A lot of Cambrian Park was built in one long stretch of the 1950s and '60s — ranch and tract homes that went up when the orchards came out, most of them wearing their first or second generation of cladding. That original wood lap, T1-11 sheet siding, or early hardboard has now had six or seven decades of Santa Clara Valley sun and winter rain, and a good share of it is simply worn out. Is it time to re-side, or can this be patched?

There's a point where sinking more money into an old wall stops paying off. On a Cambrian Park home from the tract era, these are the signals that the exterior has reached it:

What comes off, and what we actually get to see

The reason a full tear-off beats siding over the top of what's there is visibility. Pulling the old cladding exposes the sheathing and substrate underneath, plus the water-resistive barrier (WRB) and the flashing at windows, doors, and wall penetrations — the parts of the assembly that keep water out and that you can't judge with the old siding still hanging in the way. On homes of this vintage the building paper is often brittle or missing stretches, and flashing details that were minimal to begin with can be corrected while the wall is open. (Framing only comes into it if the sheathing itself is failing and has to be removed too — a bigger scope we'll flag if we find it.) Cladding over the old material buries all of that and adds weight and trapped-moisture risk on top.

The permit question here is genuinely local

San José requires a building permit to replace the siding on a house — the City's own guidance is that a permit is required to replace the stucco or siding on an existing home, with only small repairs under about 10 square feet exempt. A straightforward like-for-like re-side on a single-family home can often move through the City's over-the-counter service.

The wrinkle specific to Cambrian Park: most of the area is inside the City of San José, but there are still unincorporated Santa Clara County pockets, and one slice was annexed into Campbell back in 2012. Who issues your permit — and whose rules apply — depends on which side of those lines your lot falls. How the job runs and what moves the price

Once you're comfortable with the material, a typical replacement runs: a measured walkthrough and written scope, permitting through the correct authority, tear-off with a real look at the sheathing and WRB, any substrate or flashing repair the wall turns out to need, a fresh weather barrier and flashing, installation to the manufacturer's spec, then trim, finish, and a walkthrough with you at the end. It doesn't have to be a rigid checklist — a small single-story ranch is a very different job from a two-story with a lot of window openings.

On cost, we don't post prices because the number is driven by the house: square footage and number of stories, how much rot or substrate repair shows up once the old cladding is off, the material and finish you choose, the amount of trim and window integration, and site access. Do I need a permit to re-side my Cambrian Park home? Covering over hides the sheathing, WRB, and flashing — exactly the parts that need inspecting on a 60-year-old wall — and adds weight and moisture risk. Tear-off is the only way to see and fix what's underneath.

Is Cambrian Park in a fire hazard zone that limits my siding choices? Cambrian Park is a valley-floor residential area, not one of San José's foothill neighborhoods where Chapter 7A fire-zone material rules drive the decision. It's still worth confirming your parcel's designation, but for most homes here the choice is about durability and appearance rather than fire code.
