Out here in the lower Calaveras foothills, the sun does most of the damage. A Valley Springs summer runs weeks of triple-digit afternoons over open oak-woodland and rangeland, and that relentless heat and UV is what chalks paint, cooks the flex out of older boards, and pulls seams apart until the winter rain finally finds a way behind them. If the cladding on your home — whether it's a subdivision house in Rancho Calaveras or La Contenta or an older place on acreage off Highway 12 or 26 — is splitting, cupping, or shedding its finish faster than you can keep up, a full re-side fixes the wall itself instead of buying another year with a caulk gun.
Bay Area Siding Company is a Larkspur-based (Marin) siding and window contractor that works the Sierra foothills and Calaveras County. On a replacement we take the whole job: strip the old cladding, read what the wall is actually built from, put right what we find, and install your new siding to the manufacturer's specification.

Rangeland heat ages a wall unevenly, and the tells cluster on the south and west elevations that take the afternoon sun:
You rarely need all of these to justify replacing rather than patching. Two or three showing up together — especially a paint cycle that keeps getting shorter — usually means the material is spent and the money is better spent once, on the wall, than every couple of years on the surface.
The reason we pull the old siding rather than furring new material over the top is that a re-side is the one moment the working parts of the wall are visible. With the cladding off, we're looking at the sheathing or substrate, the water-resistive barrier (WRB), and the flashing at windows, doors, and penetrations — not the framing, which stays covered unless a substrate repair forces the sheathing off too. On a lot of older Valley Springs homes and ranch properties the WRB is thin, torn, or was never detailed properly around openings, and flashing is missing at exactly the spots where sun-brittle caulk has been the only thing holding water out. Layering over hides all of that, adds dead weight, and can trap moisture against a wall that's already tired. A tear-off costs more at the start and hands you back a wall that's sound from the sheathing out.
On a property in this climate, material choice is mostly a question of how well the cladding holds a finish and its shape through a long, hot, dry summer — and, on many parcels out here, how it behaves near fire (more on that below). We install several systems and will lay the trade-offs against your budget and how long you plan to stay:
For a subdivision home the conversation usually centers on low maintenance and color hold; for an older place on acreage it leans toward moisture resistance at the wall base and, where the parcel carries a fire-hazard designation, toward noncombustible cladding.
Valley Springs is an unincorporated community — there's no city hall here. Exterior work like a re-side is permitted through the Calaveras County Building Division (within the county's Planning/Community Development structure), working from the current California Building Code and state energy standards, with the county seat offices over in San Andreas. Because the parcel is county land rather than a city lot, the fire-hazard designation and defensible-space context tend to be part of the conversation more often than they would be in a flatland tract. We manage the permit as part of the job and confirm what your specific parcel triggers before we spec.
This is genuine here, so it's worth flagging early rather than burying. Much of Calaveras County sits in a State Responsibility Area with mapped fire hazard severity zones, and Cal Fire refreshed those maps in 2025. Where a parcel carries a higher designation, California Building Code Chapter 7A can govern the exterior wall covering — steering the specific assemblies and openings it regulates toward noncombustible or ignition-resistant materials. It does not apply to every home, every wall, or every scope the same way; it turns on the parcel's designation, the product, and what the project actually touches. If fire performance is driving your decision, the noncombustible route is the James Hardie conversation, and we confirm the parcel's requirements with the County before ordering anything.
We don't post numbers because no two of these jobs are alike. The honest drivers on a Valley Springs re-side are how much substrate or rot repair turns up once the wall is open, the number of stories and the access (a spread-out rural lot or a two-story elevation takes more staging), the material and finish you choose, whether fire-zone assembly detailing applies to your parcel, and whether you're folding in new windows or trim at the same time. We price it after we measure and see the walls in person.
Do I need a permit to re-side a house in Valley Springs? Yes. Because Valley Springs is unincorporated, exterior siding work is permitted through the Calaveras County Building Division rather than a city department. We handle the submittal and confirm what your parcel requires.
My place is on acreage, not in a subdivision — does that change anything? Mostly it changes access and the fire-zone conversation. Rural parcels are more likely to carry a fire-hazard designation, which can steer the material choice toward noncombustible cladding under Chapter 7A. We confirm your parcel's status with the County before speccing.
Should I just have new siding put over the old to save money? For most older foothill homes we recommend a full tear-off so the sheathing, water-resistive barrier, and flashing can be inspected and corrected. Covering over is cheaper on day one but hides the failures — missing flashing, a spent WRB — that actually let water in.
Which materials hold up best to the summer heat out here? Fiber cement and engineered wood both handle the heat-and-UV cycle better than tired wood or old composite, and a factory finish holds color far longer than a repaint. We walk through the options against your budget at the estimate.
We're based in Larkspur and work throughout the Sierra foothills and Calaveras County. Browse the project gallery, see the wider Sierra service area, and if windows are part of the plan, look at Valley Springs window replacement. When you're ready, request an estimate or call (415) 619-5167 — we'll look at the walls and lay out the options.
