What a Sierra winter does to a wall

The failure pattern on high-country siding is different from what you'd see down in the valley. Water is the real enemy, and up here it arrives as snow and ice rather than rain. Snow banks up against the lower courses of siding and stays there for days; when it melts and refreezes overnight, that freeze-thaw cycle works moisture into every seam, split, and nail hole. Ice damming at the roofline sends water back behind trim and cladding. The result, over enough seasons, is swollen and delaminating boards, failed paint, and rot that starts quietly behind the surface long before you can see it.

If you're noticing any of the following, a full replacement usually beats another round of patching:

  • Boards that are cupping, splitting, or spongy near grade and at the north-facing walls that never dry out
  • Paint that peels or blisters within a season or two, especially on sun-blasted southern and western exposures
  • Old T1-11, hardboard, or aging plywood siding that has started to delaminate at the edges

Why tearing off beats siding over the top

It's tempting to lay new material over the old to save a step, but on an Arnold home that hides the exact thing you need to see. A full re-side is generally a permitted alteration, and in designated fire-hazard areas the material and assembly can carry added requirements under the state's wildland-urban interface provisions (California Building Code Chapter 7A). Whether and how those apply depends on your parcel's designation and the scope of the work, so we confirm the specifics with the County rather than assume them. The rest of the process is straightforward: we assess the existing walls and talk through goals, take exact measurements and write a scope, pull the County permit, tear off and inspect, rebuild the WRB and flashing, install to the manufacturer's spec, and finish with trim, cleanup, and a walkthrough. Because winter shuts down exterior work up here, timing the job for the dry season matters, and we plan around it.

What moves the cost

We don't post prices because no two mountain jobs are alike. The honest drivers are the size and layout of the home, how much concealed rot or substrate repair the tear-off uncovers, the material and finish you choose, whether the parcel's fire designation calls for a specific assembly, roof and site access on a wooded lot, and the season.
