Start with the heat

Dublin sits inland in the Tri-Valley, in one of the state's hotter, drier climate zones for energy code, and that changes what a good window has to do here. On a coastal home the priority is often keeping heat in; in Dublin the summer job is just as much about keeping the afternoon sun's heat out. Signs your windows are done

Two different Dublin window problems, same short list of tells:

The three decisions that matter

• Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. • Retrofit or new-construction install. A retrofit (insert) unit fits within the existing frame and is the less invasive path where that frame is sound. A new-construction (full-frame) install removes the old window back to the rough opening so the flashing and weather barrier can be renewed completely — the right call where there's rot, leaks, or a frame that's failed. How the job goes

We keep it simple: a consultation and precise field measurements for each opening; a glass, frame, and finish selection built to meet Title 24; the City permit and energy form; removal with the openings checked for rot or damage; the install set level and plumb, then flashed and air-sealed against water and drafts; and a final trim, caulk, operation check, and cleanup with you.

Dublin-specific things to know

Permits and the energy form. Window replacement is permitted work through the City of Dublin Building Division, and a Title 24 energy compliance form for the fenestration is part of the submittal (Dublin is in California energy Climate Zone 12). We complete and file that paperwork.

HOA and appearance review. In most east-Dublin neighborhoods an HOA governs exterior appearance, and swapping frame color, material, or grid pattern can need architectural-review sign-off; changes visible from the street can also fall under the City's Site Development Review on the planning side. The classic retrofit trap is a frame-in-frame insert that quietly shrinks the opening below the minimum — we size those deliberately so the room stays code-compliant.

Fire-margin glazing (northern and eastern edges only). Most of Dublin is low-hazard valley floor. But if your home is on the northern Dublin Hills ridgeline or an eastern open-space margin that Cal Fire's 2025 maps designate as a fire-hazard zone, Chapter 7A can add glazing requirements — typically multi-pane units with at least one tempered pane — on top of the usual energy and safety rules. Whether it applies depends on your parcel and whether the work is a repair or an alteration, which we confirm during scoping.
