Pella is one of the few window brands whose lineup runs from practical vinyl to fiberglass to architectural wood. That range helps South San Francisco homeowners who want one manufacturer across the whole house but don't want the same product on every wall. Bay Area Siding Company installs Pella windows on homes throughout South City, including:

  • postwar tracts in Buri Buri and Winston Manor
  • Westborough on the western slopes
  • older homes in Old Town
  • hillside streets like Sterling Terrace and Serra Highlands below San Bruno Mountain

We're a siding and window contractor based in Larkspur, in Marin County. We handle the whole project: measuring, choosing the series, permitting, installation and flashing, and a final walkthrough.

Thinking about Pella? Request an estimate or call (415) 619-5167, and we'll help you match the right Pella series to each opening.

Why South City homeowners look at Pella

Most window decisions in South San Francisco come down to three questions:

  1. How well will this window hold up to steady wind and damp marine air?
  2. How much will it improve comfort over the original single-pane glass?
  3. Will it look right on the house?

Pella gives you different answers to those questions at different price points, all under one brand.

That's the real case for Pella here. It isn't that one Pella window is right for every home. It's that the family spans enough materials that you can make a deliberate choice. A Westborough tract house on a budget and an Old Town home with original wood trim can both land on a Pella product, just not the same one.

The honest trade-off is that "Pella" isn't a single level of quality or price. The series differ meaningfully in material, look, and cost. Comparing a Pella quote to another brand only makes sense once you know which Pella series is being quoted.

The Pella lineup, series by series

Vinyl: Pella 250 and 350 Series

Pella's vinyl windows are the entry point to the brand and the most common fit for South City's postwar tract homes. Many houses in Buri Buri, Winston Manor, and Westborough still have original single-pane windows. Moving to a dual-pane, Low-E vinyl unit is often the biggest comfort gain available for the money.

  • Strengths: no painting, low upkeep, and good thermal performance.
  • Trade-off: vinyl frames are typically bulkier than wood or fiberglass, and color choices are narrower.

For a simple stucco-and-siding ranch where the goal is warmer rooms and fewer drafts, vinyl is usually the practical starting point.

Fiberglass: Pella Impervia

Impervia is Pella's fiberglass line. Fiberglass is rigid and dimensionally stable, and it holds its shape and seal well over time. That matters on South City's more wind-exposed walls, where a frame that stays tight is a big part of stopping whistles and drafts.

  • Strengths: stability and durability without wood upkeep.
  • Trade-off: it usually costs more than vinyl.

Fiberglass makes sense for owners who want a step up in frame performance, or whose house takes the brunt of the summer wind on the open flats and western slopes.

Wood and clad-wood: Lifestyle Series and Architect Series (including Reserve)

Pella's wood lines serve homes where appearance leads the decision. Examples include:

  • older Old Town houses with traditional window proportions
  • remodels where the owner wants warm wood on the interior
  • homes where a vinyl frame would look out of place

The Architect Series is Pella's more design-focused family. Reserve sits at the top of that range for traditional and custom looks.

  • Strengths: the most authentic appearance and the most design flexibility.
  • Trade-offs: the highest cost in the lineup, and more attention to finishes and detailing. In a damp marine setting, how exterior wood surfaces are protected and maintained deserves a real conversation before you commit.

We'll walk through current options for each series at your consultation rather than list features here that change with Pella's product updates.

How Pella compares with the other brands we install

If you're still deciding on a brand, here's how the options we install line up:

  • Anlin: California-made vinyl, a focused choice if you've already decided on vinyl.
  • Milgard: a West Coast manufacturer with vinyl, fiberglass, and aluminum lines.
  • Andersen: built around its Fibrex composite.
  • Marvin: leans premium, with wood and fiberglass for larger or more custom openings.

Pella's distinguishing trait is breadth under one badge: vinyl, fiberglass, and wood. Our window replacement hub covers the brand-neutral decisions first.

Installing Pella on a South San Francisco home

Retrofit or full-frame. Pella windows can go in two ways:

  • Retrofit (insert) install: fits a new unit into the existing frame. It's faster and less disruptive to stucco, siding, and interior trim, and it works when the existing frame is sound.
  • New-construction (full-frame) install: removes the old window entirely so the opening can be re-flashed and integrated with the wall's water-resistive barrier. That's the right call where we find rot, soft sills, or signs of past water intrusion, which wind-driven rain often causes at older openings.

We recommend one or the other after inspecting the openings, not before.

Air-sealing matters as much as the glass. On a windy afternoon in South City, a draft often comes as much from gaps around the frame as from the window itself. However good the Pella unit is, the flashing, sealing, and insulation around it determine a lot of how the room feels afterward.

Energy code. California's Title 24 energy code sets performance limits for replacement windows. Those limits depend on climate zone and code cycle, so we don't quote fixed numbers. We confirm the current requirements at permit time and specify Pella glass packages that meet them.

Permits. Window replacement in South San Francisco goes through the City's Building Division, part of Economic and Community Development. Windows are among the projects the City handles as over-the-counter permits. We prepare the submittal, including the energy documentation, and coordinate the inspection.

Fire-hazard parcels near the open space. CAL FIRE updated South San Francisco's Fire Hazard Severity Zone maps in 2025. Homes near San Bruno Mountain or the Sign Hill open space may fall within a designated zone. On those parcels, California Building Code Chapter 7A can affect glazing on altered openings, for example requiring tempered or multi-pane glass. Whether it applies depends on:

  • your specific parcel
  • whether the work counts as a repair or an alteration

We check your address with the City early, then confirm which Pella configurations satisfy the requirement.

What drives the cost of a Pella project

We don't publish prices because they depend on the house. The main drivers are:

  • Series choice: vinyl, Impervia, and the wood lines sit at clearly different price levels.
  • Size and number of openings.
  • Operating style: sliders, double-hungs, casements, or picture units.
  • Glass options.
  • Install method: retrofit versus full-frame.
  • Repairs: any rot or flashing work discovered once old units come out.
  • Code requirements: any fire-zone glazing requirements on your parcel.

Mixing series is a common way to control cost. For example, you might use wood-look units on the street-facing elevation and vinyl at the back.

Frequently asked questions

Is Pella a good fit for a postwar tract home in Westborough or Buri Buri? Often, yes, usually with the 250 or 350 Series vinyl. These homes frequently still have original single-pane windows, so a modern dual-pane, Low-E Pella unit is a noticeable upgrade. If your walls take a lot of wind, Impervia fiberglass is worth pricing as well.

Do I need a permit to replace windows in South San Francisco? Yes. Window replacement is permitted through the City's Building Division, which handles it as an over-the-counter permit. We manage the application and the Title 24 energy paperwork.

My home is near San Bruno Mountain. Does that limit my Pella options? It might. If your parcel falls in a Fire Hazard Severity Zone on CAL FIRE's 2025 maps, Chapter 7A glazing requirements can apply to altered openings. We confirm your parcel's status with the City and then specify compliant Pella configurations.

Are you a Pella dealer? We install Pella windows. We don't claim any special dealer or certification status with Pella. We'll walk you through the series options, order the units, and handle the installation and permitting.

Plan your Pella project

If you want to replace your windows alone, see our South San Francisco window replacement page. If you're redoing more of the exterior, pairing new windows with siding replacement or James Hardie siding lets the window flashing and the wall's weather barrier be detailed together.
