El Cerrito runs from the flats along San Pablo Avenue up to the ridge neighborhoods below Arlington Boulevard, and the right siding job looks different depending on where your house sits. Bay Area Siding Company is a Larkspur-based siding and window contractor working throughout the East Bay, and we take a re-side from start to finish: pulling the old cladding, checking the sheathing and framing underneath, correcting the weather barrier and flashing, and installing your new siding to the manufacturer's specification.

A lot of El Cerrito's houses went up in the postwar building boom of the 1940s and 50s, which means wall assemblies that predate today's drainage-plane and flashing standards. Once the cladding starts failing in more than one place, patching tends to chase problems around the house rather than solve them. These are the signals we tell homeowners to watch for:
Adding a second skin over tired cladding buries the exact things a re-side is supposed to fix. On a house from El Cerrito's mid-century era, taking the wall down to the sheathing is the only way to see whether there's a working water-resistive barrier back there (many were built with felt that's long past useful), to catch concealed rot before it spreads, and to flash the windows and penetrations the way current practice calls for. Siding over the top also piles weight on the wall and can seal moisture in. Tear-off is more work, but you end up with a wall that's sound behind the finish, not just in front of it.
We install a range of systems and would rather talk through the trade-offs at your house than push one product. A few starting points:
We also work in CertainTeed, natural wood, and aluminum. For homes up toward the ridge, material choice carries a fire dimension too, covered below.
Permitting. Re-siding here goes through the City of El Cerrito Building Division (part of Community Development). A building permit is the norm for siding work, and we manage that paperwork so the job is documented and clean for a future sale.
The hills vs. the flats. This is the split that shapes a lot of El Cerrito re-sides. The eastern ridge — the Mira Vista area and the streets climbing toward Arlington Boulevard — sits in the city's mapped fire-hazard territory, administered under El Cerrito Municipal Code Title 8, Chapter 8.30, "High Hazard Fire Zone." California's 2025 Fire Hazard Severity Zone update actually redrew these lines, shrinking the Very High zone and pushing it further up the hill, while adding separately mapped High and Moderate areas. Because the boundary moved, the honest first step for a ridge or upper-hill home is to confirm your parcel's current designation rather than assume last year's map still applies.
Why that matters for cladding. Where a fire-hazard designation is in force, California Building Code Chapter 7A governs the exterior wall covering, generally steering projects toward noncombustible or tested ignition-resistant assemblies — and it's the whole wall that counts, trim and soffits included, not only the field boards. Whether and how 7A lands on your project depends on your parcel, the product, and the scope of work, so we confirm the specifics with the city instead of speccing on a guess. Down on the flats, fire designation usually isn't the driver; there the conversation is about durability, curb appeal, and matching the mid-century and cottage stock that fills the neighborhoods around El Cerrito Plaza and the Ohlone Greenway.
We don't post prices because no two walls are the same. The real drivers are the size and number of stories, how much substrate repair turns up once the old siding is off, hillside access and staging on the ridge, the material and finish you choose, whether fire-zone assembly detailing is required for your parcel, and how the siding ties into windows and trim. A walkthrough is what lets us price it honestly.
Do I need a permit to replace siding in El Cerrito? Generally yes — siding work is permitted through the City of El Cerrito Building Division. We prepare and carry the permit as part of the job.
My house is up near the ridge. Does that limit my siding choices? It can. Homes in El Cerrito's mapped fire-hazard areas (Chapter 8.30) fall under Chapter 7A, which favors noncombustible or ignition-resistant wall assemblies. Since the 2025 maps moved the boundaries, we confirm your parcel's current status before recommending materials.
Is it worth tearing off, or can you just go over the old siding? For El Cerrito's older homes we almost always recommend full tear-off. It's the only way to inspect and repair the sheathing, weather barrier, and flashing — the parts that actually keep water out.
How long will a re-side take? It depends on the home's size, the material, what we find at tear-off, and permitting. We give you a realistic schedule once we've measured.
Let's look at your walls, talk materials, and map out the process. Request an estimate or call Bay Area Siding Company at (415) 619-5167. Doing windows too? See El Cerrito window replacement, browse the project gallery, or explore our wider East Bay service area.
