Many homes don't need a single line throughout. A street-facing elevation on a restored Victorian might call for Reserve, while a rear addition or a garage conversion can reasonably use a more economical line. We'll tell you where the extra spend shows and where it doesn't.

What drives the cost of a Pella project

  • Product line and material. Vinyl, fiberglass, standard wood and architectural wood sit at different levels, and custom Reserve options add more.
  • Size, operation and shape. Casements, large sliding or patio units, and arched or custom shapes cost more than standard double-hungs.
  • Retrofit vs. full-frame. Full-frame installs involve removing exterior trim or siding and then restoring the finish. On stucco homes, that restoration is a real line item.
  • Conditions found in the opening. Rotted sills, failed flashing or damaged sheathing around old windows have to be corrected before the new unit goes in.
  • Glass and code requirements. Energy (Title 24), safety glazing locations and, on designated fire-hazard parcels, Chapter 7A glazing requirements all affect the glass package.
  • Access. Upper-story openings, hillside lots and tight side yards change how the work is staged.

Our installation process

  1. Consultation and line selection. We walk the house, note each opening's exposure and wall type, and recommend a Pella line or a mix of lines, with honest reasoning.
  2. Measure and choose the method. We decide opening by opening between retrofit (insert) and full-frame. Retrofit keeps the existing frame and surrounding finish, while full-frame exposes the rough opening for a complete flashing job.
  3. Permits and code check. Where a permit is required, we confirm current Title 24 energy, safety glazing and any Chapter 7A requirements with the local building department (AHJ).
  4. Careful removal. We take out the old sash or full frame and protect interior finishes and the surrounding siding or stucco.
  5. Inspect and correct the opening. On full-frame work, we check the sill, sheathing, WRB and existing flashing. A common finding under old aluminum or wood windows is a sill with no pan flashing and water staining below it, and we repair that before going further.
  6. Flash and install to Pella's specifications. We install a sloped sill pan, then shingle-lap the jamb and head flashing so each layer sheds water over the one below, and tuck the head flashing under the WRB. The unit is then shimmed, fastened and sealed per Pella's installation instructions.
  7. Finish and walkthrough. We restore trim and exterior finish, check operation and locks on every unit, and walk the project with you.

Which Pella material holds up best near the coast?

All three can work. Fiberglass (Impervia) and vinyl don't rot and ask little of you in fog-belt moisture and salt air. Wood performs well near the coast too, but exposed wood surfaces need more regular inspection and care. On coastal homes, it's also worth checking the condition of the existing sill and flashing, because persistent moisture tends to find weak details.

I have a stucco house. Do I need full-frame replacement?

Not always. Retrofit (insert) windows let us keep the existing frame and avoid cutting back stucco, which is often a sensible choice when the old frame and opening are sound. If there's evidence of leaks or rot, full-frame replacement with new flashing is the more durable fix, even though it adds stucco patching.

My home is in a fire-hazard zone. Does that change which Pella window I can use?

It can. The California Building Code's Chapter 7A applies specific requirements to exterior glazing on parcels in designated fire-hazard areas, which you can check on Cal Fire's maps. We confirm the current requirements with your local building department at permit time and select glass that complies.
