Clayton is a small city wrapped around the base of Mount Diablo, and the homes here reflect it: hillside lots in Dana Hills and Dana Ridge, the Keller Ranch and Oakhurst developments off the 1990s golf-course build-out, and older tract and semi-custom houses from the 1970s and '80s subdivisions. Bay Area Siding Company is a Larkspur-based siding and window contractor, and we re-side these homes the whole way through — pulling the old cladding, checking what's behind it, and rebuilding the weather layer before new siding goes up.

Planning a re-side? Request an estimate or call (415) 619-5167 and we'll walk your walls with you.

Re-siding a foothill home has its own considerations

A lot of Clayton's housing stock is now 30 to 50 years old, which is squarely the age when original cladding starts to give up — hardboard and early composite panels that swell at the edges, wood that has been repainted one too many times, or aluminum that has chalked and dented. On the slopes above town, sun and heat work on the south- and west-facing elevations hardest, and homes tucked against the open hillsides catch wind-driven debris and dust that a flatland house never sees.

A few signals that it's time to replace rather than patch again:

  • Boards or panels that flex, buckle, or have swelled and split along the bottom edges
  • A fresh paint job that's already peeling or blistering a season or two later
  • Trim or fascia soft enough to take a screwdriver, or dark staining that keeps coming back
  • Gaps opening at corners, windows, and transitions where caulk no longer holds
  • Dated T1-11, hardboard, or aluminum that has simply reached the end of its life

What tear-off actually exposes — and why it matters more on a hillside

Covering new siding over failing material is tempting because it looks cheaper, but it seals in every unknown. When we take the existing cladding off, we're looking at the sheathing and substrate, the water-resistive barrier (WRB), and the flashing at windows, doors, and wall penetrations — the parts that actually keep a wall dry. On homes from this era, the WRB is often thin, torn, or lapped the wrong way, and flashing at openings may never have been detailed properly to begin with. Finding a soft spot in the sheathing or a rot pocket below a window is common, and it's far cheaper to correct with the wall open than to chase a leak later.

(To be clear about scope: an ordinary re-side removes the cladding down to the sheathing and weather barrier. Framing and studs only come into play if the sheathing itself has to be replaced — a bigger job we'll flag if we find it.)

Choosing the material

We install a full range of siding and can talk through the trade-offs at your house rather than over the phone:

We also work with wood, T1-11, and aluminum. Material choice in Clayton isn't only about looks: with much of the city now mapped in a high fire-hazard area (more below), noncombustible options carry real weight on foothill parcels — something worth deciding early because it shapes the whole conversation.

Permitting and how a Clayton job goes

The City of Clayton contracts its building function to the Contra Costa County Building Division, which handles plan check, permits, and inspections for work in the city. Exterior alteration work is permitted through the County, so we confirm the exact permit scope for your project with them before we start — you're not left to sort that out.

The work itself is straightforward once scoped: we measure and write a clear scope, pull the permit, tear off and inspect the substrate, install and detail a fresh WRB and flashing, hang the new siding to the manufacturer's specs, then finish the trim and walk the whole job with you. Timeline depends on the size of the home, the material, and whatever the tear-off turns up.

What moves the price

There's no honest online number for a re-side, because the cost lives in the details: how many stories and how tough the hillside access and staging are; how much concealed substrate repair shows up once the wall is open; the siding system and finish you choose; whether fire-zone assembly detailing applies to your parcel; and whether you're integrating window replacement at the same time. A walkthrough is the only way to price it right.

FAQ

Do I need a permit to re-side a house in Clayton? Exterior work in Clayton is permitted through the Contra Costa County Building Division, which the city contracts for plan check, permits, and inspections. We confirm the exact permit scope for your re-side with the County before the job starts.

My home is up in Dana Hills / the Diablo foothills. Does that change my siding options? It can. Cal Fire's updated maps place much of Clayton in a Very High Fire Hazard Severity Zone, and in designated fire-hazard areas California Building Code Chapter 7A can require noncombustible or ignition-resistant exterior assemblies. Whether it applies depends on your parcel and the scope of work, so we check that with the County before speccing material.

Is it better to re-side over the old material or tear it off? For homes of Clayton's typical age we recommend full tear-off. It's the only way to see the sheathing, confirm a sound water-resistive barrier, and correct flashing — covering over just hides what's failing and adds weight to the wall.

How long does a re-side take? It depends on the home's size, the material, hillside access, and any substrate repair found at tear-off. We give you a realistic window once we've measured and scoped the job.
