When re-siding beats one more repair

A lot of Pacifica's housing is postwar tract and cottage stock — the 1950s–60s homes across Linda Mar, the older converted summer cottages around Sharp Park, the bungalows tucked into wooded Vallemar. On walls that have faced decades of marine weather, patching often just resets a clock that's already run out. These are the signals that a full replacement is the smarter spend:

• Boards that cup, split, or feel spongy, and trim that gives when you press it
• A fresh paint job that blisters or peels within a season or two — a classic sign the salt-air and moisture are winning
• Rust bleed or corroded fasteners telegraphing through the finish
• Musty odors, interior staining, or soft spots near sills and wall bases
• Tired T1-11, hardboard, or thin aluminum that has simply aged out

Why tearing off beats siding over the top

It's tempting to fur out and cover failing walls, but on a coastal home that's the riskiest move you can make. Adding a layer seals in whatever moisture and rot are already there and hides the sheathing exactly when you most need eyes on it. Pulling the old cladding is the only way to confirm the sheathing is sound, verify a working weather-resistive barrier exists, and set flashing that may never have been detailed correctly. It costs more at the outset and leaves you with a wall that's dry from the sheathing out — which, in Pacifica's climate, is the whole point.

Picking a material for a coastal wall

We install several systems and will talk through the trade-offs at your home, where exposure, wind, and sun all read differently street to street. Good starting points:

• LP SmartSide — engineered wood, treated for moisture
• Vinyl siding — a lower-upkeep option where the look and detailing suit the home

What to expect

2. Measure and spec — exact field measurements and a written scope.
3. Permit — the City of Pacifica Building Division issues the building permit; if the home sits in the Coastal Zone, we check whether a coastal review or exemption applies before starting.
4. Tear-off and substrate inspection — old siding comes off and we assess sheathing and framing before anything new goes up.
5. Weather barrier and flashing — water-resistive barrier and corrosion-conscious flashing detailed to shed the coast's wind-driven rain.
6. Install to spec — new siding hung to the manufacturer's published instructions.
7. Finish and walkthrough — trim, finish, cleanup, and a final review together.

Pacifica-specific things to know

Permits. Siding work in Pacifica is permitted through the City's Building Division, which as of January 1, 2026 enforces the 2025 California Building, Residential, Energy, and Green Building codes, along with local amendments in Municipal Code Title 8. We pull and manage that permit as part of the job.

The Coastal Zone. Part of Pacifica — not all of it — falls inside the California Coastal Zone. Straightforward repair and maintenance that doesn't expand a building's size or footprint is generally exempt from a Coastal Development Permit, but that exemption doesn't extend to homes in coastal-bluff areas, steep slopes, or other sensitive locations, and in the state's permit-jurisdiction area the Coastal Commission itself is the authority. Given Pacifica's history of bluff erosion along the Esplanade, this is worth confirming early rather than assuming — we help sort out which category a property is in.

Fire on the inland ridges. In May 2025 the City Council adopted Cal Fire's updated Fire Hazard Severity Zone maps, which place much of the eastern hillside — the ground rising toward Sweeney Ridge and up the San Pedro Valley behind Park Pacifica — in High and Very High zones, while the flatter coastal stretches near Linda Mar Beach and Sharp Park stay low. If your home is up the ridge, that shapes the material choice, since California Building Code Chapter 7A can call for noncombustible or ignition-resistant cladding in those zones. Whether and how it applies depends on your parcel and scope, so we confirm it with the City and North County Fire Authority rather than assume.

Varied stock. Beach cottages, Doelger-era ranch tracts, hillside contemporaries, wooded bungalows — Pacifica's mix means there's no one-size answer, and the right profile and detailing depend on the specific home.

What affects the cost

We don't post prices, because no two of these jobs are alike. The real drivers are how much substrate repair turns up once the wall is open, the number of stories and site access on hillside or bluff-side lots, whether windows and trim are being integrated at the same time, the material and finish you choose, and any fire-zone assembly detailing on ridge homes. A walkthrough is the only honest way to price it.
