranch homes in Crestmoor and Rollingwood to the split-levels in Mills Park and the older bungalows near downtown and Belle Air.

Why vinyl makes sense on a lot of San Bruno streets

San Bruno sits where ocean air funnels inland through the gap. Homes here get damp mornings, salt in the air, and steady afternoon wind rather than inland heat. That environment is hard on paint. It is also hard on older wood and T1-11 panel siding, which swell and delaminate once water gets in.

Vinyl answers that problem differently:

  • No paint film to fail. The color runs through the material, so blistering and peeling don't apply.
  • The panels don't rot or feed pests. Occasional fog-driven mildew washes off with a garden hose and a soft brush.
  • It suits the upkeep-averse. If you've repainted a weather-side wall more than once in recent years, vinyl ends that routine.
  • It's a practical upgrade from failing T1-11. Many mid-century tract homes here still wear their original grooved panels. Vinyl in a lap or board-and-batten profile freshens the look at a modest cost.

Vinyl is only as good as the wall behind it

Vinyl siding is not a watertight skin. It sheds most rain, but it is designed to let some water get behind the panels and drain back out. The real protection against the gap's wind-driven rain is underneath: a properly lapped water-resistive barrier (WRB) and correctly installed flashing at windows, doors, and trim.

That is why we don't install vinyl over old siding on a San Bruno home. Here is what a full tear-off lets us do:

  • Inspect the sheathing and substrate. We remove the old cladding down to the sheathing so we can see what's there.
  • Find hidden damage. Dry rot often sits at window sills and bottom courses, and we repair it before new siding goes on.
  • Confirm a working WRB. Many homes from this era were built before a WRB was standard practice, so we make sure a functioning one is in place.

If the sheathing itself has failed in spots, replacing it becomes part of the scope. That is less common, and we show you what we find before any extra work happens.

Installation details matter just as much with vinyl. Panels are hung loosely on their nailing hems so they can expand and contract. They must lock fully into one another to handle wind. Vinyl nailed too tight, or with poorly engaged locks, is what rattles, buckles, or loosens over time.

Honest trade-offs

Vinyl is a strong value, but it isn't the right answer for every house. Weigh these before deciding:

  • Look and feel. Vinyl reads as less premium than wood or fiber cement up close, especially at corners and trim. On a custom or period home, that may matter to you.
  • Heat distortion. San Bruno's mild temperatures make this less of a concern than in the inland valleys. Even so, vinyl can warp near strong heat sources, such as a barbecue against the wall or concentrated reflected sunlight.
  • Color range. Through-body color means very dark shades are limited on some product lines. Vinyl can also fade over many years. Ask us which lines carry the colors you want.
  • Fire performance. Vinyl is combustible. On most San Bruno parcels that is simply part of the comparison. On some hillside lots it becomes the deciding factor, as covered below.

Profiles, lines, and insulated options

"Vinyl siding" covers more choices than most people expect:

  • Traditional lap / clapboard. The natural fit for San Bruno's ranch and mid-century homes.
  • Dutch lap. A lap profile with a slightly deeper shadow line.
  • Board-and-batten. A vertical look that works well where T1-11 used to be.
  • Shake and shingle profiles. Good for gables and accent walls.

Beyond profile, you'll also choose among product types:

  • Insulated (foam-backed) vinyl adds rigidity so walls look flatter and straighter, with some thermal benefit.
  • Different panel thicknesses exist across lines, and heavier panels generally resist wind and dents better.

Hillside and open-space parcels: when vinyl may not be the call

Most of San Bruno is built-out flatland and foothill that does not sit in a mapped fire hazard zone. However, the city has adopted the state's updated Fire Hazard Severity Zone map. Some parcels along the western hills and open-space edges can be designated, such as homes in Portola Highlands backing onto protected land or lots near the Sweeney Ridge foothills.

Where a parcel is designated, California Building Code Chapter 7A governs the exterior wall assembly. It generally steers toward noncombustible or ignition-resistant cladding, and standard vinyl often won't be a fit there. Applicability depends on your parcel and the scope of work. We check your address against the city's map and confirm with the Building Division before recommending a material.

How a vinyl job runs

The job follows five steps:

  1. Walk-around and measurements. We assess the exterior and take field measurements.
  2. Written scope. You get a scope that names the product line, profile, and color.
  3. Permit. San Bruno's Community & Economic Development Department, Building Division, requires a building permit for siding work, and we pull it.
  4. Tear-off and repairs. The old siding comes off, and we inspect and repair the sheathing and substrate as needed. Then the WRB and flashing go on.
  5. Installation and walkthrough. The vinyl, trim, and accessories are installed to spec, and we finish with a final walkthrough together.

What drives the cost

We price every project from a site visit rather than posting numbers. The main factors are:

  • Wall area and the home's height and access
  • How much trim, corners, and detail work the design includes
  • Product line and panel thickness, and whether you choose insulated vinyl
  • Removal and disposal of the old cladding
  • Sheathing or substrate repairs found after tear-off

FAQs

Does San Bruno require a permit to install vinyl siding? Yes. A full re-side goes through the city's Building Division and requires a building permit. Some minor repairs fall under the city's permit-exempt list, but a whole-house siding replacement does not. We handle the permit.

Can vinyl go on my house if I'm near Sweeney Ridge or other open space? It depends on whether your specific parcel is in a designated Fire Hazard Severity Zone. If it is, Chapter 7A requirements for exterior walls generally rule out standard vinyl, and we'd recommend a noncombustible option such as fiber cement. We verify your address before speccing any material.

Will vinyl hold up to San Bruno's wind? Vinyl performs well in wind when the panels lock fully and are fastened to the manufacturer's instructions. Choosing a heavier or insulated panel adds rigidity. Installation quality matters as much as the product you pick.

Can you install vinyl over my old T1-11? We don't recommend it. Covering failing T1-11 hides swelling, rot, and any missing weather barrier. Removing it lets us inspect the sheathing and build a proper WRB and flashing layer before the vinyl goes on.
