• Paint that blisters or peels within a season or two, no matter how carefully it was prepped
• Rusting fasteners bleeding streaks down the wall, or corroded nail heads working loose
• Musty interior walls, staining, or soft spots below windows and at the base of exterior walls
• Aging T1-11, hardboard, or thin panel siding that has simply reached the end of its life on the coast

One or two of these on a coastal home usually means the water has already been getting in. Replacement lets us stop it at the source rather than paint over it again.

Why we tear off instead of siding over the top

Covering old siding with new leaves the real problem sealed inside the wall. That puts the weight on the parts most people never look at — the water-resistive barrier, the flashing at windows and transitions, corrosion-resistant fasteners, and clean drainage detailing. Get those right and the cladding lasts; get them wrong and no siding brand will save the wall.

A real mix of housing. Downtown Half Moon Bay holds genuinely old stock — 19th-century wood-frame cottages and Victorians around Main Street, some dating to the mid-1800s — while the neighborhoods and coastside subdivisions around them run from mid-century to recent builds.
