Two re-side conversations in one city

Dublin grew in two waves, and the wall you're standing in front of tells us which one you bought into.

West of Dougherty Road — the older core around San Ramon Road and Amador Valley Boulevard — is largely postwar and later-20th-century tract housing. A lot of these homes still wear their original wood, hardboard, or plywood-panel siding, and after decades of hot inland summers that material is simply at the end of its service life. Here the question is usually straightforward: keep sinking money into paint and patch, or re-side once and be done.

East Dublin — Dublin Ranch, Positano, Wallis Ranch, and the newer master-planned tracts and townhome communities — is a different animal. These homes aren't old, but a fair number were finished with builder-grade cladding and paint that's now fading unevenly or showing its age faster than owners expected under the valley sun. The conversation out here is less "is it failing" and more "how do we refresh the envelope, get a finish that holds, and stay inside the HOA's approved palette."

When a full re-side is the honest call

You don't tear off a whole house of siding on a whim. But once you're seeing more than one of these, another repair usually just buys time:

• Boards that cup, split, or flex when you press on a run
• A repaint that chalked, blistered, or peeled within a season or two
• Punky, spongy sections, or trim a screwdriver sinks into
• Staining, mildew, or a musty note on an interior wall that backs to the outside
• Original hardboard or plywood panel that's swelled and delaminated at the seams

Why we strip it off instead of layering over

Hanging new siding over the old is tempting because it looks like a shortcut. The problem is that it buries the parts of the wall that decide whether the whole thing lasts. Taking the cladding off is the only way to actually read the sheathing/substrate, confirm there's a functioning water-resistive barrier (WRB), and rebuild the flashing at windows, doors, and wall bases — the details that were often thin or improvised on older tract construction. (Tear-off exposes the sheathing and that barrier layer; it doesn't open the framing unless we find damage that calls for it.) Wrapping over also stacks weight on the wall and can seal moisture against it. A true tear-off costs more up front and hands you a wall that's sound from the sheathing out.

Choosing what goes back on

We install a range of systems and would rather talk trade-offs at your house than push one product over the phone:

• James Hardie fiber cement — noncombustible and dimensionally stable, with a factory finish that holds color under inland UV (see the Dublin James Hardie page)
• Fiber cement — the broader category if you want other manufacturers in the mix
• LP SmartSide — engineered wood with a warmer grain
• Vinyl — the lower-maintenance pick where the home and the HOA guidelines suit it

We also hang CertainTeed and wood siding, plus aluminum. On an east-Dublin home the material choice often has to clear an HOA's approved list before anything else — more on that below.

Permits, and the Dublin approval you might not expect

A full re-side is permitted work through the City of Dublin — the Building Division issues the building permit, and we handle that submittal. The wrinkle particular to Dublin is on the planning side: the City routes façade modifications and exterior repainting through a Site Development Review with the Planning Division, though minor work can qualify for a waiver, so it's worth a quick check with a City planner when a re-side changes the look of the house. On top of that, most of east Dublin's neighborhoods sit under an HOA, which typically has its own architectural-review process and an approved palette of materials and colors. We plan for both tracks early, because they drive the timeline as much as the construction does.

What drives the cost

We don't post prices, because no two walls are alike. The real drivers are the size of the house and number of stories; the material and finish you choose; how much concealed substrate repair turns up once the old siding is off; window and trim integration; and, in Dublin specifically, any HOA or Site Development Review approvals that shape the material and color decision. A walkthrough is the only honest way to price it.

Do I need a permit to re-side my Dublin home? Yes — a full re-side is permitted through the City of Dublin Building Division, and we handle the submittal. If the work changes the exterior appearance, the City's Planning Division may also want a Site Development Review, and in most east-Dublin neighborhoods your HOA will have its own approval step. My house is in Dublin Ranch and it's not that old — is a re-side even worth it? Sometimes the smarter move is a targeted repair; sometimes builder-grade cladding is fading or failing enough that a re-side with a better material and finish is the better long-term spend. Should I re-side over the old material to save time? For Dublin's older west-side homes especially, we almost always recommend tear-off, because it's the only way to inspect and correct the sheathing, weather barrier, and flashing. Layering over hides exactly the problems that shorten a wall's life.

How long does a re-side take? It depends on the home's size, the material, how much substrate repair we find at tear-off, and how quickly permits and any HOA approval clear. We give you a realistic window after measuring — not before.
