When the coast has caught up with your siding

Older wood, hardboard, and T1-11 walls near the ocean tend to fail from the outside in and the inside out at once. The tells worth acting on:

  • Paint that peels, blisters, or chalks within a season or two of a careful repaint — a common sign the substrate is staying wet
  • Boards that cup, split, swell at the ends, or feel spongy when you press them
  • Rust bleeding from old fasteners, or fastener heads that have worked loose in salt air
  • Caulk and trim joints opening up where wind and rain have been driving in
  • Musty smells, staining, or soft spots on interior walls that back up to a weather-facing elevation

One of these might be a repair. Several of them together, on a home that's a few decades past its last re-side, usually points to replacement.

What tearing off actually shows you

The value of a real re-side isn't the new boards — it's the half-day when the old cladding is off and the wall is finally visible. Cover-over jobs skip that entirely and trap whatever is already going wrong. With the siding removed to the sheathing, we can confirm whether there's a functioning water-resistive barrier (WRB) behind it, find dry rot where wind-driven water has been collecting (window heads, sill corners, the base of walls), and see where flashing was undersized or never installed. On a coastal home, the WRB and the flashing details do more to keep the wall dry than the cladding brand ever will. We reset those layers before anything new goes back on. (Framing behind the sheathing is only opened up if we find damage that calls for it — a normal re-side stops at the sheathing and WRB.)

Picking the right material for a salt-air home

Different homes and budgets land in different places, and we'll walk the trade-offs on-site. Where to start:

Whatever the material, near the water we specify corrosion-resistant fasteners and pay attention to clearance and drainage details, because that's what fails first here.

Permits, the coastal zone, and historic review

Re-siding is a permitted project in the city. The City of Santa Cruz Building Division requires a building permit for siding replacement, and the plans have to show the siding going over suitable sheathing with a water-resistive barrier per the California Building Code — with a WRB inspection before the new cladding goes up and a final inspection at the end.

Two Santa Cruz wrinkles are worth flagging early:

  • The Coastal Zone. Much of the city sits inside the Coastal Zone Overlay District. The good news for most homeowners is that ordinary improvements to an existing single-family residence are generally exempt from a separate coastal development permit — but that exemption doesn't extend to homes on a beach, a bluff, a wetland, or seaward of the mean high-tide line, where a coastal permit can come into play. If your lot is right on the water, we confirm that before scoping.
  • Historic districts. Santa Cruz has recognized historic areas — the Downtown, the West Side residential districts, and the Victorian stock around Beach Hill and Walnut Avenue among them. A home in one of those may need Planning Division historic review for exterior changes, which can shape approved profiles. We plan for it rather than run into it.

Hillside and outlying parcels: the 2020 CZU Lightning Complex burned in the mountains above the city — Bonny Doon, Boulder Creek, and the areas along Empire Grade — and came within about a mile of the UC Santa Cruz campus before firebreaks held it back. The developed coastal core wasn't burned and is driven mainly by marine exposure, but a parcel on the wooded upper edges of the area can carry a fire-hazard or WUI designation, and the city's siding worksheet asks applicants to note when a project is in a WUI area. Where a fire-hazard designation genuinely applies, California Building Code Chapter 7A can govern the exterior wall covering and favor noncombustible or ignition-resistant materials. Whether it applies to your parcel depends on the mapped designation and the scope — we confirm it with the city rather than assume.

How the job runs

After a walkthrough and measurements, we put the scope in writing, pull the permit, and schedule the tear-off. From there it's substrate inspection and any rot repair, then WRB and flashing, then installation to the manufacturer's clearance and fastening specs, and a final walkthrough with you. Timeline depends on the size of the house, the material, and what the tear-off turns up — we give you a realistic window once we've seen the walls.

Cost drivers, honestly: the amount of hidden substrate repair found at tear-off, the number of stories and site access, the material and finish you choose, corrosion-resistant detailing near the water, and any historic-review requirements. We don't post prices because none of that is knowable until we've looked.

FAQ

Do I need a permit to replace siding in Santa Cruz? Yes. The City of Santa Cruz Building Division requires a building permit for siding replacement, and the work is inspected — including a water-resistive-barrier inspection before the new siding is installed. We handle the permitting.

My house is near the water. Do I need a coastal development permit too? Usually not just to re-side. Ordinary improvements to an existing single-family home are generally exempt from a coastal development permit, but homes on a beach, bluff, wetland, or seaward of the mean high-tide line can be an exception. If your lot is right on the coast, we confirm it before we scope.

Should I re-side over the old material to save money? On an older coastal home we don't recommend it. Covering over hides the WRB, the flashing, and any dry rot the salt air and damp have already started — the exact things a tear-off lets us find and fix. You end up paying later for what you couldn't see.

Does my home being in a historic district change anything? It can. Homes in the Downtown or West Side historic districts, or among the Beach Hill Victorians, may need Planning Division historic review for exterior work, which can affect approved siding profiles. We factor that into the plan up front.
