A lot of Rohnert Park's housing was built in a single, fast stretch of the 1960s and '70s — the alphabetized "sections" that spread east of Highway 101 as the city grew from farmland into one of Sonoma County's first fully planned communities. Sixty-odd years on, the original cladding on many of those homes is simply worn out. When a re-side beats another repair

If your home is one of the early tract or ranch builds — original T1-11 plywood panel, hardboard, aluminum, or a stucco-and-wood-trim mix that's had a few paint cycles — there's a point where patching stops paying off. The tells:

  • Panel seams that have opened up, or T1-11 grooves that are checking and delaminating at the bottom edge
  • Trim and fascia you can sink a screwdriver into, especially where gutters have overflowed
  • Paint that blisters or peels within a season or two no matter how well the surface was prepped
  • Hairline-to-open cracks in stucco that keep coming back, or a hollow sound when you tap
  • Interior clues — musty closets on an exterior wall, staining below a window

One or two of these is often a repair. Several together usually mean the wall system, not just the surface, has aged out.

What's actually behind the siding

The reason we recommend tearing off rather than furring over and re-cladding is that the cladding is the part you can already see. What you can't see is the sheathing and the water-resistive barrier (WRB) behind it, plus the flashing at windows, doors, and wall penetrations. On homes from this era, the WRB is often a single layer of building paper that has done its job for decades and is due, and flashing details that predate current practice. Pulling the old siding off — down to the sheathing and substrate, not the framing — is the only way to inspect that layer, dry out and repair any soft spots, and rebuild the water management before new siding goes on. Covering over skips all of that and adds weight the wall wasn't designed to carry.
