Few Peninsula cities pack as much variety into one ZIP range as Redwood City. A crew can spend the morning on a downtown Victorian near Courthouse Square and the afternoon on a low-slung mid-century in Farm Hill — two completely different wall assemblies. Bay Area Siding Company is a Larkspur-based siding and window contractor, and full siding replacement is core to what we do: pulling the old cladding, checking what's behind it, correcting the water details, and re-siding to the manufacturer's spec.
Thinking about a re-side? Request an estimate or call (415) 619-5167 and we'll walk your walls with you.
Redwood City's oldest homes predate modern weather-barrier practice, and its bayfront neighborhoods sit in a punishing salt-and-wind environment. Both age out siding on their own timelines. A re-side, rather than another repair, usually makes sense once you notice:
Adding a fresh layer over failing siding buries the questions that actually matter: is the sheathing dry, is there a working weather-resistive barrier, was the flashing ever detailed correctly? On an older Redwood City house — and on a salt-exposed one in Redwood Shores — those answers only surface once the wall is open. Cover-overs also stack weight on the framing and can trap moisture against the very material you're trying to protect. Tearing off costs more at the outset and leaves you with a wall that's sound from the sheathing out.
We install a range of systems and talk the trade-offs through on site — because the right call in Emerald Hills isn't the right call on the water in Redwood Shores. Starting points:
On the western hillside, material choice carries a fire-code dimension we cover below; near the bay, it's more about resisting salt and wind-driven wet.
Permitting. As the seat of San Mateo County, Redwood City runs its own permitting through the Community Development Department's Building Inspection & Code Enforcement division. A building permit is required for work that isn't exempt under California Building Code Section 105.2, and a re-side generally falls on the permit side of that line. Because scope determines the exact submittal, we confirm it with the Building Division (they publish a direct line at (650) 780-7350) rather than guess.
The western hills. The city's higher, wooded western edge — the Emerald Hills area and the slopes above Cañada Road — carries genuine wildland exposure, and California's 2025 Fire Hazard Severity Zone maps reshaped those boundaries across San Mateo County. Where a parcel is mapped in a fire-hazard zone, California Building Code Chapter 7A governs the exterior wall covering and leans toward noncombustible or tested ignition-resistant assemblies (the state's SFM 12-7A-1 test standard covers siding and sheathing). Two things make this worth handling early: the requirement depends on your parcel's designation and scope, and some Emerald Hills parcels sit in unincorporated county rather than the city, which changes who your permit authority is. We confirm both with the AHJ before speccing.
The bayfront. Redwood Shores is a different world entirely — built up in the 1960s on reclaimed salt-pond land at roughly seven feet of elevation, threaded with lagoons and protected by levees. There's no fire zone here; the enemies are salt air, wind-driven moisture, and a low, damp setting. That pushes the conversation toward corrosion-resistant fasteners, disciplined drainage detailing, and cladding that shrugs off salt.
The mild middle. Between the two extremes sits the Redwood City that earned the century-old "Climate Best by Government Test" arch downtown — a temperate, low-stress climate for a wall. Here the driver is usually the home's age: Victorian and Craftsman stock near downtown, and postwar ranches and Eichlers in Farm Hill and Edgewood, many still wearing original or long-in-the-tooth cladding.

We don't post prices, because no two Redwood City walls are the same job. The real drivers are square footage and the number of stories; how much concealed repair turns up once the old siding is off; the material and finish you choose; access — a tight Emerald Hills hillside lot stages differently than a flat Redwood Shores lot; whether fire-zone assembly detailing applies; and whether you're integrating new windows or trim at the same time. A walkthrough is the only honest way to price it.
Do I need a permit to replace siding in Redwood City? Almost always. Redwood City requires a building permit for work not exempted by CBC 105.2, and a full re-side generally requires one. We pull it and confirm the exact submittal with the city's Building Division.
My house is up in Emerald Hills — does that change my options? It can. Parcels in a mapped fire-hazard zone fall under Chapter 7A, which favors noncombustible or ignition-resistant wall assemblies. Some Emerald Hills lots are also unincorporated county rather than city, so we confirm your parcel's designation and permit authority before recommending a material.
I'm in Redwood Shores — what should I worry about with siding? Salt and moisture, not fire. On reclaimed bayfront land we focus on corrosion-resistant fasteners, careful flashing and drainage, and a cladding that holds up to salt-laden wind. Tear-off lets us verify the wall is dry underneath first.
Re-side or just cover over the old material? For older Redwood City homes we recommend a full tear-off so the sheathing, barrier, and flashing can be inspected and corrected. Covering over hides exactly the problems you want caught.
Call (415) 619-5167 or request an estimate. We'll look at your walls, weigh the materials against your neighborhood, and lay out a clear scope and timeline.
