Pella is one of the few window brands that covers the whole spectrum in a single catalog: vinyl for value, fiberglass for durability, and wood for homeowners who want real timber inside the room. For a Union City homeowner, that range matters. The city's housing mixes older cottages in Decoto and Alvarado with block after block of postwar and mid-century tract homes. Staying with one brand lets you choose the line that fits the house and the budget without starting your research over.

Bay Area Siding Company installs Pella windows across Union City and southern Alameda County. We're a Larkspur-based siding and window contractor. We help you compare Pella's lines against your actual openings, handle the City of Union City permit and Title 24 paperwork, and install and flash each unit properly.

Pella's lineup, sorted by what it's made of

Pella's product families are easiest to understand by frame material. Each material comes with its own trade-offs.

Vinyl: 250 Series and 350 Series

These are Pella's vinyl replacement lines and usually its most accessible price point. Vinyl frames don't need painting, resist moisture, and insulate far better than the bare aluminum frames many Union City tracts still have.

Keep a few trade-offs in mind:

  • Color choices are narrower than on wood or fiberglass.
  • Frame profiles tend to be a bit bulkier.
  • Some darker exterior finishes may not be available on every configuration.

For a straightforward swap of original single-pane or early dual-pane aluminum units, a Pella vinyl line is often the practical starting point.

Fiberglass: Impervia

Impervia is Pella's fiberglass line. Fiberglass is stiff and dimensionally stable, so frames can be slimmer than vinyl, and it holds up well to heat and sun. On a Union City house, that means west- and south-facing windows that take the warm late-summer afternoons inland from the bay.

Fiberglass typically costs more than vinyl. It's a good fit when you want a cleaner, narrower sightline or a painted-looking finish without the upkeep of wood.

Wood: Lifestyle Series, Architect Series, and Reserve

These are Pella's wood families, running from mid-range up to premium. They pair a warm wood interior with a protective exterior cladding. Architect Series and Reserve lean toward traditional and historically styled profiles.

Some of Pella's wood lines also offer blinds or shades set between the glass panes. Availability varies by line and configuration, so we confirm options at quoting.

Wood interiors need occasional finishing and cost more than vinyl or fiberglass. For an older Decoto or Alvarado home where the original window character is part of the appeal, a Pella wood line is often the closest match.

Which Pella line suits which Union City house

We'd rather look at your openings than guess over the phone, but a few patterns come up often.

  • Mid-century and later tract homes. The goal is usually comfort and lower maintenance: replacing sweating aluminum frames with insulated glass and a frame that suits the home's horizontal, uncomplicated lines. The 250 or 350 Series vinyl, or Impervia if you want slimmer frames, fit most of these jobs.
  • Older homes in Decoto and Alvarado. These districts hold the city's oldest housing. Proportions and trim matter more here, so owners tend to look at Lifestyle or Architect Series wood windows for the sash depth and interior warmth.
  • Mixed approaches. Some homeowners put wood windows in the living spaces people see and vinyl or fiberglass in bedrooms, baths, and the garage side of the house. Staying within Pella keeps hardware finishes and glass packages consistent across the home.

Whichever line you choose, the energy baseline is the same: dual-pane insulated glass with a Low-E coating. You'll notice the upgrade right away through Union City's damp, foggy winters and on warm afternoons in late summer.

How Pella compares with the other brands we install

Pella's main advantage is breadth, with vinyl, fiberglass, and wood all under one brand. It isn't the only good option, and we install several others:

  • Milgard is a West Coast manufacturer with vinyl, fiberglass, and aluminum lines and a full lifetime limited warranty.
  • Anlin makes vinyl replacement windows in California and is focused on energy efficiency.
  • Andersen builds around its Fibrex composite.
  • Marvin sits at the premium wood-and-fiberglass end, with strong custom and large-size capability.

If your decision is mostly between vinyl brands, it's worth pricing Pella's vinyl alongside Milgard and Anlin. If you want wood or fiberglass from a widely recognized national name, Pella belongs on the shortlist. The window replacement hub and our Union City window replacement page cover the broader decision beyond brand.

Permits, safety glazing, and the local fine print

The permit runs through the City of Union City Building Division. Window replacement isn't on the city's "Work Not Requiring a Construction Permit" list. It's a permitted alteration.

California treats a window swap as an energy-code alteration, so a Title 24 fenestration compliance form is part of the submittal. The required U-factor and SHGC values depend on climate zone and code cycle. Rather than quote numbers here, we confirm the targets in force at permit time and make sure the Pella glass package you choose meets them. We prepare that paperwork as part of the job.

Safety glazing and egress still apply. Union City sits on the bay plain and isn't in a Very High or High Fire Hazard Severity Zone. Wildfire-driven glazing requirements generally aren't what shapes a Pella order here.

The standard Building Code rules do apply:

  • Tempered safety glass is generally required in hazardous locations, such as near doors, in bathrooms and tub/shower areas, low to the floor, and close to walking surfaces.
  • Bedroom windows have egress sizing requirements.

We identify which openings those rules affect during measurement, so the tempered units and correct sizes are on the Pella order from the start.

How a Pella installation goes

After the consultation, we measure every opening and confirm the line, glass package, and any tempered units. We then pull the permit and place the order.

On install day, the approach depends on the opening:

  • Retrofit (insert) install. Where the existing frame is sound, this keeps it in place and is less invasive to the interior and exterior finishes.
  • Full-frame (new-construction style) install. Where we find rot, past leaks, or a frame too far out of square, the old frame comes out to the rough opening so the flashing can be renewed properly.

Each new Pella unit is set level and plumb, then flashed and air-sealed. We finish with trim, an operation check of every sash, and cleanup.

If your walls are due as well, windows and cladding can be coordinated in one project. See our Union City siding replacement and James Hardie siding pages.

What moves the price of a Pella project

We don't post prices, because a Pella quote depends on specifics:

  • Which line you choose. Vinyl, fiberglass, and wood sit at different price levels.
  • Size and number of openings, plus any specialty shapes or combined units.
  • Retrofit vs. full-frame installation.
  • Glass options, including tempered safety glazing where code requires it.
  • Extras such as interior finishes, hardware, grilles, and between-the-glass blinds or shades.
  • Repairs to any rot we uncover around existing openings.

FAQs

Do I need a permit to install Pella windows in Union City? Yes, for a window replacement. It's a permitted alteration through the City of Union City Building Division and includes a Title 24 fenestration compliance form. We handle both.

Which Pella line is the best value for a mid-century Union City tract home? For most straightforward replacements of original aluminum windows, the 250 or 350 Series vinyl lines are the practical value choice. Impervia fiberglass costs more but gives slimmer frames and strong heat stability on sun-exposed walls.

Is Pella a good choice for an older home in Decoto or Alvarado? It can be. Pella's wood lines, including Lifestyle, Architect Series, and Reserve, offer the sash depth and interior wood that suit older homes. We'll look at your existing openings and trim before recommending a line.

Are you a certified Pella dealer? We install Pella windows, and we'll help you choose among Pella's lines and compare them with the other brands we install. Warranty coverage is set by Pella and depends on the product and on installation to specification. We'll point you to the current terms for the line you pick.
