Vinyl is the most budget-friendly siding we install and the lowest-maintenance one — no repainting, easy washing, and a color that's molded through the board so scratches don't show. For plenty of homes it's a sensible, long-lasting choice. In Fairfax there's one wrinkle that has to be dealt with up front, though, because it decides whether vinyl is even on the table for your address: much of this town sits in a fire hazard zone, and vinyl is combustible. So this page does two things — explains where vinyl is a genuinely good call, and tells you straight where a Fairfax parcel rules it out.

We put this ahead of the product pitch on purpose. Fairfax has adopted the California Wildland-Urban Interface Code (municipal code § 8.06.011), and much of the town — the wooded hillsides and canyons like the Cascades — falls inside a Fire Hazard Severity Zone or WUI area. Where those rules and the state's Chapter 7A exterior-wall standards apply, cladding generally has to be noncombustible or ignition-resistant, and standard vinyl is neither. On a designated hazard-zone parcel, that typically takes vinyl off the list in favor of fiber cement, stucco, or metal.
What we won't do is guess. Whether the requirement reaches your wall depends on your parcel's designation and the scope of the job, and we confirm that with the Town of Fairfax before speccing anything. If your parcel is clear of the hazard-zone rules — and some Fairfax lots are — vinyl stays a real option, and the rest of this page is for you. If it isn't, we'll point you to fiber cement or James Hardie instead, and there's no hard feelings in that conversation.
On the homes and parcels where it fits, vinyl's appeal is straightforward:
Foam-backed (insulated) vinyl bonds a layer of rigid foam to the back of each board. It adds a little R-value, stiffens the panel so it lies flatter and resists the "wavy" look cheap vinyl can get, and dampens sound. On a Fairfax home you're already opening up the walls to re-side, it's a modest upgrade that pays off in rigidity and comfort. Alside is one of the vinyl lines we can install; CertainTeed makes strong vinyl and insulated-vinyl lines too, if you want a specific brand lineup.
Beyond the fire-zone limitation, vinyl has real downsides. Under extreme, sustained heat it can warp or fade — less of an issue under Fairfax's canopy than on a baking inland lot, but worth knowing. It reads as less premium than wood or fiber cement up close, which matters on a character cottage. And because the color is through-body, the darkest shades are limited on some lines (dark colors absorb more heat and can distort). It's also not a structural material — it hangs on the wall, so everything underneath still has to be right.
That last point matters more than the material choice on a shaded lot. Whatever cladding goes on, the win comes from what happens at tear-off: pulling the old siding to the sheathing, finding the concealed rot that canyon damp tends to create, and installing a real water-resistive barrier and flashing before the new boards go up.
We walk the house, measure, and write a scope for the full assembly. Fairfax requires a construction permit for work that touches the wall, and many single-family exterior projects also go through the Design Review Board — vinyl's appearance is exactly the kind of thing that board weighs in on, so we raise material and profile with the Town early. Then it's tear-off, substrate inspection, barrier and flashing, and vinyl installed with proper allowance for expansion (vinyl moves with temperature, and fastening it too tight is a classic installer error). Cost turns on the number of stories and access, how much rot turns up, the vinyl line and whether it's insulated, and whether Design Review is in play. See our project gallery and our Marin service area for more.
Can I put vinyl siding on my Fairfax home? It depends on your parcel. On lots inside a Fire Hazard Severity Zone or WUI area where Chapter 7A and Fairfax's WUI Code apply, combustible vinyl generally isn't allowed and you'd move to a noncombustible material. On parcels clear of those rules, vinyl is a fine option. We confirm your parcel's status with the Town before recommending it.
Is vinyl the cheapest way to re-side? Usually, on materials, yes — vinyl is the most budget-friendly mainstream siding. But on any shaded Fairfax wall the tear-off, rot repair, and flashing are where the real value is, and those costs are similar whatever cladding you pick.
Won't vinyl fade or warp in the sun? It can under sustained extreme heat, and darker colors are more prone to it. Under Fairfax's tree cover that's less of a concern than on an open inland lot, but it's a reason we talk through color and line choice rather than defaulting to the darkest option.
Does insulated vinyl make a difference? It adds some R-value and, more noticeably, stiffness and sound dampening — panels lie flatter and feel more solid. On a re-side where the wall's already open, it's a reasonable step up from standard vinyl.
Call (415) 619-5167 or request an estimate. We'll check your parcel against the fire-zone rules first, then — if vinyl's a fit — walk through lines, colors, and the tear-off plan.
